    What is the overall sq. ft. of the home? I assume the floor has radiant heating... also I assume everything is on propane? Can one buy the floor plans from you?

    I too want to know the sq. ft of home. Does it have a garage? I really like the way you made the kitchen feel "separate" by using the floating ceiling. Very smart! Have you designed/built any projects outside of WA.

    The living portion of the house is 1,800 sq. ft. while the unfinished studio area is 800 sq. ft. There is no garage, just a 2 car carport at the beginning of the walkway to the front door. It is covered by an extension of the roof plane over that part of the house.

    The floating ceiling also gets the task lighting closer to the work surface and helps with noise attenuation as well as creating a separate space.

    The floor does indeed have radiant heat. Only the cooktop and fireplace are on propane. The boiler is electric which in this area is the least expensive and most efficient option as we get most of our power from hydro electric plants. All fossil fuels have to be brought on island by barge or a private buyout of a ferry crossing so it is quite expensive. The house is rigged for future installation of solar panels for preheating the water for both the radiant and domestic systems.

    I have been getting quite a few requests to sell the plans so perhaps I should. Keep in mind that this design may not work well on other sites. Sometimes it seems cheaper to buy a stock plan but once it has been modified to work with your specific site and needs it may have been better to get a custom design from scratch.     Those are made by Dynamic Windows and Doors in Canada though there are many manufacturers of this type of door.

    I love this house! Would you be able to share a price range per sq. ft. that you would figure on when building a house of this style? I live in Lancaster Co. PA and I've casually looked for properties that would be suitable in my area to build a modern house but it's a very traditional area so I've had quite a bit of concern that I would be able to afford to build this type of house and/or be able to find a builder to build it.

    Price per square foot for custom homes varies greatly depending on the design, fixtures and finishes and especially local labor rates. A custom home, carefully designed with common components can cost the same, sometimes less than a more "traditional" style home. Sometimes a lot that a developer would pass on because it is too difficult, and subsequently cheaper, will lend itself to a custom design. I would suggest finding an architect that you would like to work with and have them give any input on sites that you would consider. They could also steer you towards builders that do this type of construction though it really isn't too different.

    Thank you for the response! I guess I just see well planned, modern with lots of steel and glass and think extremely pricey. I would ask more about the availability of these plans like several others have but the lot that I'm currently thinking about is almost certainly not deep enough. As you pointed out it would quite possibly make more sense to get custom plans especially when there are extreme site considerations.
