ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington.
Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio.
Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater.
Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass.
Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck.
Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space.
Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.

The concept of the garden was based on, “Brazilian Hummingbirds II”, a painting the MFAH has in its collection by the artist, Martin Johnson Heade. Heade travelled to the rainforest in Brazil between 1863 and 1864 and painted a
series of small paintings depicting hummingbirds in the lush foliage of the Brazilian rainforests. His painting, Brazilian
Hummingbirds, II, evokes the sultry atmosphere of the Brazilian rainforest with its misty quality and subtle lighting. His interest in ornithology can be seen in his detailed depictions of the hummingbirds. The garden location is adjacent to one of Buffalo Bayou’s steep, wooded ravines. The ravine, with its native plant communities and topography, is a perfect back-
drop for a garden with a rainforest theme. Because the date for the garden opening coincides with the spring migration of hummingbirds into our region, the hummingbird theme seemed appropriate for this garden competition. The garden will include a variety of tropical plants native to the rainforests such as bromeliads, orchids, heliconia, and passion fruit flowers. In addition, native plants to our region such as the Sabal Minor and Southern Wood Fern will be included to integrate
plants that are found nearby in the ravine. The Heliconia flowers produce considerable amounts of nectar, a high energy food essential for hummingbirds who are known to consume three times their bodyweight in a single day. In addition to nectar producing plants, there will be hummingbird nest materials dispersed throughout the garden. A misty quality to the garden will be provided by a misting system, and tropical colored lights will be lit at night for special events. Visitors to the garden will have a unique sensory experience reminiscent to that of Heade’s travels to Brazil’s rainforests.

Our wine cellar builders took the utmost care in crafting this wine haven. Away from noise or harmful light (LED was utilized to prevent heat buildup), the valuable beverages can age peacefully. LED lights are known to emit low heat, preventing wine spoilage. Moreover, LED lights also consumes less energy than regular bulbs and helps the cooling system to function normally.

The addition of a deck transformed this once boring, lawn-based garden into an oasis for birds and butterflies. This garden will be open to the public as "Tranquil California" on Saturday, April 9th for the California Native Plant Society spring garden tour. This home went from "blah" to beautiful with the addition of a deck and lush, California native plantings. All that boring, time-consuming lawn is gone, making room for bids, bees, and butterflies. Now this garden is a fit habitat for a much wider range of party animals!

A fun, custom and unique creation we designed and constructed which incorporates many facets to your outdoor living experience! With symmetry in mind we still wanted to bring forth a "softness" to this ensemble. Soft arches and curves combined with a balanced layout and symmetrically cut stone. We used one of our favorite types of stone for the facade- an Oklahoma thick flagstone called "Ozark". We installed this in a dry stack pattern for all vertical surfaces other than the sides of the chimney and pizza oven where we used a buff colored mortar to create a shadow joint. A thick Pennsylvania Bluestone was used for the counter top. The intricate "thin flag feather" insets and backsplash is a Tennessee thin flgastone veneer called "Crab Orchard ( gray). This was painstakingly cut and installed piece by piece in a dry stack pattern. Extremely time consuming but gorgeous! The chimney sits app. 12' tall and the pizza oven sits app. 9' tall. Plenty of room in between for the Green Egg, sink, refrigerator, grill and cabinets. Low voltage night lighting was also incorporated into the backsplash as well as surrounding landscape. We also recommend a clean burning wood for pizza ovens. This one is stocked with European White Birch.
These photos do not do this project justice, yet due to the season we will be posting better ones come summer time. Copper planters will also be placed on top of the 16" wide backsplash cap.

First things first…this renovation was certainly a labor of love for everyone involved, from our amazing clients, to the contractors, vendors and us, this project consumed all of us and the outcome is more than Gorgeous. This contemporary home is nestled back in a a great area of St Louis County. A brick ranch with contemporary touches…once adorned glass blocked bar and stairwell, a tiny galley kitchen and a remodeled garage that once housed their “dining and hearth room” but no one ever used that space.
CURE Senior Designer, Cori Dyer took this space, completely and brilliantly re worked the configuration and entire floor plan and layout. Tearing out the dividing wall from the kitchen and what was once the garage, allowed the new kitchen layout to be flipped to the now long perpendicular wall, and created an open mega kitchen with great natural light, double islands, eat in kitchen and seating area, bar and open the great room. You can stand among the space at any point and are able to take in the entire view.
Creating an uber chic space doesn’t happen on its own…it takes intricate design, research and planning. Custom made cabinets, a double island featuring two surfaces a butcher block and unforgettable marble. This clean color palette plays well with the new custom furniture in the great room, creating a seating area that sparks conversations.

