We were asked to add a small sunroom off a beautiful 1960's living room. Our approach was to continue the lines of the living room out into the landscape. Opening up and glazing the walls on either side of the fireplace gave more presence to the Dale Chihuly piece mounted above while visually connecting to the garden and the new addition. The kitchen, breakfast room and family room are all open to one another. The kitchen has a large twelve foot island topped with Calacatta marble and features a roll-out kneading table, and room to seat the whole family. The sunlight breakfast room opens onto the patio which has a built-in barbeque, and both bar top seating and a built in bench for outdoor dining. The large family room features a cozy fireplace, TV media, and a large built-in bookcase. The adjoining craft room is separated by a set of pocket french doors; where the kids can be visible from the family room as they do their homework.

This Greek Revival row house in Boerum Hill was previously owned by a local architect who renovated it several times, including the addition of a two-story steel and glass extension at the rear. The new owners came to us seeking to restore the house and its original formality, while adapting it to the modern needs of a family of five. The detailing of the 25 x 36 foot structure had been lost and required some sleuthing into the history of Greek Revival style in historic Brooklyn neighborhoods. In addition to completely re-framing the interior, the house also required a new south-facing brick façade due to significant deterioration. The modern extension was replaced with a more traditionally detailed wood and copper- clad bay, still open to natural light and the garden view without sacrificing comfort. The kitchen was relocated from the first floor to the garden level with an adjacent formal dining room. Both rooms were enlarged from their previous iterations to accommodate weekly dinners with extended family. The kitchen includes a home office and breakfast nook that doubles as a homework station. The cellar level was further excavated to accommodate finished storage space and a playroom where activity can be monitored from the kitchen workspaces. The parlor floor is now reserved for entertaining. New pocket doors can be closed to separate the formal front parlor from the more relaxed back portion, where the family plays games or watches TV together. At the end of the hall, a powder room with brass details, and a luxe bar with antique mirrored backsplash and stone tile flooring, leads to the deck and direct garden access. Because of the property width, the house is able to provide ample space for the interior program within a shorter footprint. This allows the garden to remain expansive, with a small lawn for play, an outdoor food preparation area with a cast-in-place concrete bench, and a place for entertaining towards the rear. The newly designed landscaping will continue to develop, further enhancing the yard’s feeling of escape, and filling-in the views from the kitchen and back parlor above. A less visible, but equally as conscious, addition is a rooftop PV solar array that provides nearly 100% of the daily electrical usage, with the exception of the AC system on hot summer days. The well-appointed interiors connect the traditional backdrop of the home to a youthful take on classic design and functionality. The materials are elegant without being precious, accommodating a young, growing family. Unique colors and patterns provide a feeling of luxury while inviting inhabitants and guests to relax and enjoy this classic Brooklyn brownstone. This project won runner-up in the architecture category for the 2017 NYC&G Innovation in Design Awards and was featured in The American House: 100 Contemporary Homes. The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

This sun-filled farmhouse kitchen is the focal point of this home’s new addition. The kitchen is white with wood elements, giving it a contemporary feel. From the recessed outlets in the island, to the columns adorning the island, to the hood with walnut trim, to the paneled refrigerator that matches the cabinetry, every detail was customized for the homeowners. The kitchen is anchored by a large island with seating for seven and tons of storage. The island is bookended by additional components topped by walnut butcher block counters. One end serves as a table and the other end is an extra area for food prep and storage. There is also a cutting board integrated into the sink. The white quartz on the island and main kitchen counters and white subway tile backsplash give the kitchen a modern, sleek look. The walnut trim around the hood is a special touch that ties directly into the walnut butcher block counters. After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. Inside, we customized each new space by paying close attention to the little details. Reclaimed wood for the mantle and shelving, sleek and subtle lighting under the reclaimed shelves, unique wall and floor tile, recessed outlets in the island, walnut trim on the hood, paneled appliances, and repeating materials in a symmetrical way work together to give the interior a sophisticated yet comfortable feel. The key to creating a desirable bedroom which inspires a blissful night’s sleep was not just down to the bed and giant custom designed headboard, it came with all the added extras. The over bed storage, all in white was created to reflect our client’s taste and to suit her individual requirement for additional space. We incorporated spotlights and adjustable lamps within the storage space to provide her with greater flexibility. A druzy quartz knobs with gem-like shine were handpicked by our client for a natural finishing touch.
