Inspired by native limestone waterfall, and designed to naturally blend into the landscape but make a huge impression and impact, this pondless waterfall built in the loess hills of Western Iowa is a signature project and an absolute stunner. Its placement on the hillside across the driveway for the house provided a perfect setting to make a dramatic impact. The variety of small and large waterfalls helps provide scale and interest, along with making different sounds as the water crashes over the rocks to fill the air with a fabulous ambiance. The character of the weathered limestone helps the feature appear seamless and as if it is naturally eroding out of the hillside. A variety of evergreens punctuate the landscape, and perennial natives and grasses blend into the native prairie grass establish beyond the waterfall. This waterfall feature's Aquascape products and LED lighting. Built to run in all four seasons, but with the ease of being shut of for vacations and quickly started upon returning with no need to fill the reservoir and with no hassle. Running the feature on a timer and the addition of an IonGen helps keep this feature free from algae. A similar project built in the Omaha Metro Area would have a budget around $30,000 and would take 2-3 weeks to create.

Not evident from the street, the parti for this new home is a sweeping arc of glass which forms an expansive panorama of a wooded river valley beyond in the rear. The lot is located in an established and planned neighborhood, which is adjacent to a heavily forested metropark.
The house is comprised of two levels; the primary living areas are located on the main level including the master bedroom suite. Additional living and entertaining areas are located below with access to the lower level outdoor living spaces. The large floor-to-ceiling curtain of glass and open floor plan allow all main living spaces access to views and light while affording privacy where required, primarily along the sides of the property.
Kitchen and eating areas include a large floating island which allows for meal preparation while entertaining, and the many large retracting glass doors allow for easy flow to the outdoor spaces.
The exterior materials were chosen for durability and minimal maintenance, including ultra- compact porcelain, stone, synthetic stucco, cement siding, stained fir roof underhangs and exterior ceilings. Lighting is downplayed with special fixtures where important areas are highlighted. The fireplace wall has a hidden door to the master suite veneered in concrete panels. The kitchen is sleek with hidden appliances behind full-height (responsibly harvested) rosewood veneer panels.
Interiors include a soft muted palette with minimalist fixtures and details. Careful attention was given to the variable ceiling heights throughout, for example in the foyer and dining room. The foyer area is raised and expressed as the large porcelain clad element of the entrance, and becomes a defining part of the composition of the façade from the street.

This home in Southeast Portland had been previously updated by another firm through an extensive remodel and addition. HMC had the privilege of teaming up with Howells Architecture + Design on the last piece to be tackled, the family kitchen. The space was gutted and planned within the existing footprint, and reconfigured to increase intuitive task flow and to gain functional countertop and cabinet space from a redundant hall entry.
The back wall allows entry and room for mudroom-type storage. Oak floors and a large, frame-like opening draw your eye through to the dining room arch and beyond to the living space and focal fireplace.
The drama of this frame comes from the complex Horizon Blue and Opal Pacific Heath Ceramic tiles alternating in a vertical offset pattern. They add interest and cohesion to the kitchen and reinforce the perfect balance of traditional and modern established in the earlier remodel. The reception area is part of a larger office interior design project near Poznań. It shows how an interior architect in Poznań can use furniture, materials and spatial proportions to give a commercial interior a distinct character.
Blue upholstered seating, natural oak wall panels and a dark rug establish the main visual language of the lounge. The composition is simple and symmetrical. A large media screen provides the central focal point, while the seating creates a clear area for conversations and informal meetings.
A three-seat sofa stands along the left side of the room. Its blue upholstery has broad side panels and softly rounded edges. Matching armchairs are positioned opposite and alongside it. Slim black metal legs lift the furniture above the floor and add a light detail to the substantial upholstered forms.
At the centre, a low coffee table combines a pale oak top with a rounded blue base. The softly curved corners repeat the geometry of the armchairs. Its compact form leaves a generous gap between the surrounding seats and keeps the circulation around the lounge unobstructed.
Behind the furniture, large oak panels cover the entire wall. Fine horizontal and vertical joints divide the surface into a regular grid. A black wall-mounted television sits centrally within the composition and creates a strong contrast against the light timber. The simple media wall gives the reception seating a clear visual focus without additional decorative elements.
A large dark brown rug defines the lounge area and visually connects the sofa, armchairs and coffee table. Its mottled surface adds subtle texture beneath the smooth upholstery. On the left, large green plants stand beside the glazing and bring natural colour into the restrained palette.
White door frames and glazed openings remain visible around the timber wall. They connect the seating area with the circulation routes and other parts of the office. Daylight entering through the glazed entrance brightens the space and highlights the natural grain of the oak.
The ceiling continues the office's restrained architectural language, combining a dark grid with integrated lighting. Linear illumination around the perimeter provides an even glow across the seating area. Oak panelling, blue contract furniture, a dark rug and carefully planned circulation create a cohesive reception lounge within the Airoptic workplace. Dunlevy was asked to design and install a water feature that made a big statement, as well as a new front walkway. The new fountain adds to the existing beauty of this landscape, and provides a strong focal point among the many plantings on this established property. The homeowner is thrilled with this addition, and we continue to provide the maintenance and enhancements that will allow for this landscape to evolve and grow over the years.

