COMPLETION | 2018 PHOTOGRAPHER | Chalermwat Wongchompoo CONTRACTOR | Legend Construction Group A major pain point of staying in 64 sq.m. of duplex condominium unit, which is used for a home-studio for an animator and an artist, is that there is not enough space for dwelling. Moreover, a double-volume space of living area with a huge glass curtain wall, faces West. High temperature occurs all day long, since it allows direct sunlight to come inside. In order to solve both mentioned problems, three addition items are proposed which are, GRID PARTITION, EXTENSION DECK, and STEPPING SPACE. A glass partition not only dividing space between kitchen and living, but also helps reduce electricity charge from air-condition. Grid-like of double glass frame is for stuff and stationery hanging, as to serve the owners’ activities. Extension deck would help filtrating heat from direct sunlight, since an existing high glass facade facing West. An existing staircase for going up to the second-floor bedroom, is added by a proposed space above, since this condominium unit has no enough space for dwelling or storage. In order to utilize the space in a small condominium, creating another staircase above the existing one helps increase the space. The grid partition and the extension deck help ‘decrease’ the electricity charge, while the extension deck and the stepping space help ‘increase’ the space for 11 sq.m.

This lovely craftsman style home provided the perfect blank slate for us to elevate with our clients' personalities. On the "must haves" list was add color, make it approachable and cozy, and keep the sunshine pouring in. The front rooms open to each other, so creating a flow connecting the spaces was important - however, giving each space its own twist was priority. We selected a bold red paint on the exterior of the front door and a classic, chevron-patterned, textured grasscloth for the Entry to set the stage. Lighting and furnishings were layered in for added pops of color and functionality. The Living Room furnishings were selected to maximize seating and relaxation. We delivered on color with the addition of an uber comfy, lime green swivel chair and placed it bordering the Living Room and Dining Room so one could join both conversations. The Dining Room walls were painted a moody blue to create a backdrop for chic dinner parties and record listening sessions. Reupholstered vintage dining chairs brought their own stories to the table while a custom made buffet stores oodles of board games and records. Custom window treatments in both spaces added the necessary privacy while allowing the sun to shine through and create the perfect sunny spots for their sweet dog to nap. Adding in artwork provided the fun punctuations in these two areas. When my client mentioned that she loves to sit out on the deck with a cup of tea and listen to the birds sing, my first thought was - let's have them join you inside! We reimagined the Breakfast Nook seating and created a custom banquette to perch on amongst the sweetest bird themed wallpaper. The Breakfast Nook's color palette of olive green and saturated orange paired with the lovely natural light is calming and perfectly reflective of our client's disposition.

A little traveled, a lot of texture, and not much clutter! From the start, the space was not much to write home about! The common living areas were boxy with lower ceilings. Quirky ins and outs needed to be optimized. Overall, this project was a prime opportunity for us to really dig in. From treating each room top to bottom and finding the client’s mojo when it came to wallcoverings. Selecting funky lighting and the right mix and match of bold colors and more natural, organic textures. We came in too late to get involved with the kitchen but helped the client with a few little accents and color choices. Thus, acting as a jumping off point for the large dining space featuring a beautiful (and resilient!) wooden trestle table. We created a mix of seating that offers a little funk, and the fun additional cabinet storage to each end which offered a hideaway. We loved that this vista had such opportunity for great lighting and art, also! A Colorful, Cozy Living Room We knew we needed a cozy, lower profile seating area but also some sort of great reading nook by the fireplace. With the large windows and the main entry just off this space, a traffic pattern was delianted that helped guide decisions with the furniture. A funky, nubbier woven fabric on the sectional that hinted towards mid-century modern. The irregular shaped, petrified wood coffee table. The bold statement and colors carried through in the wallcovering and area rug. Jumping to the fireplace area where you can lounge or read with those gorgeous cognac leather recliners. This space needed to feel separate and the same all at once. The balance of scale and colors really helped achieve this! Can’t forget the bedrooms! Of course we can’t get by without mentioning a little bedroom love, either. In the master the overall designs dictated by a bold, saturated woven wood cloth on the headboard wall. We love the mix of color and pattern in here. The bold, sexier mood is 100% a byproduct of the level of rich colors and unusual combinations. Those bold hand-glazed ceramic lamps against those strict geo-pattern bed pillows – so good! Our sweet tween bedroom that should grow with her for a good, long time. All in all, filled with original art and layered in a softer palette. There was a lot of matching in here at first, but once we convinced her to trust us she started to understand why adding in the unexpected hit of bright coral and spring green made everything sing!

