Cottage Construction Complete. Garage Addition to be commenced in Spring 2017. This large open-concept custom cottage overlooking the lake is what every getaway is looking for. Boasting high cathedral ceiling in the Great room with a gas fireplace, 5 bedrooms, 3 baths, Screened-In Porch, Large Gourmet Kitchen with Adjacent Dining Room and Office on 2nd Floor overlooking the lake. This place was everything the owner needed (and then some), but was lacking an attached Garage which was something they desired when looking to move to cottage country full time. Adding the Garage adjacent to the Kitchen and adding a transition room with a stairwell with access to the loft above the Garage, makes this addition function perfectly. The 3-Car Garage adds plenty of storage for the owner and adds a Gift Wrapping Area, Home Gym and Additional Storage Room.

Built in bars are a great addition to any space. The additional storage, prep space, and appliances compliment and add to the usability of the kitchen. A built in fridge, ice maker and freezer and copper prep sink all fit nicely in this snug space. The glass door cabinets are great for storage and display.

Off the Office, Foyer, and Kitchen is a multi-purpose Workroom. Everything happens here as it functions as a Mudroom, Laundry Room, Pantry, Craft Area and provides tons of extra storage. PHOTOS BY : Tania Scardellato I was fortunate to have a young family approach me in desperate need to renovate there only 3 piece bathroom. This space was In dire need of a remodel, with old brown wall to wall tiles and a dated bulky yellow brown single sink vanity. Storage was a must, lighting a necessity, and proper accessibility to the shower bath area. We had a tight budget to respect, but a full gut of this bathroom was required. And a good thing too, once we started doing the demolition we noticed that mildew and rotting floors and walls had accumulated throughout the years. Doing it right the first time is no joke when dealing with water and electrical issues. We discarded all reminisce of old and built from scratch, new walls, new plumbing, new electrical ,new insulation and a new window, a new fan that actually exhausted outside ( I say this laughing as you would be amazed at how many fans are installed but don’t exhaust outside, and you the client would never know unless you go inside the attic space. Once all the hard stuff was done, the rest is just a matter of smart design. If you have a small bathroom here are some tips to guide you. 10 tips for making a small bathroom feel larger Is your tiny bathroom cramping your functionality and style, leaving you longing for the enormous bathrooms gracing the pages of design magazines? Even if your bathroom is a fraction of the size, all it takes is some design savvy to make the most of the space you have. Consider these 10 smart tips that will help your bathroom look, feel and function like those larger contenders. 1-Get creative with corners Space is at a premium in small bathrooms, so it's important to maximize every inch. Corners, for example, provide extra space for shelving, storage units and even hooks. Get creative and install unique design solutions that are not only functional, but also eye-catching. If you love the airiness of floating cabinets, add baskets or decorative boxes under for extra storage. Store smart with a space-saving vanity, the dual sink vanity shown here, looks quite simple, but in reality it has 4 sets of full extension drawers, and the vanity tower adds extra storage without overpowering the use of space. 6 - Show off the shower Shower curtains may be pretty, but they interrupt the visual flow of a bathing space and make it feel significantly smaller. In bathrooms with small footprints, opt for a clear glass sliding shower door that doesn't require the clearance of one with a hinged design. Or as shown in this design and for fraction less expensive a half hinged panel installed on a fixed tempered glass panel. If you're embarking on a big remodel, create the illusion of more space by using same tile in the shower that's used throughout; instead of seeing them as two separate zones, the eye will read them as one. 7 - Discover the treasure of hidden storage Work with a contractor, and you just might find some serious storage potential hidden behind your walls. Whether it's utilizing space between the studs for shallow shelving or a creating a small linen closet by annexing space from an adjacent room, even small additions can make a big difference. 8 - Focal Point Tile is a beautiful, durable addition to any bathroom. For dainty spaces, consider installing tile at a diagonal to accentuate the focal point or as in this bathroom I used an oversized textured pattern to bring depth to the space at the window wall. 9 - Choose the right lights Strategically install light to reflect and brighten a small bathroom to make it appear larger. Recessed lighting is an affordable solution for tiny rooms, offering ample light while taking up little space. Wall sconces alongside a mirror also reflect off the walls and make a room feel bright and airy. I always recommend going with LED lighting at 2800 to 3000K. 10 – Accessorize This is your time to shine in your decorating skills, have fun with your towels, you can change the color scheme daily just by adding pops of color in your accessories, make sure to get items that serve a dual purpose, like baskets, boxes they can always be used as hampers, storing of towels and even a nice display for your guest.