Flowers overflow in this lush, sun-filled garden for a charming and historic farmhouse. The landscape for this Amangassett retreat includes a courtyard and pool area. In the courtyard garden, a central axis provides structure to the design while old large evergreens provide height and a sense of enclosure. A rose pergola and vine-covered arbor lead to garden spaces beyond.
An existing pool was recreated into a more organic shape, lined with large stones and boulders. Small evergreens complement older established ones, creating a secluded enclave. The patio was paved with warm-hued stone and edged by planting beds. Here the plantings take on a tropical feeling. A rustic pavilion provides a cozy place to sit and observe the light dancing off the water and to listen to the sound of birds and wind in the trees.
On the south side of the property, the landscape architect planted a group of large broadleaf and needled evergreens to provide privacy and year-round interest. Additional windows were added to the farmhouse to take full advantage of the beautiful view. Photo by Robert Eckholm

Built in 2024 by Cutuli Homes, this custom detached accessory dwelling unit was designed as a true mother-in-law home—a private, beautifully finished residence that allows three generations of one family to live close together while maintaining their own individual spaces.
The DADU was built as a companion to the homeowners' main residence, which Cutuli Homes had extensively remodeled and expanded two years earlier. Rather than treating the new structure as an afterthought, the goal was to create a home that felt architecturally connected to the existing property. Its traditional exterior, white siding, steeply pitched roof, generous windows and carefully proportioned trim give the small residence the character of an established home.
The project was created for the homeowners' mother, who downsized from her large lakefront home in the Midwest to move closer to her family and young grandchild. The result captures one of the greatest advantages of multigenerational living: family and shared community just steps away, balanced with the independence, privacy and comfort of a home of her own.
Inside, every inch was carefully considered. The compact footprint feels remarkably open thanks to a vaulted, white-paneled ceiling, abundant natural light, tall windows and an open vertical design that draws the eye upward. A loft level expands the usable living space without sacrificing the airy feeling of the main floor.
Traditional white Shaker-style cabinetry provides extensive built-in storage throughout the home and gives the interior a clean, timeless architectural character. In the kitchen, cabinetry extends upward to take advantage of the available height, while warm neutral countertops and a textured herringbone-pattern backsplash introduce subtle depth and contrast. Stainless-steel appliances are thoughtfully incorporated into the compact layout, creating a highly functional kitchen without overwhelming the living space.
One of the home's most charming features is the intimate living area tucked beneath custom built-in cabinetry. A built-in upholstered window-seat-style sofa with drawers below transforms what could have been unused space into a comfortable place to read, relax or visit. Across from it, a contemporary fireplace is integrated into a compact feature wall, with a wood display ledge above providing space for artwork, plants and personal collections.
Warm wood accents soften the predominantly white interior. Natural wood ledges, shelving, flooring and the loft ladder bring warmth and texture to the rooms, while greenery and personal furnishings give the home the comfortable character of a full-size residence rather than a conventional accessory dwelling unit.
The private sleeping area demonstrates the same emphasis on intelligent space planning. Built-in cabinetry surrounds the bed and continues overhead, providing substantial storage without requiring bulky freestanding furniture. A softly textured wall treatment, warm wood shelving and abundant natural light make the compact bedroom feel inviting and finished.
Above, the loft takes advantage of the dramatic roofline with a white tongue-and-groove style paneled ceiling extending from wall to wall. Built-in storage is incorporated beneath the sloped portions of the ceiling, turning otherwise difficult spaces into useful cabinetry while preserving an open central area for a desk, music, hobbies or additional flexible living space.
Even the exterior reflects the home's attention to detail. Large windows bring daylight deep into the interior, while the private patio extends the living space outdoors. Traditional siding and trim allow the DADU to complement the architecture of the main residence while still having an identity of its own.
At every turn, this project demonstrates that downsizing does not have to mean compromising on craftsmanship, beauty, storage or individuality. Through custom cabinetry, creative built-ins, vertical space planning and carefully considered architectural details, Cutuli Homes transformed a modest footprint into an elegant and highly personalized residence.
More than simply a DADU, this is a thoughtfully designed multigenerational home—close enough for grandparents, parents and grandchildren to share everyday life, while giving everyone the privacy and independence of having a place of their own.

With this project, the challenge was to create a large home suitable to the contemporary needs of the client without compromising the classic, historic integrity of the Edina neighborhood. With distinct references to colonial and shingle-style architecture, the final design marries a classical rigor with the vernacular overtones of a farmhouse.
Classical proportions and detailing formalize a serious yet playful arrangement of mass and form on the exterior. The white-on-white cladding calls to mind the fresh simplicity of a farmhouse, as does the long, breezy porch that stretches across the front facade. Though the site was not without its challenges, we took advantage of opportunities for a lower-level walkout and main-level rear walkout to bridge indoor and outdoor space.
The interior of this home combines the tasteful language of architectural tradition with a fresh and contemporary interpretation. The open, modern plan blurs the distinction between formal and informal. Classically inspired detailing, like the enameled ceiling beams extending from one room to the next, is used to unify space and assert a pronounced architectural order. The use of natural light is also crucial in this regard; windows are strategically positioned to pull light completely through the house
Dignified yet relaxed, this bright and comfortable family home is both modern and contextually appropriate in an established neighborhood known for its historical styles and traditional influence.