Design Builders & Remodeling is a one stop shop operation. From the start, design solutions are strongly rooted in practical applications and experience. Project planning takes into account the realities of the construction process and mindful of your established budget. All the work is centralized in one firm reducing the chances of costly or time consuming surprises. A solid partnership with solid professionals to help you realize your dreams for a new or improved home.
This classic Connecticut home was bought by a growing family. The house was in an ideal location but needed to be expanded. Design Builders & Remodeling almost doubled the square footage of the home. Creating a new sunny and spacious master bedroom, new guestroom, laundry room, garage, kids bathroom, expanded and renovated the kitchen, family room, and playroom. The upgrades and addition is seamlessly and thoughtfully integrated to the original footprint.

Transforming this galley style kitchen into a long, closed in space provided our clients with an ideal layout that meets all their needs. By adding a wall at one end of the kitchen, which we used for additional cabinets and space-consuming appliances, we were then able to build an inviting custom banquet on the other end. The banquet includes useful built-in storage underneath along with large, corner windows that offer the perfect amount of natural light.
The white painted flat panel custom cabinets and white quartz countertops have a crisp, clean effect on the design while the blue glass subway tiled backsplash adds color and is highlighted by the under cabinet lighting throughout the space.

Completed in 2018, this Westlake Hills duplex, designed by Alterstudio Architects, underwent a dramatic transformation by mixing light & airy with dark & moody design. The goal of the project was to create a more intimate environment using a more saturated and dramatic palette. Additionally, it draws from warmer wood tones such as walnut alongside luxurious textures, particularly in navy, dark grey, and emerald green. The end result is an elegant, timeless, and comfortable space conducive to cozying up with a book at the end of a long day.

From left to right, purple coral bells, Penstemon 'Midnight', Coast Live Oak tree, Garrya elliptica 'Evie' (Coast Silktassel) hedge, Muhlenbergia rigens (Deer Grass), Elfin thyme.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood.
INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site.
EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot.
THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place.
HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde.
YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting.
ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements.
RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage.
OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.

Encompassing a range of baluster rails, newel posts and complementary decorative accessories, Outwater's new, maintenance free Cast Stone Balustrade System is manufactured utilizing a unique process that combines a mixture of resins with crushed limestone and impregnated fade resistant textured colors to create balustrades that look and feel just like authentic limestone balusters at less than half of their cost and weight.
Intended for indoor or outdoor applications, which can be assembled by laypeople using traditional carpentry tools without the need for masonry, Outwater's Cast Stone Balustrade System meets the 4-inch sphere code when properly set up, and can be placed on sized dimensional lumber without the need for steel supports.
Moreover, unlike lesser quality balustrade systems, which use regular screws to attach their components, also taking into account that the screws' imminent corrosion renders them as an unsafe means by which to attach baluster rails, Outwater's Cast Stone Balustrade System employs a unique incorporated pipe system, connector pins and spacers to increase the Balustrade System's stability while allowing for a more secure and professional installation with barely perceptible seams.
Offered in 34-in. and 48-in. overall heights with a nominal 7-in rail width, baluster rails are sold by the foot up to 16-ft. long to accommodate most any installation.
100% mold resistant, non-porous and unaffected by the harshest elements, Outwater's Cast Stone Balustrade System does not require priming, painting or even occasional touch ups, further enhancing its appeal.

At a time when many companies appear to have rapidly transitioned away from personalized customer service, having replaced their knowledgeable and immensely valuable human sales representatives with inanimate online marketing channels, which can be helpful to you if you were to know exactly what you might need and were not to encounter difficulties in placing your order, here at Outwater, we still believe that human interaction with a live, well versed, non-commissioned sales representative will undoubtedly better serve your needs in the long run. Even though you can always shop with us at www.outwater.com, you can also always deal directly with our extremely well versed and friendly sales and customer service representatives for their unparalleled support and assistance, most of whom have worked at Outwater for more than 15 years.
Whether you have been one of our loyal customers over the years or this is your first time in doing business with us, we would like to thank you for your expressed interest in our company and the products that we carry.