photo by Pedro Marti The goal of this renovation was to create a stair with a minimal footprint in order to maximize the usable space in this small apartment. The existing living room was divided in two and contained a steep ladder to access the second floor sleeping loft. The client wanted to create a single living space with a true staircase and to open up and preferably expand the old galley kitchen without taking away too much space from the living area. Our solution was to create a new stair that integrated with the kitchen cabinetry and dining area In order to not use up valuable floor area. The fourth tread of the stair continues to create a counter above additional kitchen storage and then cantilevers and wraps around the kitchen’s stone counters to create a dining area. The stair was custom fabricated in two parts. First a steel structure was created, this was then clad by a wood worker who constructed the kitchen cabinetry and made sure the stair integrated seamlessly with the rest of the kitchen. The treads have a floating appearance when looking from the living room, that along with the open rail helps to visually connect the kitchen to the rest of the space. The angle of the dining area table is informed by the existing angled wall at the entry hall, the line of the table is picked up on the other side of the kitchen by new floor to ceiling cabinetry that folds around the rear wall of the kitchen into the hallway creating additional storage within the hall.

Our clients purchased this 1950 ranch style cottage knowing it needed to be updated. They fell in love with the location, being within walking distance to White Rock Lake. They wanted to redesign the layout of the house to improve the flow and function of the spaces while maintaining a cozy feel. They wanted to explore the idea of opening up the kitchen and possibly even relocating it. A laundry room and mudroom space needed to be added to that space, as well. Both bathrooms needed a complete update and they wanted to enlarge the master bath if possible, to have a double vanity and more efficient storage. With two small boys and one on the way, they ideally wanted to add a 3rd bedroom to the house within the existing footprint but were open to possibly designing an addition, if that wasn’t possible. In the end, we gave them everything they wanted, without having to put an addition on to the home. They absolutely love the openness of their new kitchen and living spaces and we even added a small bar! They have their much-needed laundry room and mudroom off the back patio, so their “drop zone” is out of the way. We were able to add storage and double vanity to the master bathroom by enclosing what used to be a coat closet near the entryway and using that sq. ft. in the bathroom. The functionality of this house has completely changed and has definitely changed the lives of our clients for the better!

For those seeking an alternative to the decorative chip “granite” look, Tailored Living also offers a selection of solid tones. This is our classic “Beige Rose.”

Everything about this bathroom was small, including the amount of storage. The homeowner’s wanted a new design for their Master Bathroom that would create the illusion of a larger space. With a sloped ceiling and a small footprint that could not be enlarged, Mary Maney had quite a challenge to meet all the storage needs that the homeowner’s requested. A fresh, contemporary color palette and contemporary designs for the plumbing fixtures were a must. To give the illusion of a larger space, a large format porcelain tile that looks like a natural white marble was selected for the floor and runs up one entire wall of the bathroom. A frameless shower door was added to give a clear view of the new tiled shower and shows off the iridescent glass tile on the back wall. The glass tile adds a glitzy shimmer to the room. A soft, blue paint color was selected for the walls and ceiling to coordinate with the tile. To open up the floor space as much as possible, a compact toilet was installed and a contemporary wall mounted vanity in a beautiful blue tone that accents the shower tile nicely. The floating vanity has one large drawer that pulls out and has hidden compartments and an electrical supply for a hair dryer and other hair care tools. Two side by-side recessed medicine cabinets visually open up the room and gain additional storage for make-up and hair care products. This Master Bathroom may be small in square footage, but it is now big on storage. With the soft blue and white color palette, the space is refreshing and the sleek contemporary plumbing fixtures add the element of contemporary design the homeowner’s were looking to achieve.

This wine loft is located off of the client's dining room. The entrance into the wine loft formerly was an exterior door to a side deck. We put an addition onto the house, matching the roof lines and siding. We then raised the floor to the same level as the dining room floor. We used high density closed cell spray foam insulation to ensure the temperatures would stay within the desired ranges. These are combination styled racks using Sapelle Mahogany to fabricate them. The main focal point has a large format display counter with horizontal display racking above where the client can show off the special bottles in their collection.
