The centerpiece of this living room is the 2 sided fireplace, shared with the Sunroom. The coffered ceilings help define the space within the Great Room concept and the neutral furniture with pops of color help give the area texture and character. The stone on the fireplace is called Blue Mountain and was over-grouted in white. The concealed fireplace rises from inside the floor to fill in the space on the left of the fireplace while in use.

Major remodel of entire first floor including the master bedroom. We added a double-sided gas fireplace (facing the master bedroom and master bathroom) with 3D stone surround, reclaimed wood mantel and built-in storage niches. Carpeting was replaced, new window treatments were installed, updated furniture, lighting, bedding and accessories were also added.

Built from the ground up on 80 acres outside Dallas, Oregon, this new modern ranch house is a balanced blend of natural and industrial elements. The custom home beautifully combines various materials, unique lines and angles, and attractive finishes throughout. The property owners wanted to create a living space with a strong indoor-outdoor connection. We integrated built-in sky lights, floor-to-ceiling windows and vaulted ceilings to attract ample, natural lighting. The master bathroom is spacious and features an open shower room with soaking tub and natural pebble tiling. There is custom-built cabinetry throughout the home, including extensive closet space, library shelving, and floating side tables in the master bedroom. The home flows easily from one room to the next and features a covered walkway between the garage and house. One of our favorite features in the home is the two-sided fireplace – one side facing the living room and the other facing the outdoor space. How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

The mood and character of the great room in this open floor plan is beautifully and classically on display. The furniture, away from the walls, and the custom wool area rug add warmth. The soft, subtle draperies frame the windows and fill the volume of the 20' ceilings.

With adjacent neighbors within a fairly dense section of Paradise Valley, Arizona, C.P. Drewett sought to provide a tranquil retreat for a new-to-the-Valley surgeon and his family who were seeking the modernism they loved though had never lived in. With a goal of consuming all possible site lines and views while maintaining autonomy, a portion of the house — including the entry, office, and master bedroom wing — is subterranean. This subterranean nature of the home provides interior grandeur for guests but offers a welcoming and humble approach, fully satisfying the clients requests. While the lot has an east-west orientation, the home was designed to capture mainly north and south light which is more desirable and soothing. The architecture’s interior loftiness is created with overlapping, undulating planes of plaster, glass, and steel. The woven nature of horizontal planes throughout the living spaces provides an uplifting sense, inviting a symphony of light to enter the space. The more voluminous public spaces are comprised of stone-clad massing elements which convert into a desert pavilion embracing the outdoor spaces. Every room opens to exterior spaces providing a dramatic embrace of home to natural environment. Grand Award winner for Best Interior Design of a Custom Home The material palette began with a rich, tonal, large-format Quartzite stone cladding. The stone’s tones gaveforth the rest of the material palette including a champagne-colored metal fascia, a tonal stucco system, and ceilings clad with hemlock, a tight-grained but softer wood that was tonally perfect with the rest of the materials. The interior case goods and wood-wrapped openings further contribute to the tonal harmony of architecture and materials. Grand Award Winner for Best Indoor Outdoor Lifestyle for a Home This award-winning project was recognized at the 2020 Gold Nugget Awards with two Grand Awards, one for Best Indoor/Outdoor Lifestyle for a Home, and another for Best Interior Design of a One of a Kind or Custom Home. At the 2020 Design Excellence Awards and Gala presented by ASID AZ North, Ownby Design received five awards for Tonal Harmony. The project was recognized for 1st place – Bathroom; 3rd place – Furniture; 1st place – Kitchen; 1st place – Outdoor Living; and 2nd place – Residence over 6,000 square ft. Congratulations to Claire Ownby, Kalysha Manzo, and the entire Ownby Design team. Tonal Harmony was also featured on the cover of the July/August 2020 issue of Luxe Interiors + Design and received a 14-page editorial feature entitled “A Place in the Sun” within the magazine.

The living area has an open floor plan with kitchen, living area, and entertainment corner. The ceilings are vertical grain Douglas Fir. French Oak is found in the walls and the TV entertainment system shelves. Flooring in this main area of the home is Jerusalem Gold tile. The built in desk nook allows for every day practicals and the built in nooks and shelves allow for art and knick-knacks to be tastefully displayed. The fireplace is a linear fireplace with custom concrete facade and a walnut mantle. There is a live-edge walnut cantilever indoor/outdoor table with sliding glass barn doors on either side that allows access to the outdoor living-cooking area. The tall frosted-glass pivot doors lead to a separate office and a play room, both off the main living area. The kitchen boasts a custom Spekva counter with waterfall edge.
