We began this project by having the client meet with our kitchen designer and coming up with the best use of their galley/wall style kitchen and bathroom. We ended on a layout that relocated some of the appliances and installed a new kitchen island and vanity for the bathroom. We also added electrical and gas lines for an oven, cook-top, outlets and hood vent.
In addition we also:
Demo all heater, cap, patch, and repair wall.
Replace 6 cans in small office space- customer to provide cans and lightbulbs.
Install new light fixture in the hall.
Move hall receptacle down.
Remove door, molding hinges between kitchen and front room. (NOT MAIN STUDIO. Enlarge opening/ move light switch and Recep. Remove molding around bath door and main studio door (one side), no patching needed- painters will do.
Demo all tile on walls and in shower in the bathroom, hand bars, soap dispenser, medicine cabinet, mirror, 4 light fixtures, paper towel holder, the cabinet on the wall over toilet, shelf over toilet, toilet paper holder, towel holder on door and walls.
Enlarge opening of the shower,- Ok to demo shower for all glass enclosure- If the cost is the same- as just enlarging opening with new glass door.
Install new tile on walls in bathroom from top to bottom (exclude floor and ceiling).
Create a place in the shower for shower niche and install niche.
Install tile on shower walls and floor.
Install shower door – customer to supply.
Install bath hardware- TP holder, towel rod, bath hooks, tower shelf.
Replace shower head and knobs (like for like).
New hot mop, new wood stud as necessary, replace fan to code install new shower door (customer will supply).
Install new toilet, vanity, mirrored medicine cabinet, replace 2 light fixtures.
Install in the kitchen faucet and sink.
Replace current light with chandelier light (like for like).
Replace kitchen track light with new track light.
Install 9 LED fluorescent lights in loft space (above small office)- customer to supply.
Build and install a 8’x10’ wall, drywall both sides. Reduced size of the wall- Revise Bid (was 12’x12).
Move 2 track lights in the main workspace.
Replace (4) fluorescents lights in the studio.
Install Polycarbonate cover over bath skylight.
Replace dimmer switches and timers (4).
Install vinyl cove base under kitchen cabinets.
Remove black cabinet conversing fire sprinkler pipes- install modify existing bookcase cabinets.
Bury electrical flexible conduit and box (next to back door).

OPPORTUNITY
My aging clients were looking to create a master suite on the first floor of their home. We used the existing bedroom and small hall bath on the main floor and captured additional bedroom space
by removing a 2nd stairwell to create their dream suite.
RESULTS
This very spacious master bedroom has lots of built-in storage and a more functional master bath with a unique double vanity— utilizing an extra-long hand-hammered copper sink and two faucets. While the space was created with the option of
being able to age in place and have the master suite be accessible via a wheelchair, you wouldn’t know it by looking at our design. Additionally, the vanity allows for wheelchair space and the toilet paper holder and towel bar are specifically designed as assistance grab bars.

The main objective for this project was to create a beautiful outdoor cooking and entertaining space. The clients wanted the new space to have an open concept while being protected from the elements year round. Stylistically they wanted the design to have a Pacific Northwest feel, to blend with the existing house and work well among their natural, forested backyard. We needed to include a BBQ, smoker, sink, refrigerator, gas fireplace and wall mounted heater as well as a large screen TV. The details were going to be a main focus for the design process, as we knew this would ensure the cohesive blend of function and aesthetic appeal.
One of the main challenges was working with the existing deck. The 1000 SF deck needed new decking and guardrails as well as some framing repair. We were worried that the existing deck structure would not support the weight of the new construction.
Another challenge we faced was designing the roof planes to aesthetically blend with the existing house. The layout of the first and second floor had us working through multiple design revisions until we landed on the final stepped roof structure.
We designed the new roof to be supported by the house and columns set directly on the ground, thereby minimizing weight added to the existing deck. This allowed us to use the deck to support the lighter components, including the kitchen and BBQ area.
Oversized beams, exposed raw wood rafters, and sealed car decking worked well with the new cedar deck surface. Stainless steel cabinetry and appliances are accented by solid surface countertops and small mosaic backsplash. All colors were selected to fall within the natural hues of the seasonally changing foliage surrounding the clients’ property.
Maintaining the same footprint of the existing deck, we used the angles to our advantage and created additional seating with a custom built storage bench. New powder coated posts and cable guardrails were topped with an LED lined wood handrail. A decorative chandelier and subtle metal pendants provide ambient light. An electric heater mounted to the inside of one of the beams as well as the gas fireplace provides ample heat for colder months.
The clerestory windows between the two roof planes provide additional light to the space while protecting against the elements. The gas fireplace and cultured stone wrapped chimney is a visual anchor and centerpiece for the deck. The chimney provided an opportunity to hide one of the supporting columns as well as a protected space for the wall mounted TV and soundbar.
The cabinetry layout was selected to offer plenty of storage and special features including a pull out garbage and recycling center, drawers for dishes and utensils, and a concealed paper towel holder.

This project involved expanding the existing kitchen space and remodeling the interior of the existing house to compliment the addition. The ceiling heights in the kitchen and windows were arranged to allow views of the owner’s meticulously maintained lawn and custom stone walls. The addition was designed to be compatible with the character of the existing house.

This flight inspired nursery was designed for a family with a passion for travel. A beloved antique travel poster and existing crib were the starting points for our design. We worked with artists on etsy.com to develop some unique custom elements for the room. Our favorite is a vintage inspired plane propeller that was crafted as a childhood growth chart. In house, we crafted a paper airplane mobile from city street map inspired paper and a reclaimed bike rim. Tailored blackout lined drapes were added to soften the room and provide a light-free space for baby to rest. The patterned rug is a fun addition that has become the family’s favorite baby photo op spot! This room is bursting with unique flight inspired details that we hope will be loved by the child for years and years to come!

These delightful homeowners came to us desirous of a kitchen with improved function, an open floor-plan and modernized look. Their dated kitchen was galley-style with a peninsula and was not conducive to cooking or entertaining. We began by removing a load bearing wall from the galley-style kitchen to create an open-concept kitchen that seamlessly connected the dining room, allowing for the use of an island providing more functional space. We relocated a window permitting the addition of more cabinets for storage and improved function. The custom white painted perimeter cabinets and stained maple island makes this kitchen classy and timeless. In addition to the kitchen transformation, we also refreshed their powder bath creating more space with a smaller wall-mount sink and toilet. We finished the update with new wallpaper and a light fixture. The result is a stunning kitchen, dining room and powder bath our homeowners can entertain and enjoy for years to come.
