Poppies are a great way to jumpstart a new native garden and absorb extra nitrogen that would otherwise fuel weeds. And they look so cool with terra cotta.

Tucked back into the hill behind the beach at Wategos Byron Bay, ‘The Wing House’ as it is known occupies a commanding position with great views out to Julian Rocks. The slope is steep and the house is positioned at the rear of the block so the garden needed to enhance the entrance experience; help absorb the house into the terrain and simplify the outlook from the house to the ocean. The structural gestures in the garden are subtle with emphasis on natural materials of local origin and plant material that was cohesive with the natural surrounds and requiring minimal maintenance.

Over a span of two years we completed several projects at this Tokoma Park, Maryland property. We cleaned up the backyard, renovated an existing swale, and installed water loving plants. The following year, we replaced the old pea gravel driveway with a permeable paver driveway. While doing the driveway we encountered spongey clay that was saturated from a leaking water line. We had to install concrete piers down to virgin soil to bear the weight of the walkway. The driveway excavation had to take into account the root zones of large trees. To avoid the surface roots we used a minimal excavation design. Our ultimate goal with this project was to ensure that the new walkways provided a safe and comfortable path for the homeowners and guest to get from their cars to porch whether parked along the street or in the driveway. To provide an extra layer of security, we added low-voltage lighting to accent trees and light the walkway, which were programmed to come on at dusk and turn off automatically at dawn. The new plantings are native species including River Birch, Swamp Hibiscus, Blue Flag Iris, and Common Rush, that are adapted to growing in wet soils. The permeable paver driveway will reduce runoff by storing rain in gravel base while allowing it to be absorbed into the soil below. The paver surface eliminates the tracking of pea gravel into the house while allowing heels to walk on it without sinking in. The swale handles runoff from all the uphill properties and the gravel keeps it from becoming a soggy mess. 
 During seasonal months, snow and leaf removal are greatly eased by having a hard surface to shovel or rake. The permeable pavers used are Techo-Bloc Villagio in Shale Grey and we installed a granite Belgian block border. We replaced existing broken concrete walkway with new curving flagstone walkway and connected the front steps to the driveway and side steps. All projects were consulted with the City of Takoma Park’s Urban Forest Manager, and the Montgomery County Historical Preservation Commission.

Above a newly constructed triple garage, we created a multifunctional space for a family that likes to entertain, but also spend time together watching movies, sports and playing pool. Having worked with our clients before on a previous project, they gave us free rein to create something they couldn’t have thought of themselves. We planned the space to feel as open as possible, whilst still having individual areas with their own identity and purpose. As this space was going to be predominantly used for entertaining in the evening or for movie watching, we made the room dark and enveloping using Farrow and Ball Studio Green in dead flat finish, wonderful for absorbing light. We then set about creating a lighting plan that offers multiple options for both ambience and practicality, so no matter what the occasion there was a lighting setting to suit. The bar, banquette seat and sofa were all bespoke, specifically designed for this space, which allowed us to have the exact size and cover we wanted. We also designed a restroom and shower room, so that in the future should this space become a guest suite, it already has everything you need. ​ Given that this space was completed just before Christmas, we feel sure it would have been thoroughly enjoyed for entertaining.

THE SETUP “You have to figure out how to rebuild a life worth living,” Basia Kozub’s client says. Her husband passed away suddenly three years ago. The previous owner was an inside smoker of 60 years, walls were stained with nicotine and a strong smell filled the home. Special preparation was needed to properly seal the substrate to block all nicotine stains and prevent tar from absorbing into our finish coat. A special shallac primer was used which blocked all stains and stench and provided a sound surface for our finish coat to adhere to. After painting was completed it couldn't be noticed it had been filled with with 60 years of daily smoking.

