Set in the garden beside a traditional Dutch Colonial home in Wellesley, Flavin conceived this boldly modern retreat, built of steel, wood and concrete. The building is designed to engage the client’s passions for gardening, entertaining and restoring vintage Vespa scooters. The Vespa repair shop and garage are on the first floor. The second floor houses a home office and veranda. On top is a roof deck with space for lounging and outdoor dining, surrounded by a vegetable garden in raised planters. The structural steel frame of the building is left exposed; and the side facing the public side is draped with a mahogany screen that creates privacy in the building and diffuses the dappled light filtered through the trees. Our socially engaged, active client transplanted from the East Coast found a charming older home in Minneapolis that provided a home base in a new city. While the home had its charm, the dark interior didn’t provide the uplifting respite she desired. With a busy travel schedule and calendar full of after-hours social events, she was looking for a space to unwind at the end of a long day. She wanted to maximize her time at home, and a place to host friends pre-gala. We transformed an extra bedroom into a happy-hour type lounge with upholstered chairs and bar cart along with her Grandmother’s vanity and privacy screen for the ultimate pre-gala experience. In the kitchen, we replaced the dark cabinetry with open painted shelves to lighten the space and provide convenient access to her glassware, adding sparkle to the room. And perhaps most importantly, her bedroom is now a quiet, peaceful refuge with luxurious details that wrap her in warmth and relaxation. ------- Project designed by Minneapolis interior design studio LiLu Interiors. Inspiration for a coastal bathroom remodel in Los Angeles

This kitchen has zones for the whole family to be together, but engaging in different activities. The extended island offers ample prep space on the kitchen side and adequate seating on the living room side. Eliminating wall cabinets and combining storage into tall cabinets means everything is accessible to family members without tripping over each other in the food prep zone. The wood slat dividers are a nod to mid-century modern, but appropriate for 21st century living. The wood slats create a barrier to the dining room, while allowing light from the large front windows.

This project converted a builder design with entry level finishes into an elegant, "L Shaped", entertaining space that fit the needs of an active family. Off white Omega painted cabinets with a timeless recessed panel door design set the tone for a transitional setting. Lennon granite was used to partner the cabinets with the grey tones in the large format tile splash and the warmth of the oak flooring. A window was removed from the cooking wall to simplify the space and organize the work triangle in a way that guests would know where to sit and multiple cooks could operate without a congested setting. The sink was placed on the large island to allow the cook to be able to engage with the family room and whoever sits at the stools. Products include Thermador / Viking / Wolf appliances, Omega Dynasty Lorring - Magnolia Cabinets, Amerock hardware, and American Hardwood Flooring - red oak flooring.

Composed of three pavilions connected by a series of glass hallways, the single-story residence seeks to create a residential oasis in the heart of Los Angeles. The Western Red Cedar lined guest house/garage pavilion establishes a datum line that carves and connects the two larger volumes of the living and sleeping pavilions, comprised of an oversized charcoal-colored board, batten extira and cement board siding. A deep overhang mitigates solar heat gain and shields from the sun exposure. A walkway of concrete pavers, lined by wild grasses leads to the front door, passing a tranquil courtyard with olive trees. The entry to the house is located within a glass hallway connecting the living pavilion to the west and the sleeping pavilion to the east, establishing a sense of intimate scale before engaging with the other parts of the house. The fluidity between the kitchen, breakfast room and family room, designed for uninterrupted entertainment, creates a harmony of transparency and lightness. One of the main goals of the project was to allow the living experience to engage with as much of the natural landscape of the property as possible. Instead of only externalizing interior spaces, exterior spaces are also internalized. The grounds are interlocked with the interior space and the entire ensemble is activated by the purposeful arrangement of deeply layered sightlines, vignettes and circulation connections. Large windows, skylights, and pocketing doors infuse the home with natural light, reflecting off wooden floors and marble countertops. Outside, the 40-foot-long pool and ample space create a series of outdoor rooms for outdoor entertaining. A minimalist palette of charcoal-colored panels and Western Red Cedar serves as a neutral canvas, complementing the home’s landscape featuring California native species.

Outdoor areas for entertainment and recreation play a key role in offering the residents with varied experiences, each with a function of its own. Engage yourself in open-air activities, take a dive in the pool or go fishing off the docks. To a location that’s celebrated for its marinas and golf courses, this residence checks all factors, defining a home that’s magnetic and fascinating beside a lake. Perched on a hill alongside Lake Austin is a modern expression of residential architecture. Stacked and staggered on a terrain, the ‘Big Horn’ project designed by Motif Architects visualizes an adventurous home that nestles within nature. Every level captures stunning views of the lake that kindle its residents to step out for recreational activities and outdoor entertainment. Arriving by a boat would be the perfect entry to this residence, building momentum and curiosity as you step out onto the docks.
