The client requested a kitchen that would not only provide a great space to cook and enjoy family meals but one that would fit in with her unique design sense. An avid collector of contemporary art, she wanted something unexpected in her 100-year-old home in both color and finishes but still providing a great layout with improved lighting, storage, and superior cooking abilities. The existing kitchen was in a closed off space trapped between the family room and the living. If you were in the kitchen, you were isolated from the rest of the house. Making the kitchen an integrated part of the home was a paramount request.
Step one, remove the wall separating the kitchen from the other rooms in the home which allowed the new kitchen to become an integrated space instead of an isolation room for the cook. Next, we relocated the pantry access which was in the family room to the kitchen integrating a poorly used recess which had become a catch all area which did not provide any usable space for storage or working area. To add valuable function in the kitchen we began by capturing unused "cubbies", adding a walk-in pantry from the kitchen, increasing the storage lost to un-needed drop ceilings and bring light and design to the space with a new large awning window, improved lighting, and combining interesting finishes and colors to reflect the artistic attitude of the client.
A bathroom located above the kitchen had been leaking into the plaster ceiling for several years. That along with knob and tube wiring, rotted beams and a brick wall from the back of the fireplace in the adjacent living room all needed to be brought to code. The walls, ceiling and floors in this 100+ year old home were completely out of level and the room’s foot print could not be increased.
The choice of a Sub-Zero wolf product is a standard in my kitchen designs. The quality of the product, its manufacturing and commitment to food preservation is the reason I specify Sub Zero Wolf. For the cook top, the integrated line of the contemporary cooktop and the signature red knobs against the navy blue of the cabinets added to the design vibe of the kitchen. The cooking performance and the large continuous grate on the cooktop makes it an obvious choice for a cook looking for a great cook top with professional results in a more streamlined profile. We selected a Sharp microwave drawer for the island, an XO wine refrigerator, Bosch dishwasher and Kitchen Aid double convection wall ovens to round out the appliance package.
A recess created by the fireplace was outfitted with a cabinet which now holds small appliances within easy reach of my very petite client. Natural maple accents were used inside all the wall cabinets and repeated on the front of the hood and for the sliding door appliance cabinet and the floating shelves. This allows a brighter interior for the painted cabinets instead of the traditional same interior as exterior finish choice. The was an amazing transformation from the old to the new.
The final touches are the honey bronze hardware from Top Knobs, Mitzi pendants from Hudson Valley Lighting group,
a fabulous faucet from Brizo. To eliminate the old freestanding bottled water cooler, we specified a matching water filter faucet.

The 2023 Southern Living Idea House is an oasis on the Tennessee hillside. Bill Holloway and Luke Sippel of Lake + Land Studio had the task of building and designing the perfect home for clients who loved dogs, music, and indoor-outdoor living.
The 5,600-square-foot contemporary Southern farmhouse in Leiper’s Fork was intentionally placed to fit the surrounding natural landscape. Holloway and Sippel wanted the home to feel as though it had always been there.
An important element of Southern living was present in the home’s design and build: porches. The home has a large, covered porch that runs the nearly the entire length of the back of the home on the main floor and one on the lower level. Using Marvin Ultimate multi-slide doors on the porch unified the indoor and outdoor spaces. The multi-slide door has the ability for the door to open fully, seamlessly blending the two spaces.

