The main architecture in the kitchen stayed the same but the clients wanted to change the coffee bar into a wine bar, so we removed the upper cabinet door above a small cabinet and installed two X-style wine storage shelves instead. An undermount farm sink was installed with a 23” tall main faucet for more functionality. We replaced the chandelier over the island with a beautiful Arhaus Poppy large antique brass chandelier. Two new pendants were installed over the sink from West Elm with a much more modern feel than before, not to mention much brighter. The once dark backsplash was now a bright ocean honed marble mosaic 2”x4” a top the QM Calacatta Miel quartz countertops. We installed undercabinet lighting and added over-cabinet LED tape strip lighting to add even more light into the kitchen. We basically gutted the Master bathroom and started from scratch. We demoed the shower walls, ceiling over tub/shower, demoed the countertops, plumbing fixtures, shutters over the tub and the wall tile and flooring. We reframed the vaulted ceiling over the shower and added an access panel in the water closet for a digital shower valve. A raised platform was added under the tub/shower for a shower slope to existing drain. The shower floor was Carrara Herringbone tile, accented with Bianco Venatino Honed marble and Metro White glossy ceramic 4”x16” tile on the walls. We then added a bench and a Kohler 8” rain showerhead to finish off the shower. The walk-in shower was sectioned off with a frameless clear anti-spot treated glass. The tub was not important to the clients, although they wanted to keep one for resale value. A Japanese soaker tub was installed, which the kids love! To finish off the master bath, the walls were painted with SW Agreeable Gray and the existing cabinets were painted SW Mega Greige for an updated look. Four Pottery Barn Mercer wall sconces were added between the new beautiful Distressed Silver leaf mirrors instead of the three existing over-mirror vanity bars that were originally there. QM Calacatta Miel countertops were installed which definitely brightened up the room! Originally, the upstairs game room had nothing but a built-in bar in one corner. The clients wanted this to be more of a media room but still wanted to have a kitchenette upstairs. We had to remove the original plumbing and electrical and move it to where the new cabinets were. We installed 16’ of cabinets between the windows on one wall. Plank and Mill reclaimed barn wood plank veneers were used on the accent wall in between the cabinets as a backing for the wall mounted TV above the QM Calacatta Miel countertops. A kitchenette was installed to one end, housing a sink and a beverage fridge, so the clients can still have the best of both worlds. LED tape lighting was added above the cabinets for additional lighting. The clients love their updated rooms and feel that house really works for their family now. The original space was tired, dark and disorganized. A peninsula separated the kitchen from the breakfast area and the adjacent sunroom was only accessed via a single door. The back pantry was poorly designed and there was no logic to the kitchen’s work space. The first step in this stunning transformation involved replacing the original peninsula with a large central island. Built using espresso stained furniture-quality cabinets with icon legs, open bottoms and exotic dark granite countertops, all kitchen traffic now flows around the island. The outside wall of the kitchen, featuring a 48” Thermador range, stainless steel range hood and glass tile backsplash, is the focal point of the new space. A stainless steel farm-style sink sits beneath one of two large windows that provide lots of natural light into the room. To the right, sits a 48” Sub Zero refrigerator/freezer. The wall adjacent to the family room was never used properly. Now it is home to two tall pantries, double ovens and a microwave. Creative pass through arches let the homeowner attend to guests while preparing food in the kitchen. The butler area adjacent to the dining room is filled with glass front cabinetry and additional cabinetry for extra storage. The kitchen is now part of an open concept design flowing from kitchen to dining room to sun room. By replacing a bearing wall with a structural header, traffic can flow from one room to the next making it brighter and more conducive to entertaining. More spacious than ever, this new kitchen is the hub of the home for this couple who love to cook and entertain.

2018 DESIGN OVATION HONORABLE MENTION/ TRADITIONAL LIVING ROOM. To warm up the room and bring the ceiling down, the designer recommended the use of wood planks on the ceiling, along with 2 large-scale iron chandeliers. The double row of windows brings the outdoors in, providing wonderful daylight. The wall space above the opening to the adjacent Library was the perfect location for canvas panels inspired by the wife’s favorite Japanese artwork and commissioned by the designer with a local artist. The room provides plenty of seating for watching TV, reading or conversation. The open space between the sofa table and library allows room for the client to explore her heritage through Japanese Sword practicing or her Ikebana creations using their landscape. Basement Bar Dream Realized! Our clients can entertain guests and family members in this modern space by getting behind the beautiful two-level full bar with shaker style front panels and create any drink recipe - both new and the old favorites - secretly. Guests can climb into the comfortable leather bar-stool-style chairs at the bar's 42" height and clearly see the stone accent wall with mounted cabinets and open thick-glass shelving but not the drinks being prepared by the host. They can relax and lean on the glossy white and gray quartz counter top while casually enjoying the present company. The strategically placed lighting under the bar and in the wall-mounted black painted cabinets, along with the recessed lights and decorative hanging light fixtures, help the space to feel light and cozy. The additional of light neutral paints with dark accents help to stabilize the mood - not to mention the vinyl light wood-styled flooring found throughout the basement.

This home originally had a Mediterranean inspired interior...wrought iron, heavy wood and Travertine everywhere. The office not only wasn't the homeowners taste but wasn't functional. While brainstorming ideas I mentioned cedar and he immediately said "Yes" as it reminded him of his childhood home. Additionally a request for a stand-up desk with storage for his bad back and a navy paint finished off this space.