This project started as a kitchen remodel but evolved into a partial redesign and home refresh. Both interiors and exteriors were reimagined to update this traditional Spanish home into a transitional retreat. The common area floorplan was redesigned to absorb the previously underutilized formal spaces into everyday areas. A large walk-in pantry was added while the kitchen flows from the family room to the dining area, with sightlines from the front and back of the home. Architectural elements such as ceiling details and the central staircase were redesigned to fit the home's original character while still feeling updated. The bedrooms and bathrooms were revitalized upstairs with all-new finishes, making the entire home feel fresh and new. Great combination of using back wood wall panels for warmth of space with modern and light colored racking in front. No conflict in mixing these 2 elements so you get the awesome ambiance desired. The light grey racks with steel cables, acrylic hooks and low iron glass let the wine standout and even float; the less structure "signature" the better, versus thick heavy wood shelving. Although some of the LED lighting is absorbed by the darker wood panels, the warm white strips wash evenly the complete space. This key wine display solution with lighted tasting counter results in a work of art upon entrance to the home and a experiential ritual in selecting, opening and tasting wine with friends. A homeowner who we’d worked with previously (a bathroom we’d remodeled for him was named ‘Bathroom of the Year’ by Boston Globe Magazine in 2007.) contacted us with a new project in mind. Following a divorce and second marriage, he and his family had moved into mid-sized home that felt too cramped for two adults and four children. Working within its existing frame, we set to work creating a more functional and pleasant living experience. The family’s main gathering area is the kitchen. We began improving the space by absorbing square footage from what had been a mudroom/laundry area behind the kitchen. This allowed us to introduce an island, creating a focal point for meal prep, cooking, and socializing. New custom cabinetry increased storage. We added a homework nook for the kids. Wider openings to the foyer and the dining room made flow between spaces easier. At the home’s entry, we re-treaded and re-finished the staircase, adding new railings and newell post. An orange fiberglass exterior door contrasts playfully with the home’s deep blue exterior. Finishing the basement allowed the introduction of a new laundry area, a cozy family room/kids play space, and a workshop. In this last space we reconfigured some kitchen items that had been ordered but were unusable due to a last-minute change in plans, including a cabinet now used for tool storage and a wall panel that became a workbench. On the home’s second floor, one bedroom had been accessible only by passing through another bedroom. The family’s two teenage children had been enduring this arrangement via solutions that included placing duct tape along the floor to mark passage boundaries. We were able to give each child much-desired private space by borrowing square-footage from a closet and carving out a hallway with separate entries for each room. Recently I visited a client in the town of Maidenhead, Berkshire who needed assistance restoring a very dirty pitted Limestone tiled floor which had suffered over the years due to poor maintenance choices. The pressures of a busy family life had, understandably, prevented my client from undertaking regular cleaning and the products and methods used for cleaning were by and large unsuitable for this type of natural stone. In addition, the pits in the tiles had been filled with grout; however, they were not flush to the tile and therefore a large amount of soil had collected in the pockets. The result was a Limestone tiled floor in considerably poor condition that was increasingly difficult to keep clean. My client had tried and tried to get the floor clean, using methods such as scrubbing with toothbrushes, steam cleaners, and mopping – but they weren’t getting anywhere! I explained to my client that steaming is, in fact, one of the worst cleaning systems to use on natural stone floors. Steam not only damages sealers, it also thins out greasy soils. Some of these soils are absorbed onto the domestic microfiber pads, however a lot of the soil becomes thinner allowing it to penetrate deeper into the pours of the stone and grout. This in itself starts the vicious circle to rapidly soiled and dirty tiles and grout. This happens because the grease soils magnetise dirt! My first task in the cleaning process was to mix a strong solution of Tile Doctor Pro-Clean, which is a high alkaline cleaner. This solution was applied liberally across the entire Limestone tiled floor and grout. It was allowed to dwell for 30-40 minutes, giving it time to seep into the stone to get underneath and lift the ingrained dirt to the surface. During this time, I scrubbed the grout lines using a specialist stiff grout brush. The Limestone tiles were then scrubbed with heavy mechanical rotary agitation machine. I then gave the floor a thorough rinse using the latest in cleaning and capture technology, which involves firing hot water at high pressure in a spinning motion across the floor, in effect blasting away the ingrained soils from the grout and pitting in the limestone. The high pressure is delivered from a system mounted inside my van which also contains waste tanks to capture the extracted soiled water. After being allowed to dry thoroughly for 24 hours, I