Lighting in the room includes a chandelier, sconces, strip lights, puck lights and well placed low profile recessed lights. Removal of walls and repair of floors were needed to establish one large open room. An interior designer was employed for furniture, paint colors and curtains. The room is now ready for entertaining! A historically significant house in an established urban neighbourhood, this home was very cramped, dark, and did not have access to the ample sloping back yard with fruit orchards and long views. The entire ground floor was gutted, re-framed, and insulated, with new windows allowing in plenty of light and south facing passive solar heat. A modest two story extension helps navigate the slope of the property, opening off of the new galley style kitchen into a fantastically bright and simple new living space and music room. Ground floor laundry, a giant mudroom, new 2 pc washroom and a full width garage with extra storage for bikes complete the scope on this trick but transformational addition and renovation. The garage is framed with an invisible steel structure designed to support a future second storey master ensuite extension.

This kitchen remodel in Minneapolis neighborhood, nestled in a quiet pocket of mid-century homes near the river trails, embraces its compact footprint with smart, space-efficient design. Rather than default to an open-concept layout, the kitchen remains enclosed - enhanced by a custom operable vertical shutter that allows the kitchen to be closed off for focused cooking or opened to share light and conversation. Warm flush wood panels on the living room side blend seamlessly with the home’s original character. Reconfigured window openings with H windows establish sightlines from the front door to the backyard, framing a shared community garden beyond and a mature pine from the kitchen space. Brown ash cabinetry, neutral quartz counters, and a handmade ceramic tile backsplash nods to the home’s mid-century character balancing utility with beauty. Double-sided reeded glass uppers filter additional natural light into the kitchen while allowing tableware access from both the kitchen and dining room. New wood floors tie it all together, uniting the main level and reinforcing the feeling that this home, while modest in scale, is filled with light, warmth, and purpose.

Wine tasting tables give this custom wine cellar in Chicago greater functionality, and offer a nice place for wine lovers to sit and enjoy their favorite drink. We constructed the wine cabinets in unfinished and lacquered white oak and the interior wine racks from unfinished mahogany. Mahogany is a type of wood popular for its natural beauty and durability. The rolling library ladders were a great addition to the wine cellar space. They provide convenience in accessing wines located high above the racking. Photography by Ken Wyner 2101 Connecticut Avenue (c.1928), an 8-story brick and limestone Beaux Arts style building with spacious apartments, is said to have been “the finest apartment house to appear in Washington between the two World Wars.” (James M. Goode, Best Addresses, 1988.) As advertised for rent in 1928, the apartments were designed “to incorporate many details that would aid the residents in establishing a home atmosphere, one possessing charm and dignity usually found only in a private house… the character and tenancy (being) assured through careful selection of guests.” Home to Senators, Ambassadors, a Vice President and a Supreme Court Justice as well as numerous Washington socialites, the building still stands as one of the undisputed “best addresses” in Washington, DC.) So well laid-out was this gracious 3,000 sf apartment that the basic floor plan remains unchanged from the original architect’s 1927 design. The organizing feature was, and continues to be, the grand “gallery” space in the center of the unit. Every room in the apartment can be accessed via the gallery, thus preserving it as the centerpiece of the “charm and dignity” which the original design intended. Programmatic modifications consisted of the addition of a small powder room off of the foyer, and the conversion of a corner “sun room” into a room for meditation and study. The apartment received a thorough updating of all systems, services and finishes, including a new kitchen and new bathrooms, several new built-in cabinetry units, and the consolidation of numerous small closets and passageways into more accessible and efficient storage spaces.

While we are not home inspectors, we are sometimes asked by clients who are considering buying an antique home to offer our thoughts and opinions on individual properties before they purchase them. Such was the case with Bryan and Erin in Smithfield, Rhode Island. When they called, they had already looked at the early nineteenth-century center chimney colonial on the hilltop and they were interested in looking again. Much of the house was original and, as is often the case in two-hundred-year-old buildings, long of tooth and ready for a new family to move in. Erin and Bryan decided to be that family and we were thrilled to work with them to make the house their own. That started with performing a full structural evaluation of the existing house and determining what repairs they needed to consider. We also designed a single-storey shed style addition that would house a new kitchen and bathroom. As with many projects undertaken on old buildings, it is wise to approach the work with a master plan in mind. We understand and share the hard truth that owning an antique property is often a financial burden and the decision to do so an expression of passion for… something different. Working with Bryan and Erin, we developed a master plan that established outlines for the work to happen over time. They started with extensive structural repairs in the basement and portions of the exterior walls. We also added a new foundation for the addition and decided to reframe the flooring system through the original house out through the addition. This spared us the task of rebuilding the original collapsing foundation along that wall. We created a kitchen with an open floorplan but used reclaimed hard pine flooring through the addition to match the original floors elsewhere. We also reproduced any original millwork from elsewhere in the house for the added space. Erin and Bryan aren’t farmers but they could be. Even before they moved in, they planted gardens and as our work wound down, they sent us home with vegetables daily.
