From the apron-front farm sink, you look straight through the garden arch into the shade garden and orchard beyond, a daily reminder of the home’s idyllic garden. The kitchen’s flow creates a natural gathering place for family and loved ones, sitting just off the living room and anchored by a custom island modeled after an antique dairy table. Its classic turned legs and warm wood give the island a timeless, heirloom charm. Our clients love the views at their new Black Donald Lake property and asked our team to design a major renovation and addition to achieve their vision for their recreational home. From a dining room that will comfortably sit 10 people instead of four, to a bright, expanded kitchen with a view of the lake, this cottage will be completely transformed. The existing living room will gain a striking focal point with a stone propane fireplace and a vaulted ceiling with beams that will extend through the open-concept kitchen and dining areas as well. Replacement of the roof will not only allow for the vaulted ceilings, but also larger windows to bring in more light and views on the lake side. The sunroom off the kitchen is more than doubling in size and will have fantastic lake views. On the main level, two bedrooms will become one spacious primary bedroom suite with ensuite and walk-in closet. The mudroom, powder room and a large walk-in closet will be conveniently located directly adjacent to the side entry from the wrap-around deck. Now with four bedrooms (each large enough for a queen bed), and a main bathroom in the basement, the cottage is set up well for welcoming weekend guests and family. The new design introduces a semi-walkout basement and additional larger windows, providing much more light to the rec room, which will also feature a propane fireplace. A powder room, mudroom and walk-in closet are positioned just inside the door from the beach, and a huge mechanical room rounds out the extensive storage space found throughout the cottage. The exterior is a modern Craftsman style with detailing including transoms, false peaks and stone work.

In a cozy corner off the living area, a thoughtfully designed built-in desk and bookshelves were introduced, offering an ideal workspace within the limited space. The guest suite, though modest in size, boasts a comfortable layout featuring a walk-in shower and a spacious closet, ensuring both practicality and elegance in this room addition.

Positioned between residential and commercial neighbors, the elongated property required a careful balance of privacy and openness. Architect Lauren Cawse approached the layout by redefining the existing house and garage as the east and west sides of an outdoor room, with the new cottage forming its southern boundary. This arrangement created a clear courtyard near the main residence while directing the 800-square-foot guest house toward the open meadow and the distant Catskill Mountains. “The unique character of the site and its history inspired the architectural direction,” says Cawse. “The intent was to create a secondary structure in the compound in clear contrast to the modern farmhouse style of the house and garage.” A Barn-Inspired Exterior Adds Visual Flair The exterior envelope evokes a traditional barn with a simple gable shape, weathered wood siding, cedar shingles, and a foundation veneer made of local fieldstone. Attaining such a residence often entails moving from one’s current home, leaving behind years of memories. We had the satisfaction of collaborating with a client to make their existing home into their forever home with smart adaptations that will allow them to age in place…in the house and neighborhood they love. The site is challenging in that the front of the home is perched atop a steep incline, and the home is primarily entered via a more accessible alley in the back. Thus, the home has two “fronts.” The existing low-slung ranch/bungalow had suited this couple for many years. However, newly retired with more free time, the couple sought to create a more gracious home to enjoy entertaining indoors and out, hosting guests for extended stays, and exploring their artistic sides in a proper studio space. A successful project would be a home filled with natural light that allowed them to age in place. A “happy house.” Inspiration for the design was found in the owners’ love of 1920s Arts & Crafts bungalows and bright colors. The existing home provided design cues, such as a porch with stucco columns and shallow arches that had been concealed by a previous renovation. Building upon that, we proposed to reconfigure the roof into a cross-gable to maximize interior space on the second floor while increasing the home’s contextuality with neighboring ones. A new primary bedroom suite with bathroom, his and hers closets, and a dressing room for the lady of the house were created. To maximizing versatility, the dressing room can also be utilized as a guest room. Acknowledging practical issues of aging in place, all openings were designed to allow easy passage by a wheelchair, and bathroom accommodations include grab bars and roll-in showers.