We were honored to have a part in the design and installation of the cabinets and countertop as well as being the general contractor for the project. The homeowners, Mr. Scott & Ms. Rauhofer are not new to architecture and home design. Their home had previously won an architectural award for its construction and design. Mr. Scott & Ms. Rauhofer utilized the expertise of many different artists and contractors on this project. Our designer, Tracy West, worked with them on the design of their new kitchen. They did have a separate contractor who took care of the rough-in work (wall removal, refinishing the floors, electrical, and plumbing) as well as configuring the installation of the unique 3Form Lightbox above the sink. Julie Gabrielli with Gabrielli Design Studio masterfully designed the above-mentioned lightbox, which was then installed by Baltic Custom Construction (additional contractor). Ken Girardini with Girardini Design artfully designed and constructed many metal artwork pieces to showcase in the space. Ken also beautifully crafted the distinctive cabinet hardware pieces seen throughout. This stunning kitchen was incredibly well thought out and planned, using the many talents of some local artists and craftsmen to truly showcase what is possible to create a beautiful space within the home. Our clients house was built in 2012, so it was not that outdated, it was just dark. The clients wanted to lighten the kitchen and create something that was their own, using more unique products. The master bath needed to be updated and they wanted the upstairs game room to be more functional for their family. The original kitchen was very dark and all brown. The cabinets were stained dark brown, the countertops were a dark brown and black granite, with a beige backsplash. We kept the dark cabinets but lightened everything else. A new translucent frosted glass pantry door was installed to soften the feel of the kitchen. The main architecture in the kitchen stayed the same but the clients wanted to change the coffee bar into a wine bar, so we removed the upper cabinet door above a small cabinet and installed two X-style wine storage shelves instead. An undermount farm sink was installed with a 23” tall main faucet for more functionality. We replaced the chandelier over the island with a beautiful Arhaus Poppy large antique brass chandelier. Two new pendants were installed over the sink from West Elm with a much more modern feel than before, not to mention much brighter. The once dark backsplash was now a bright ocean honed marble mosaic 2”x4” a top the QM Calacatta Miel quartz countertops. We installed undercabinet lighting and added over-cabinet LED tape strip lighting to add even more light into the kitchen. We basically gutted the Master bathroom and started from scratch. We demoed the shower walls, ceiling over tub/shower, demoed the countertops, plumbing fixtures, shutters over the tub and the wall tile and flooring. We reframed the vaulted ceiling over the shower and added an access panel in the water closet for a digital shower valve. A raised platform was added under the tub/shower for a shower slope to existing drain. The shower floor was Carrara Herringbone tile, accented with Bianco Venatino Honed marble and Metro White glossy ceramic 4”x16” tile on the walls. We then added a bench and a Kohler 8” rain showerhead to finish off the shower. The walk-in shower was sectioned off with a frameless clear anti-spot treated glass. The tub was not important to the clients, although they wanted to keep one for resale value. A Japanese soaker tub was installed, which the kids love! To finish off the master bath, the walls were painted with SW Agreeable Gray and the existing cabinets were painted SW Mega Greige for an updated look. Four Pottery Barn Mercer wall sconces were added between the new beautiful Distressed Silver leaf mirrors instead of the three existing over-mirror vanity bars that were originally there. QM Calacatta Miel countertops were installed which definitely brightened up the room! Originally, the upstairs game room had nothing but a built-in bar in one corner. The clients wanted this to be more of a media room but still wanted to have a kitchenette upstairs. We had to remove the original plumbing and electrical and move it to where the new cabinets were. We installed 16’ of cabinets between the windows on one wall. Plank and Mill reclaimed barn wood plank veneers were used on the accent wall in between the cabinets as a backing for the wall mounted TV above the QM Calacatta Miel countertops. A kitchenette was installed to one end, housing a sink and a beverage fridge, so the clients can still have the best of both worlds. LED tape lighting was added above the cabinets for additional lighting. The clients love their updated rooms and feel that house really works for their family now. NARI CAPITAL COTY, HONORABLE MENTION AWARD WINNER, RESIDENTIAL KITCHEN $50,000 TO $100,000 The owners of this Mount Vernon home purchased it with plans to remodel the kitchen. The original space was tired, dark and disorganized. A peninsula separated the kitchen from the breakfast area and the adjacent sunroom was only accessed via a single door. The back pantry was poorly designed and there was no logic to the kitchen’s work space. The first step in this stunning transformation involved replacing the original peninsula with a large central island. Built using espresso stained furniture-quality cabinets with icon legs, open bottoms and exotic dark granite countertops, all kitchen traffic now flows around the island. 2011 NARI CAPITAL COTY HONORABLE MENTION AWARD WINNER Since moving into their home 10 years ago, the lady of the house has been unhappy with her kitchen, dining room and entryway. The layout wasn’t efficient and the formal dining room was rarely used. With two children and a dog, a mud room made more sense for their lifestyle. To make best use of the space, the design team at Michael Nash Design, Build & Homes removed the dining room altogether. Four feet of that space went to the kitchen to make it more spacious and functional. The rest went to creating a mud room for the kids with locker style storage. The highlight of the renovation is, however, the new kitchen. Featuring a large center island with distressed curved wood countertop, it provides an anchor around which the rest of the room flows. Stark white cabinets run along two walls, providing significant kitchen storage, as well as several display cabinets for the homeowner’s fine china. A white farmer’s sink sits below a large window looking out over the backyard and the counters are topped with complementary stone counter and tile backsplash. Stainless steel appliances include a gas cooktop with custom wood hood that matches the cabinets. Matching crown molding tops the flush-to-the-ceiling cabinets. In addition to natural light from the windows, the kitchen features pendant lights over the island, under-cabinet lighting and LED lights. The added lighting along with the white cabinets make the room look even more spacious. Being a gourmet cook, the homeowner enjoys her time in kitchen while the mud room makes her daily chores a lot simpler.