Our Client's desire for their master bathroom was to create a beachy feel that they could enjoy year round and we were more than happy to facilitate the transformation. The Alaskan White Granite tops mimic the look of wet sand providing contrast to the Waypoint Shaker Style cabinets and storage tower. 3"x17" Porcelain Planks in Vintage Gray add a wood component that is key to any coastal bathroom design and resemble the color of aged board walks and fishing piers. Pebbles in the tub surround, shower accent band and shower floor are similar to ones that can be found on many popular beaches. The decorative details that our client selected for the room such as mermaid dispensers, shells, and beautiful vibrant art work were the perfect touch. Ample storage space and some privacy to the exposed toilet were needed. The 12" deep tower provides two cabinet pull outs for toiletries and other necessities as well as an 18"x18" cabinet on the top with crown molding finishes and an additional pull out cabinet at the bottom of the tower. Partial privacy for the lavatory was achieved by installing a 45"x29" glass panel. We were pleased to be invited to do a new Master Bedroom Closet project for a home in Albuquerque that was featured in the 2013 Parade of Homes. Perhaps you visited it during the 2013 Parade? The next 4 images are from that home. The closet was long and narrow but there was plenty of space for hanging clothes and drawer units as well as for folded clothes, shoes and other items. All this was accomplished without sacrificing elbow room in this narrow space. Views from the bathroom into the Master Closet. Another perspective of the Master Closet. The closets shown here were designed for a NE Heights home in Albuquerque. They were installed and photos were taken before any clothes or other items were added. The dark pullout in the first image is a clothes hamper. These light colored cabinets were chosen for the Master Bedroom closet to help keep the space bright and light. Note the two rows of hangars for shirts and dresses above, and pants below. The double row of drawers in this closet replaces the typical Chest of Drawers without sacrificing the extra space needed for the chest. This is a great addition to any closet. The last closet photo shows a two-door vertical storage closet on the right that is very flexible to configure. It can be outfitted to store clothes, shoes, jewelry, or other items. Also note the extra-length hangar space for formal dresses or long gowns. Not Just Closets was also contracted to do the Pantry in the above home. Please notice that the shelving wraps around the corners, providing the greatest amount of storage space. Also you will find that the spacing on the shelves was designed to allow for a large number of varying size items in the pantry. There are large shelves on the bottom since large items are usually heavy and bulky. Seldom-used items can also be stored on the top shelf. The storage shelves shown are in a large walk-in pantry, with a concommitantly large number of shelves. Dark colored cabinets were chosen for the Pantry to match the Kitchen cabinets. We were asked to design and install the closets for a house in the October 2014 Parade of Homes. The view is of an extremely large walk-in closet with upper and lower hanging bars, tall hanging areas, and a huge amount of cabinet and drawer storage. The next two views portray the same closet, demonstrating the size of the closet and the many wrap around hanging areas, shelves, storage cabinets, and drawers. All four walls were filled with these features. The closet also has a pull-down ironing board, allowing for quick refreshing of creases in trousers or straightening of dresses. Not Just Closets also does commercial installations, as evidenced by the corporate office kitchen and file storage solutions shown here. This photo is of a work center island incorporating file storage. Not shown is another large set of shelves for bulk storage. The back side of the work center also has cabinets for storage. This is a view of the Break Center at the corporate office. The counter, sink and upper and lower cabinets were all designed and installed by Not Just Closets. Roll-out shelves offer convenience and easy access to a pantry in the 2015 Parade of Homes kitchen. This customer said - "Total 100% customer satisfaction. I love it! It is the crown jewel of the room. Every woman who has seen it has mentioned they are jealous of it all". We agree. This closet was custom-designed for blueprint storage for an architect. Master Bedroom closet units offer a variety of ways to hang and store clothes. Above the double hang and drawer unit are wardrobe lifts (not shown at the top of this photograph) to store seasonal clothes. A small bedroom closet can be made more useful with the right combination of hangs (hanging racks) and shelving. An entry closet with double hangs and a convenient bench for removing and storing shoes. This is a Master Bedroom Closet with adjustable shelves to organize and optimize the storage needs of the customer. The large nest of small drawers just exudes an aura of organization, and the shoe storage is adjusted to hold different sizes of boots and shoes.

Our clients wanted the ultimate modern farmhouse custom dream home. They found property in the Santa Rosa Valley with an existing house on 3 ½ acres. They could envision a new home with a pool, a barn, and a place to raise horses. JRP and the clients went all in, sparing no expense. Thus, the old house was demolished and the couple’s dream home began to come to fruition. The result is a simple, contemporary layout with ample light thanks to the open floor plan. When it comes to a modern farmhouse aesthetic, it’s all about neutral hues, wood accents, and furniture with clean lines. Every room is thoughtfully crafted with its own personality. Yet still reflects a bit of that farmhouse charm. Their considerable-sized kitchen is a union of rustic warmth and industrial simplicity. The all-white shaker cabinetry and subway backsplash light up the room. All white everything complimented by warm wood flooring and matte black fixtures. The stunning custom Raw Urth reclaimed steel hood is also a star focal point in this gorgeous space. Not to mention the wet bar area with its unique open shelves above not one, but two integrated wine chillers. It’s also thoughtfully positioned next to the large pantry with a farmhouse style staple: a sliding barn door. The master bathroom is relaxation at its finest. Monochromatic colors and a pop of pattern on the floor lend a fashionable look to this private retreat. Gulf-Front Grandeur Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Hufham Farris Construction --- This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project. We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery.