Marc and Mandy Maister were clients and fans of Cantoni before they purchased this harbor home on Balboa Island. The South African natives originally met designer Sarah Buehlman and Cantoni’s Founder and CEO Michael Wilkov at a storewide sale, and quickly established a relationship as they bought furnishings for their primary residence in Newport Beach.
So, when the couple decided to invest in this gorgeous second home, in one of the ritziest enclaves in North America, they sought Sarah’s help in transforming the outdated 1960’s residence into a modern marvel. “It’s now the ultimate beach house,” says Sarah, “and finished in Cantoni from top to bottom—including new custom cabinetry installed throughout.”
But let’s back up. This project began when Mandy contacted Sarah in the midst of the remodel process (in December 2010), asking if she could come take a look and help with the overall design.
“The plans were being drawn up with an architect, and they opted not to move anything major. Instead, they updated everything—as in the small carpeted staircase that became a gorgeous glass and metal sculpture,” Sarah explains. She took photographs and measurements, and then set to work creating the scaled renderings. “Marc and Mandy were drawn to the One and Only Collection. It features a high-gloss brown and white color scheme which served as inspiration for the project,” says Sarah.
Primary pieces in the expansive living area include the Mondrian leather sectional, the Involution sculpture, and a pair of Vladimir Kagan Corkscrew swivel chairs. The Maisters needed a place to house all their electronics but didn’t want a typical entertainment center. The One and Only buffet was actually modified by our skilled shop technicians, in our distribution center, so it could accommodate all the couple’s media equipment. “These artisans are another one of our hidden strengths—in addition to the design tools, inventory and extensive resources we have to get a job done,” adds Sarah. Marc and Mandy also fell in love with the exotic Makassar ebony wood in the Ritz Collection, which Sarah combined in the master bedroom with the Ravenna double chaise to provide an extra place to sit and enjoy the beautiful harbor views.
Beyond new furnishings, the Maisters also decided to completely redo their kitchen. And though Marc and Mandy did not have a chance to actually see our kitchen displays, having worked with Sarah over the years, they had immense trust in our commitment to craftsmanship and quality. In fact, they opted for new cabinetry in four bathrooms as well as the laundry room based on our 3D renderings and lacquer samples alone—without ever opening a drawer. “Their trust in my expertise and Cantoni’s reputation were a major deciding factor,” says Sarah.
This plush second home, complete with a private boat dock right out back, counts as one of Sarah’s proudest accomplishments. “These long-time clients are great. They love Cantoni and appreciate high quality Italian furnishings in particular. After purchasing their ideal ranch style home built in the ‘70s, our clients had requested some major updates and needs throughout the house. The couple loved to cook and desired a large kitchen with professional appliances and a space that connects with the family room for ultimate entertaining. The husband wanted a retreat of his own with office space and a separate bathroom. Both clients disliked the ‘70s aesthetic of their outdated master suite and agreed that too would need a complete update.
The JRP Team focused on the strategic removal of several walls between the entrance, living room, and kitchen to establish a new balance by creating an open floor plan that embraces the natural flow of the home. The luxurious kitchen turned out to be the highlight of the home with beautifully curated materials and double islands. The expanded master bedroom creates space for a relocated and enlarged master bath with walk-in closet. Adding new four panel doors to the backyard of the master suite anchors the room, filling the space with natural light. A large addition was necessary to accommodate the "Man Cave" which provides an exclusive retreat complete with wet bar– perfect for entertaining or relaxing. The remodel took a dated, choppy and disconnected floor plan to a bespoke haven sparkling with natural light and gorgeous finishes.

The client's original wooden deck, along with its aging patio cover, had deteriorated and was in need of replacement. The client's objective was to have a low-maintenance deck without a cover while retaining the existing railing.
To begin, we carefully dismantled the old deck and patio cover, clearing the way for the upcoming construction. Following this, we proceeded to install sturdy cement footings to establish a reliable base for the new deck.
The framework for the deck was meticulously crafted using robust 4x6 pressure-treated lumber, ensuring durability and stability. Subsequently, we laid down 2x6 joists on top of this framework, providing essential support for the upcoming decking material.
To safeguard against moisture and enhance the longevity of the deck, we meticulously applied rubber flashing atop the joists. This protective layer serves to prevent water damage and reinforce the structural integrity of the deck.
For the decking itself, we selected and expertly installed Trex, a top-quality composite decking material known for its low maintenance and long-lasting performance. Additionally, the existing railing was carefully refurbished and reinstalled, seamlessly integrating it with the new deck.
Finally, we completed the project by installing the fascia, which not only enhances the aesthetic appeal of the deck but also conceals the ends of the deck boards and joists, contributing to a polished and finished look.
Throughout the entire process, we diligently adhered to local building codes and regulations, ensuring that the final result met the client's desires while delivering a high standard of construction and craftsmanship.
