We were approached with a request to design the furnishings for an existing ‘finished’ apartment. The intention was to move in relatively fast, and the property already had an existing marble floor, kitchen and bathrooms which had to be kept. The property also boasted a fantastic 270 degree view, seen from most of the apartment. The clients had a very important role in the completion of the project. They were very involved during the design process and through various decoration choices. The final design was kept as a rigid guideline when faced with picking out all the different elements. Once clear of all previous furniture, the space felt cold and bare; so we immediately felt the need for warmth, and raw, natural elements and textures to complement the cold marble floor while visually tying in the design of the whole apartment together. Since the existing kitchen had a touch of dark walnut stain, we felt this material was one we should add to the palette of materials to contest the stark materials. A raw cement finish was another material we felt would add an interesting contrast and could be used in a variety of ways, from cabinets to walls and ceilings, to tie up the design of various areas of the apartment. To warm up the living/dining area, keeping the existing marble floor but visually creating zones within the large living/dining area without hindering the flow, a dark timber custom-made soffit, continuous with a floor-to-ceiling drinks cabinet zones the dining area, giving it a degree of much-needed warmth. The various windows with a stupendous 270 degree view needed to be visually tied together. This was done by introducing a continuous sheer [drape] which also doubled up as a sound-absorbing material along 2 of the 4 walls of the space. A very large sofa was required to fill up the space correctly, also required for the size of the young family. Services were integrated within the units and soffits, while a customized design in the corner between the kitchen and the living room took into consideration the viewpoints from the main areas to create a pantry without hindering the flow or views. A strategically placed floor-to-ceiling mirror doubles up the space and extends the view to the inner parts of the apartment. The daughter’s bedroom was a small challenge in itself, and a fun task, where we wanted to achieve the perception of a cozy niche with its own enclosed reading nook [for reading fairy tales], behind see-through curtains and a custom-ordered wall print sporting the girl’s favorite colors. The sons’ bedroom had double the requirements in terms of space needed: more wardrobe, more homework desk space, a tv/play station area… “We combined a raised platform area between the boys’ beds to become an area with cushions where the kids can lay down and play, and face a hidden screen behind the homework desk’s sliding back panel for their play station”. The color of the homework desk was chosen in relation to the boys’ ages. A more masculine material palette was chosen for this room, in contrast to the light pastel palette of the girl’s bedroom. Again, this colour can easily be changed over time for a more mature look. A luxurious en suite bath was created within this classic 1925 Portland bungalow by reconfiguring the second story’s original small bedrooms and tiny half bath. In this welcoming new urban boho space, eclectic finishes mingle harmoniously, integrated through subtle repetition of shapes and materials. A furniture-style vanity sets the tone for this luxurious space, introducing materials, colors, shapes, and textures that repeat throughout. Individual walnut hexagons join to create distinctive vanity doors, offset beautifully by horizontal-grain drawers. Topping the cabinetry is a simple concrete countertop with integral sinks. An expansive framed mirror above enlarges and brightens the room. Within the mirror, sconces float, their globes a nod to the hexagons below. Champagne bronze fixtures reflect the warm walnut glow. Nestled into the back corner, a stunning shower features waterjet tiles in a double herringbone pattern, each precisely cut and laid to maintain design integrity at every surface transition. Teak floor tiles and a pebbled niche hint at the classic spa experience. Across from the shower, a large hexagonal window provides a treetop view from the free-standing tub below. The gentle oval of the tub and the beaded chandelier above provide a pleasing contrast to the strong lines surrounding it, as do the softly-shaded pebbles in the full-length niche. Shiplap wainscotting wraps the room, creating an illusion of height in the compact space. Subtle flooring and soft green walls create an understated backdrop for the bold mix of materials, unifying them into a serene oasis. Asking a century-old home to accommodate a modern luxury bath is a tall order. Asbestos-laden plaster and flooring had to be abated. The subfloor had to be leveled and reinforced to increase strength and prevent deflection. Water lines and multiple electrical circuits had to be brought across and up without disturbing a beautifully-paneled ceiling, something we accomplished by firring out stair walls to hide the chases. Our client had visions of a leafy view from her tub, but the new layout eliminated existing windows. Placing a new window was complicated by deep eaves and flat soffits. By pushing the header into the roofline, however, we were able to accommodate a picture window. The flat soffit was replaced by an inverse hip lined with stained tongue and groove cedar, tying it to the bathroom finishes. Bringing materials up a narrow staircase became truly challenging when it was time to install the big items. However, strategic removal of drywall around the landing got the job done. Our attention to detail is showcased in the shower tile, where precise cuts were required at surface transitions to maintain the integrity of a complex double herringbone lay. The project was delivered on time. Savvy layout choices minimized spending on structural changes. Because we were dealing with dormer space, head height was an issue. Raising the ceiling would have been complex and expensive so our design accommodated the constraints – tub on the low outside wall, shower on the full-height interior wall. The vanity spanned the spread, accommodating our petite client on the exterior side and her taller husband on the interior side. An under-eave closet was closed off to create room for both a freestanding tub and a separate shower. Rather than building replacement storage elsewhere, we simply added a new door into the closet from the primary bedroom. This was made possible by absorbing the short hallway separating the existing bed and bathroom into the primary bedroom. This new layout also created an en suite relationship between the primary bedroom and the new bath. We saved additional dollars by selecting a furniture-style vanity rather than using custom cabinetry, and the countertop with integral sinks provided a cost savings over a more traditional quartz countertop with undermount sinks. Affordable shower tiles allowed us to put more money into a dynamic tile layout. The project was delivered within budget.