Cozy and Colorful Beach House Remodel! When you think funky little house by the beach – images like what you are about to see may not be what you would have anticipated. This furnishings project aimed to capture a colorful, fun, active space for a family who wanted to feel at home .Thus, creating casual and comfortable but not boring in the least. A little traveled, a lot of texture, and not much clutter! From the start, the space was not much to write home about! The common living areas were boxy with lower ceilings. Quirky ins and outs needed to be optimized. Overall, this project was a prime opportunity for us to really dig in. From treating each room top to bottom and finding the client’s mojo when it came to wallcoverings. Selecting funky lighting and the right mix and match of bold colors and more natural, organic textures. We came in too late to get involved with the kitchen but helped the client with a few little accents and color choices. Thus, acting as a jumping off point for the large dining space featuring a beautiful (and resilient!) wooden trestle table. We created a mix of seating that offers a little funk, and the fun additional cabinet storage to each end which offered a hideaway. We loved that this vista had such opportunity for great lighting and art, also! A Colorful, Cozy Living Room We knew we needed a cozy, lower profile seating area but also some sort of great reading nook by the fireplace. With the large windows and the main entry just off this space, a traffic pattern was delianted that helped guide decisions with the furniture. A funky, nubbier woven fabric on the sectional that hinted towards mid-century modern. The irregular shaped, petrified wood coffee table. The bold statement and colors carried through in the wallcovering and area rug. Jumping to the fireplace area where you can lounge or read with those gorgeous cognac leather recliners. This space needed to feel separate and the same all at once. The balance of scale and colors really helped achieve this! Can’t forget the bedrooms! Of course we can’t get by without mentioning a little bedroom love, either. In the master the overall designs dictated by a bold, saturated woven wood cloth on the headboard wall. We love the mix of color and pattern in here. The bold, sexier mood is 100% a byproduct of the level of rich colors and unusual combinations. Those bold hand-glazed ceramic lamps against those strict geo-pattern bed pillows – so good! Our sweet tween bedroom that should grow with her for a good, long time. All in all, filled with original art and layered in a softer palette. There was a lot of matching in here at first, but once we convinced her to trust us she started to understand why adding in the unexpected hit of bright coral and spring green made everything sing!

COMPLETION | 2018 PHOTOGRAPHER | Chalermwat Wongchompoo CONTRACTOR | Legend Construction Group A major pain point of staying in 64 sq.m. of duplex condominium unit, which is used for a home-studio for an animator and an artist, is that there is not enough space for dwelling. Moreover, a double-volume space of living area with a huge glass curtain wall, faces West. High temperature occurs all day long, since it allows direct sunlight to come inside. In order to solve both mentioned problems, three addition items are proposed which are, GRID PARTITION, EXTENSION DECK, and STEPPING SPACE. A glass partition not only dividing space between kitchen and living, but also helps reduce electricity charge from air-condition. Grid-like of double glass frame is for stuff and stationery hanging, as to serve the owners’ activities. Extension deck would help filtrating heat from direct sunlight, since an existing high glass facade facing West. An existing staircase for going up to the second-floor bedroom, is added by a proposed space above, since this condominium unit has no enough space for dwelling or storage. In order to utilize the space in a small condominium, creating another staircase above the existing one helps increase the space. The grid partition and the extension deck help ‘decrease’ the electricity charge, while the extension deck and the stepping space help ‘increase’ the space for 11 sq.m.
