An extra-long lot presented unique opportunities for DJL Builders to design and build a charming Cape Cod residence for an active couple with diverse interests. The main floor captures every activity required by the homeowners for one-floor living. A home office made private with sliding doors, a master bedroom and bath featuring a walk-in shower surround an open concept kitchen and living/dining area. The work zones of the home - laundry, powder room, mud room are strategically laid out along a stately corridor leading to a three-car garage. The upper level includes two bedrooms, and full bath to accommodate visiting family in a private setting.

This warm, comfortable, and inviting space in Oakland's Dimond district meets the owners’ desire to spend active outdoor time with their dog. They are often outside caring for their garden and harvesting chard, arugula, tomatoes, scarlet runner beans, and more delicious edibles. Our first steps to creating rooms within this sloping space were adding new fencing and a deck, and expertly pruning the existing trees. Random Arizona flagstone patios at two levels and stairways provide comfortable access and space for grilling and outdoor eating. Apple, Fig, and Lemon trees thrive in the sunny microclimate.

Our customers loved the basement in their Oakton home, but it was packed full of sporting equipment for their active family. Plus, while the home had a deck off the main level, it was older and needed repair. The homeowners decided that it was time for updates! They pushed out their basement into the backyard (beneath the original deck) to build a new home gym that could accommodate all their equipment and more. It now rivals any private gym! Above the gym, the deck was transformed into a peaceful and beautiful screened porch, with skylights and plenty of room to relax and entertain.

A 3900+ sq foot home nestled in the middle of the Redwoods designed around an active family of four. Coming from the city, the family decided to forgo their existing furniture and start with a clean slate, which means we got to design the dining room, living room, lower level family room x playroom x wet bar and the primary bedroom. We focused on an earthy palette for the upstairs living spaces, to give a nod to the stunning private 5+ acre forest that sits right outside the property. Durable fabrics and materials were chosen for young children, and a fun mix of color and patterns were the inspiration behind the lower family room x playroom. Set within the grazing fields of an equestrian center, this estate is both a retreat and a playground for an active family. Working with a design team of architects, interior designers, and contractors, we began the project by siting the house within the fields so that it has privacy, views of the horses, and level areas for a large arrival court and rear garden. With three children of various ages, the client was focused on creating a private retreat that would also be a source of entertainment for the children and their friends. A pool, spa, and sports court function equally well for entertaining all ages. A formal arrangement of landscape features is softened with layered seasonal plantings, including a multitude of trees that have been planted to re-establish a native canopy.

• Comprehensive façade renovation, including NYC Local Law 11 filing and Landmarks approval
• Development of new metal-and glass exterior façade enclosure for two penthouse levels

Design elements and features include six multi level paver patios, three permeable paver patios, and a sunken pool bar and kitchen with seating inside and outside the pool. A 20 foot double water falls drops into a pond with glass panels that separate the pool from the pond enabling views of koi. A 24 in. by 30 foot running/trickle water wall over natural stone into the the pool is also features. Additional items include three built-in bistro tables, a 20 foot high boulder wall system featuring perennial garden plantings, and floating boulders built into the pool.
Design challenges included a 12 foot high bar wall engineered with ¾ in. rebar and a solid concrete pour. Lower levels of the patio system were built and excavated below the water table level, so an extensive and creative drainage system was installed. In addition, water pumps were active during construction. Trenching was so extensive under and around the hardscape areas that all soil had to be removed from the site and replaced with compacted clean stone so there was no threat of future settlement. There was over 1500 cubic yards of soil removed from the site and over 1500 yards of aggregate trucked into the site.
