An original turn-of-the-century Craftsman home had lost it original charm in the kitchen and bathroom, both renovated in the 1980s. The clients desired to restore the original look, while still giving the spaces an updated feel. Both rooms were gutted and new materials, fittings and appliances were installed, creating a strong reference to the history of the home, while still moving the house into the 21st century. An oversize island in walnut/sap wood holds its own in this large space. Imperial Danby marble is the countertop and backsplash. The stainless Sub Zero Pro fridge brings an exciting industrial note.

Kitchen - contemporary kitchen idea

Designing and engineering this kitchen was a team effort between the owners and E D Enterprises, Inc. A twenty-four foot bearing wall was removed and replaced with a twenty-four foot steel beam to create a more open space. The existing soffits and electrical were removed, as well. The owners were then able to plan the kitchen of their dreams. First, we shored up the second floor and roof, and rerouted the electrical and gas line. Walls were then framed for the new kitchen footprint. The bearing wall was then removed. The new steel was delivered to the home. The steel was raised into position and the steel column was installed and bolted to the foundation. We then framed and dry walled around the steel beam. The original kitchen had the refrigerator sticking out into the kitchen passage area. We installed a built-in Sub-Zero model that only projected to counter depth, and to install a custom wood panel on it matching the cabinetry. This made the refrigerator look like the cabinets and reduced its visual presence. We also moved the range to the center of the side wall space which provided 4 feet of prep area on either side of the range. The soffits were removed from overhead and the cabinets were brought to the ceiling around the kitchen perimeter to gain more storage space.

Built on Frank Sinatra’s estate, this custom home was designed to be a fun and relaxing weekend retreat for our clients who live full time in Orange County. As a second home and playing up the mid-century vibe ubiquitous in the desert, we departed from our clients’ more traditional style to create a modern and unique space with the feel of a boutique hotel. Classic mid-century materials were used for the architectural elements and hard surfaces of the home such as walnut flooring and cabinetry, terrazzo stone and straight set brick walls, while the furnishings are a more eclectic take on modern style. We paid homage to “Old Blue Eyes” by hanging a 6’ tall image of his mug shot in the entry.

We packed all of the luxuries of a larger home into this compact urban apartment renovation. From the spaceous kitchen/living room to the sophisticated bathroom, this small home has it all. We removed walls to open up the kitchen into the large living and dining room, perfect for entertaining. The kitchen includes full size stainless steel appliances, porcelain floor tile, quartz countertops, a glass tile mosaic backsplash, and custom Shaker style island and cabinets in a white satin finish. Midway through the project we decided to install a new through the wall integrated heating and air-conditioning (PTAC) system incorporating the building steam system, which required building and architectural approval. By removing the window air conditioners, we completely improved the light and aesthetic. Tapping into the building's steam heat system also saves money. For another budget saver, we dressed up its factory metal cover by wrapping the baseboard around it.

Project Details: We completely updated the look of this home with help from James Hardie siding and Renewal by Andersen windows.