returned to seal the floor with Tile Doctor Colour Grow which would have brought out the deep colours in the stone, however after discussing the options with the client it became clear that they wanted to keep the floor looking as light as possible so Tile Doctor Ultra Seal was applied. Ultra Seal is a natural look impregnating sealer that soaks into the pores of the stone and protects it from within. The floor now looks fantastic and the sealer should ensure it remains looking that way for some time to come and before leaving I made sure to provide my client with some professional maintenance advice. Terren Landscapes http://www.terrenlandscapes.com 2014 PLNA Awards for Landscape Excellence Winner Category: Residential $120,000 & Over Award Level: Silver Project Description: The goal of the Vaccaro project was to change the existing non-functional landscape into multiple entertainment spaces while working within the tight confines of impervious coverage requirements. The project consisted of removing, redesigning and re-installing existing hardscaping, front and rear, reconfiguring the driveway to accommodate more parking, handling storm water on-site, and increasing the aesthetic appeal of the property. The client was remodeling the home in the theme of a rustic French country estate and in our design we endeavored to adhere to this chosen theme. The existing driveway was a circular driveway located off of the main axis of the front door. Reconfiguring the driveway improved vehicular flow, provided additional parking, and reduced impervious space. By consolidating the parking to the side of the house where the garage is located, we maintained the French theme in encouraging arriving cars to pull up closer to the home's entry. We also worked with the architect in the renovation of the home to position the garage windows so that they were placed in the voids of the arbor we constructed over the parking spaces by the garage. The rustic arbor creates a vertical element and delineates the pedestrian walkway from vehicular traffic. The main walkway spans the front of the home so that it extends down to the parking area to guide visitors to the main entrance. To handle the storm water generated by the driveway, we installed a rain garden, which was placed in the front right side yard. The rain garden area was excavated, the soil in the planting areas was heavily amended with compost, sand, and diatomaceous earth, and mostly native plant material was installed to help absorb excess water. In the bottom-most area of the basin filter fabric was laid to help prevent migration of the stone into the soil and decorative stone was spread to slow the flow of water. Storm water is held until it successfully infiltrates the soil, and the plant material provides a natural habitat that supports butterflies, birds, and beneficial insects. The existing front patio was removed and the size increased to make the space more functional. To increase function and circulation we worked with the architect to create a dining room that extends to the out-of-doors by adding French doors to the front of the home, which open to the new gravel front terrace. The homeowner desired a planting scheme that would create delineation between the front yard and the gravel terrace without blocking the morning sunlight. To achieve this we chose standardized Physocarpus 'Diablo' to compliment the warm cream-colored stucco of the home and provide structure to the patio space. In the rear of the property we removed the existing brick patio and installed a dry-laid quartzite patio that nicely compliments the cream-colored stucco. We redesigned the rear patio space using 45 degree angles to represent the old French design theory of bisecting spaces with diagonals. Utilizing this design theory created more interesting patio spaces and allowed us to soften the sharp angles by planting the negative spaces between the house and patio. Seat walls were also designed and installed to create more seating without sacrificing impervious space. Per the homeowner's wishes, we also designed a separate area in the rear of the yard for a natural boulder fire pit, which is located along the axis of the kitchen window. Half of the ring utilizes boulders for seating for a small gathering while the other half allowed the homeowner's addition of colorful Adirondack chairs to finish the fire circle. Incorporating the French theme throughout, we also designed and installed a small vegetable garden in the side yard so the homeowner could grow her own vegetables and herbs. This contemporary kitchen was in need of a lighter and brighter counter top and backsplash. The black granite on both was absorbing all the light and distracting from the beauty of the newly refaced bamboo cabinets. A pallet of light grey and charcoal grey Silestone quartz counter tops were installed with a suede finish. The glass mosaic backsplash adds interest, texture and color. Now the kitchen and adjoining hutch and hall cabinets reflect the style of the rest of the home.

This lower level space started off as a storage space for inherited household furniture and miscellaneous infrequently used items. Pierre Jean-Baptiste Interiors reimagined the space as it now exists using some of our clients few requirements including a stage for the family comedians at the rear of the lower level, a movie screening area, a serving table for frequent soiree’s, and cozy resilient furnishings. We infused style into this lower level changing the paint colors, adding new carpet to absorb sound and provide style. We also were sure to include color in the space strategically.