The sheer shades provide protection from the sun, while the blackout shades provide complete privacy.Custom staggered shades were installed for complete coverage of the corner to corner glass windows. When not in use, the shades are completely hidden inside custom made soffits.
Lighting Control System
The Lutron RadioRA2 Lighting Control provides our clients the ability to customize the level of illuminating ambiance they desire from kitchen to the family room and throughout their entire home. This single-family residential home in Gables Estates, Coral Gables, Florida, successfully pays respect to the architecture of the Mediterranean and Renaissance Italian styles. From the use of courtyards to the high level of detailing, this project emphasizes the most picturesque and expressive qualities of these styles. The residence reflects the visions of two of Coral Gables’ first architects, who designed beautiful and timeless architecture in this garden city to become a lasting piece in the landscape. This project not only captures the breathtaking views of Biscayne Bay, but with timeless style and lush landscaping, it creates a centerpiece for the view from the bay to Coral Gables.
The home is designed as a long gallery, with spaces connected by courtyards and public realms. Another large inspiration for this project was the idea of the garden and landscape. With Coral Gables as a garden city, landscape became an integral part of the conception and design.
The durability of Marvin products, their ability to stand up to the South Florida climate, as well as the Marvin attention to detail and proportion, made them the perfect choice to employ in a project of such high standards. The range of products allowed the freedom of design to explore all possibilities and turn visions into reality. This transitional kitchen brings in clean lines, simple cabinets, warm earth tones accents, and lots of function. This kitchen has a small footprint and had very little storage space. Our clients wanted to add more space, somehow, get the most storage possible, make it feel bright and open, have a desk area, and somewhere that could function as a coffee area. By taking out the doorway into the dining room, we were able to extend the cabinetry into the dining room, giving them their desk area as well as storage and a nice area for guests! A custom appliance garage was made that allows you to have all the necessities right at your hands and gives you the ability to close it up and hide all of the appliances. Trash, spice, tray, and drawer pull outs were added for function, as well as 2 lazy susans, wine storage, and deep drawers for pots and pans.
The homeowner fell in love with the matte white GE Cafe appliances with the brushed bronze accents, and quite frankly, so did we! Once we found those, we knew we wanted to incorporate that metal throughout the kitchen.
New hardwood flooring was installed in the kitchen and finished to match the existing wood in the dining room. We brought the warmth up to eye level with open shelving stained to match.
We love creating with our clients, and this kitchen was no exception! We are thrilled with how everything came together.

The theme of this half mile trail through the woods is evident in the fun, creative and all-inclusive obstacles hidden in the natural flow of the land around this amazing family home. The course was created with adults and children, advanced and beginner athletes, competitive and entertaining events all accounted for. Each of the 13 obstacles was designed to be challenging no matter the size, skill or ability of the athlete lucky enough to run the course.
FOCUS
The focus for this family was to create an outdoor adventure that could be an athletic, social and personal outlet for their entire family while maintaining the natural beauty of the landscape and without altering the sweeping views from the home. The large scale of the challenging obstacles is camouflaged within the landscape using the rolling hills and mature trees as a natural curtain in every season. The beauty of the course does not diminish the functional and demanding nature of the obstacles which are designed to focus on multiple strength, agility, and cardio fitness abilities and intensities.
STORAGE
The start of the trail includes a raised training area offering a dedicated space clear from the ground to place bags, mats and other equipment used during the run. A small all-terrain storage cart was provided for use with 6 yoga mats, 3 medicine balls of various weights, rings, sprinting cones, and a large digital timer to record laps.
GROWTH
The course was designed to provide an athletic and fun challenge for children, teens and adults no matter their experience or athletic prowess. This course offers competitive athletes a challenge and budding athletes an opportunity to experience and ignite their passion for physical activity. Initially the concept for the course was focused on the youngest of the family however as the design grew so did the obstacles and now it is a true family experience that will meet their adapting needs for years. Each obstacle is paired with an instructional sign directing the runners in proper use of the obstacle, adaptations for skill levels and tips on form. These signs are all customized for this course and are printed on metal to ensure they last for many years.
SAFETY
Safety is crucial for all physical activity and an obstacle course of this scale presents unique safety concerns. Children should always be supervised when participating in an adventure on the course however additional care was paid to details on the course to ensure everyone has a great time. All of the course obstacles have been created with pressure treated lumber that will withstand the seasonal poundings. All footer pilings that support obstacles have been placed into the ground between 3 to 4 feet (.9 to 1.2 meters) and each piling has 2 to 3 bags of concrete (totaling over 90 bags used throughout the course) ensuring stability of the structure and safety of the participants. Additionally, all obstacle lumber has been given rounded corners and sanded down offering less splintering and more time for everyone to enjoy the course.

This cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area and screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing.
Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for a shower and water closet.
Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. The rear-facing exercise has great views of the lake through a set of windows that overlook the copper roof of the screened porch below.

Through custom programming we were able to provide our client the ability to use both TVs simultaneously. With the ingenuity of our team we created an eye captivating custom designed 4K background scenery of wineries that scroll through the TVs providing an additional WOW factor to this already exquisite room.
Motorized Shades
Motorized shades were installed for the floor to ceiling windows. With easy to use controls, our client can enjoy amazing views or minimize harsh glare on the TVs. The shades are hidden inside custom soffits so they don’t distract from the beautiful view of the landscape or the exquisite design of the room.