This lovely landscape sports a poured in place concrete slab patio with drought tolerant sedum plants between the slabs. This sedum mix is sold in sheets then cut to fit but it’s actually grown for green-roof application. It works perfectly in this hot environment too as it is extremely drought tolerant and can go a month without water. Because the water runoff is absorbed between the slabs the patio drainage works perfectly and there are no need for drains.The swimming pool is of the fiberglass variety. Though the initial investment is greater than that of vinyl pools the ROI is greater over a 10 year period. Fiberglass pools retains more heat as the pool shell is all one piece and they don’t ever require a new liner.. This fiberglass pool has cool built-in benching and steps. And there is even a swim jet built into one side great for those cardio blasting swims. The pool interior colour is grey though it shows a soft blue/grey when water is added due to the reflection of the sky and other surroundings. The pool coping is natural stone with rock face edge. The steel arbour was custom made. Metal (steel) was chosen for it’s slim strength as wood placed here would have been too chunky. The best rooms (indoors or our) have a subtle layering of textural elements. To me this landscape needed a structure here to define the “rooms” It will look even better in a few years when the vines reach the top and the Miscanthus on either side reaches its 7′ height!The 12′ x 16′ pavilion is also made of steel and houses an alfresco dining table and sofa set. The pavilions built in cupola makes the warm breezes comfortably pass through with no need for a fan. It’s also sunken 2′ from the pool/patio height and nestled nicely in the corner. I must also mention the large slim planters with “Red Shades” Canna lily within. They are the perfect boldness/balance!Step through the arbor and a linear pond with “floating” natural stone step is revealed! Two smooth flow scuppers are responsible for the quiet waterfalls either side. A wood deck overhangs the pond adding softness to the setting. A modern retaining wall with natural stone cap runs the full width of the pond and pool adding interest and dimension. In the covered outdoor living area this wall is the perfect seat wall - adding lots of extra party seating! The lesson to be learned here is that good design can be applied to any space. This three bedroom duplex apartment is uniquely located at the corner of Gramercy Park. The project involved the renovation of one apartment and expansion into the unit above. The one bedroom apartment upstairs was converted into a Master Suite, while the original Master Bedroom was absorbed into the living room, creating a larger entertainment space to accommodate a piano and a custom bar with a cantilevered counter. A new staircase connecting the existing apartment with the Master Suite is tucked away to maximize open social area. The dark wood floors were continued through the stair to suggest that this had always been part of the original design. Upstairs, the new Master Bedroom faces south overlooking the park with integrated millwork on either side of the fireplace. A built-in bed floats off the floor and adjacent wall. Her closet used space flanking the fireplace for built-in shoe storage, providing a functional yet colorful display when lit. Cove lighting, stretched fabric and frosted glass were employed to provide a warm glow for the spaces when not illuminated by the abundant daylight on both levels. We can't say enough how window treatments can transform a space. Customizing to the room's unique elements is important to maximize your room's full potential. In this dining room, we draw attention to the ceiling structure and wood beam design by custom making the treatments on an angle. Rotating the square medallions also reiterates the angled ceiling so that the eye naturally rests on the architectural details. The adjacent Living Room continues the timeless pattern with floor to ceiling treatments, drawing attention to the ceiling height and crown molding details. Complementing the Home This homeowner approached the experts at Braen Supply to help him select materials for his newly constructed home. The style and design of the house was already completed, therefore, the selected materials needed to complement the features of the home. The homeowner’s one request was to find a patio stone that would emulate a bluestone; however, it would not absorb as much heat as bluestone, allowing swimmers to comfortably move from the pool to the patio without having to worry about shoes. Working With the Experts The experts at Braen Supply were able to find the perfect material to meet the homeowner’s needs and then used that to find materials for the façade, fireplace and outdoor kitchen, while still maintaining a concise look throughout the home. THE SETUP “You have to figure out how to rebuild a life worth living,” Basia Kozub’s client says. Her husband passed away suddenly three years ago. Holidays with family became more important, and she found herself struggling with a 37-year old kitchen that was falling apart. “I made a decision to move forward,” she says. “I went, ‘You know what? I’m redoing the kitchen.'” The big task of getting started was as easy as having a conversation – literally. Basia was on the job, helping the client sort through priorities, wishes and ideas. Basia’s client is 5′ 4″, likes keeping an eye on the kiddoes in the backyard and wanted certain things to have their own place. Also: spice and utensil pullouts on either side of range The clients says every priority and wish box got checked. The highly functional design absorbed everything that used to be in that area of the house, but now those things are out of the way. “In the past, we were all spread out when we gathered for the holidays, because we had to spread out. Now, we’re all in here together, including my 92-year old mother. We’re visiting, cooking, laughing… everyone is here. And I’m really learning how to use these appliances. This kitchen has given me a whole new life.”

These clients love to entertain and host large parties, but their existing kitchen was just too small and outdated. They have a large family with two huge dogs, so we knew we had to create a layout to accommodate everyone. We wanted to open the back wall so that the kitchen could expand into a formal dining room that they rarely used. We were able to remove the built-in pantry, open the back wall, and absorb the entire formal dining room, to create a massive, open, chef’s kitchen. We designed a large eat-in central island built around a 36” gas cooktop with a heavy-duty downdraft pop-up vent. We maximized the cabinetry storage and made the most of every cabinet with pull-out organizers, hands-free trash pull-out, roll-out trays, large pantry cabinets, and gorgeous backlit glass front cabinets. We also created a large stone front bar area complete with a bar sink, double beverage centers, and an ice maker. We added built-in bench seating in the breakfast nook, a custom built-in desk area to utilize the space under the stairs, and refaced the fireplace to match the stacked stone in the bar area.
