A historically significant house in an established urban neighbourhood, this home was very cramped, dark, and did not have access to the ample sloping back yard with fruit orchards and long views. The entire ground floor was gutted, re-framed, and insulated, with new windows allowing in plenty of light and south facing passive solar heat. A modest two story extension helps navigate the slope of the property, opening off of the new galley style kitchen into a fantastically bright and simple new living space and music room. Ground floor laundry, a giant mudroom, new 2 pc washroom and a full width garage with extra storage for bikes complete the scope on this trick but transformational addition and renovation. The garage is framed with an invisible steel structure designed to support a future second storey master ensuite extension.

Last Concert Café has been a Tex-Mex & music staple for over 70 years in Houston. What many don’t realize is that the property’s history goes back to the mid 1800s. The Last Concert Café officially received its status as a historic landmark from the City of Houston in 2011. In 2019 efforts began to clean up & restore the buildings without cleaning out the history and persona that had developed over time. My work included renovating the two residential buildings used as additional dinning spaces, renovating the main dining and bar area as well as the kitchen expansion and remodel.

For the maximum efficiency possible we designed everything in one space, the added living area is complete with a stylish kitchen, full bathroom, sleeping alcove and comfy family room. Building this San Jose ADU not only elevated the entire property but provided flexible options. Excellent for Hummingbirds! Plant it with the red for a colorful show. This is a durable and long-lived, clump forming perennial that requires little additional care once well-established. The Firecracker Fern has excellent heat and sun tolerance as well as moderate drought resistance once well-established. It is even listed as being suitable for xeriscaping. Firecracker Fern is listed as a Texas A&M Outstanding Coastal Plant (see the "More info from Universities..." link below) as it has excellent resistance to soil and wind born salts, though it could use some protection from harsh, drying winds.

This Bonita Springs home, nestled in the golf course community of Bonita Bay, had never been renovated and lacked sufficient space to accommodate these homeowners’ needs. Working initially with preliminary drawings provided by their daughter who is a licensed architect, Progressive Design Build helped the homeowners establish a preliminary budget and set a construction schedule. Once the couple knew what they wanted and had a design brief in hand, they set about creating a new, traditional and functional room addition. Progressive Design Build teamed up with the architect to produce a final set of working drawings. The house addition consisted of a new master bedroom and master bathroom with vaulted ceilings, built-in cabinetry, and porcelain tile floors. To improve indoor/outdoor flow, Progressive Deign Build also renovated the homeowner’s pool deck. Upon project completion, this project received top honors for remodeling excellence from the National Association of the Remodeling Industry (NARI), receiving a Contractor of the Year (CotY) award. One of the major challenges, other than a very limited lot size, was the threat of a massive hurricane during construction. Construction had to cease for over a week to ensure that there was no damage to the home, property or adjacent properties. Due to the inclement weather situations, the project went two weeks over the estimated time frame. Since completion, Progressive Design Build designed and built two other remodeling projects for this southwest Florida homeowner.

An abundance of textures, intriguing colors and atmospheric lighting effects imbue this folkloric circa 1850 Bakshaish art rug with extraordinary presence, particularly in the context of an intimate wine cellar.
