The existing two story residence was built in 1937 and has a footprint of approximately 2,850 sq. ft. While much of the plan at both levels remained in its original “formal” layout with spacious rooms, the home did not meet the current day needs for this modern family. The lack of an “informal” family-room, no space to accommodate overnight guests, only a small powder room tucked under the main stair at the ground floor, and barely enough room for one car in the garage, not to mention the lack of storage space were the problems to solve. After investigating numerous options the decision was made to introduce a new two story addition with maid’s quarters, a new laundry room, and a three car garage with plenty of additional storage space at the first floor, and a two bedroom guest suite with a kitchenette and living quarters at the second floor. Together with a small addition, this move delivered over 600 sq. ft in the main structure for a new family room with game tables and a full bathroom for guests which also serves as a cabana for the pool area. The design of the additions, including the introduction of new fenestration to capitalize on daylight and views was sensitive to the original architecture and unanimously approved by the Historic Preservation Board of West Palm Beach.

This addition and extensive interior renovation optimizes front and rear river views, natural light and indoor / outdoor integration. The use of craftsman detailing – adding a front porch – makes this home naturally inviting, functional and extremely livable. The design was challenged due to the waterfront lot restrictions, lot coverage restrictions (car port instead of garage), slope stability challenges and septic restrictions (only 15% of existing footprint was allowed). The rear eating area / sunroom addition was built on pillars to achieve septic clearances. The second storey addition utilized sloped ceilings, which finished at 10 ft. in order to create spacial volume. Open to below areas allow more sunlight in and help achieve square footage requirements. The carport helped meet lot coverage restrictions, but more importantly, helped lessen the environmental impact. Driveways and walkways feature natural stone for water runoff. TWO BATHROOMS, TWICE AS NICE When the opportunity to add a bathroom to your Manhattan condo presents itself, you take advantage. Part of our renovation of this USW condo included an additional bathroom, in addition to a total overhaul of the ensuite bathroom. For the main bath, we turned the dreary old space into a soft and elegant sanctuary that’s warming as the sunlight beaming in, thanks to the sleek nickel-finish fixtures and custom marble tile. In the newly-created guest bathroom, we delivered an upscale, timeless design incorporating gleaming subway tiles, bold brass fixtures, and exquisite deco hexagon flooring. PERMA-WFH OFFICE WITH CUSTOM MURPHY BED & STORAGE After being thrust into a permanent work from home schedule due to the pandemic, our client decided to incorporate more of a formal home office space into her guest bedroom - a space where she also required additional storage. The problem was she didn't want to give up the practicality of a spare bedroom. To maintain the added bedroom availability and also provide a proper office space, we created a custom Murphy bed and desk area with custom millwork for enhanced organization with a perfectly narrow personal desk area nestled to the left of the large built-in.
