This project has three components, which is all built differently. The main house is a waterfront property at the bottom of a steep cliff. All machine and materials are delivered by barge. Concrete is pumped from the top of the cliff down to the bottom with a 400ft line into a boom pump which was delivered by barge. Due to the challenging access to the site, most of the structural backfill is actually Styrofoam (EPS) backfill. The garage is built from the top of the cliff, with a 27ft tall foundation wall. We needed to excavate to solid bedrock in order to adequately anchor the foundation into the hillside. This tall foundation wall are 10″ thick with a double grid of rebar to retain approximately 350 cu yards of fill. Styrofoam backfill was also used. The deck, which is contiguous with the main floor of the house, is actually 6 feet above the sunken back garden because the property slopes down toward the S in the back. The unstained teak chairs are best brought indoors during inclement weather. However, the composite wood table and Muskoka chair can stay out all year in any kind of weather - it is truly for the 4 seasons. However, composite wood furniture is best kept out of direct sun in the hot weather. Using a parasol, and the shade protection provided by the apple tree, it is possible to avoid overheating the composite wood. The glass panels around the deck enable a clear view into the garden; outdoor living is possible during clement days from April to October.

This bungalow was sitting on the market, vacant. The owners had it virtually staged but never realized the furniture in the staged photos was too big for the space. Many potential buyers had trouble visualizing their furniture in this small home. We came in and brought all the furniture and accessories and it sold immediately. Sometimes when you see a property for sale online and it is virtually staged, the client might not realize it and expects to see the furniture in the home when they visit. When they don't, they start to question the actual size of the property. We want to create a vibe when you walk in the door. 2015 Southwest Regional Design Award Winner! After being told by three pool companies that a pool could not be built on this property, we were contacted. The solution for this project was obvious. The only feasible location was the front of the house. A stucco wall that provides privacy from the street was designed to match the home’s entrance. The wall, as well as the stepping stone entry to the house, provides a dramatic entrance to this residence. As a visitor comes through the gate, they see a 15 foot by 3 foot reflecting pool on their left punctuated by a fire bowl on the far end. In order to get to the front door, visitors actually walk across the stepping stones in the reflecting pool. The pool size was limited by the available space. Walkway space was not of high importance due to the amount of shade in the area. Three sheers on the raised beam are the only water features in the pool yet provide substantial noise that the client desired. By using varying heights of raised beam, multiple levels of landscape planters were created. Both the pool and reflecting pool have all tile interiors, complete automation, and a floor cleaning system. The patio surface is stamped concrete behind the smooth limestone coping.
