This project involves the renovation of, and additions to, a small guest house that is part of a larger residential compound. Originally designed by Fernau + Hartman Architects, this widely-published compound was completed in 1998 and is comprised of 22 different volumes within 7,800 square feet. The assemblage, containing a main house, guest house, and pool house, was commissioned by Gaston Caperton, the governor of West Virginia at that time. It was an architectural icon designed for entertaining. After living in the main house for 15 years, our clients wanted to make changes that would allow them to age in place on the property. The house's 13 different levels made it physically challenging for them to continue living there safely. The goal of the project was to address the physical and perceptual challenges of aging in place while preserving and honoring the original design. The renovations and additions to the guest house created an accessible, one-bedroom house that accommodates the couple’s mobility, cognitive, vision, and balance challenges. Now that our clients have moved into the guest house, their son and his family will move into the main house.

The original ensuite bathroom in this condominium required renovations to replace problematic Kitec plumbing. The layout in the space remained the same, but improvements were made to address certain design challenges with lighting, automation, and space. The aim was to create a modern bathroom design with textured wood features, and the feel of metallic black accents. A number of prominent changes were made to improve the use of space. The original entry, a left-handed door swinging into the bathroom, was replaced. It interfered with the vanity clear floor space. It also made the use of the bathroom difficult when two users were present. It was changed to a soft closing pocket door. To avoid losing space it was installed by creating a wall cavity on the outside of the bathroom. This door also included frosted glass panels to allow natural light into the space. Double sliding glass shower doors were also installed to address access issues to the shower valve. Storage improvements included the installation of dual inset medicine cabinets, and pull out drawers within the wall hung vanity. The depth of the medicine cabinets were extended outwards, and this nice detail was finished with a textured wood finish. The addition of the wall hung vanity also created the feeling of more space beneath the units and allowed for under cabinet lighting. Lighting and automation improvements included the addition of HUE LED lighting. This was done by installing two shower pot lights, a 6” main potlight, and under cabinet lighting. These are all controlled by the Philips Hue App that programs routines, scenes, and other settings. Some of the other highlights of this modern bathroom include dark grout, which contrasts nicely with the elongated white tile, a thermostatic shower system, herringbone textured porcelain floor tile, and a Schluter Kerdi waterproofing shower system. This bathroom is made most unique though with the choice of wallpaper, which can be described as modern luxury, a graphic take on agate stone patterns with metallic embellishments.

This partially wooded, acre and a half lot in West Dundee presented many challenges. The clients began working with a Landscape Architect in the early spring, but after not getting the innovative ideas they were seeking, the home builder and Architect suggested the client contact our landscape design/build firm. We immediately hit it off with the charismatic clients. They had a tall order for us: complete the design and implement the construction within a three month period. For many projects this would be a reasonable time frame. However construction delays and the coordination of multiple trades left a very short window to complete the work. Beyond the tight time frame the site required specific care in preserving the many mature surrounding trees, as well as addressing a vast grade change. Over fifteen feet of grade change occurs from one end of this woodland property to the other. All of these constraints proved to be an enormous challenge as we worked to include and coordinate the following elements: the drive layout, a dramatic front entry, various gardens, landscape lighting, irrigation, and a plan for a backyard pool and entertainment space that already had been started without a clear plan. Fortunately, the client loved our design ideas and attention to detail and we were able to mobilize and begin construction. With the seamless coordination between our firm and the builder we implemented all the elements of this grand project. In total eight different crews and five separate trades worked together to complete the landscape. The completed project resulted in a rewarding experience for our firm, the builder and architect, as well as the client. Together we were able to create and construct a perfect oasis for the client that suited the beautiful property and the architecture of this dream home.

True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.

This modern townhome in Vaughan received some mid-century modern flair and some really fun wallpaper. The large open concept living room was challenging in terms of creating a successful layout and we addressed it by bringing a large sectional closer to the center of the room rather than anchoring it against walls. Plenty of circulation space for a sideboard with a beautiful vinyl player, a collection of tall architectural prints and an eight foot tall floor lamp bring the eye up a double story living space. Fun wallpaper creates a long feature wall in the living and dining area with a geometric pattern that brings some movement to the room and is also mirrored in the kitchen backsplash and sideboard veneer. We designed a bedroom with the perfect shade of blue that will age nicely with our client’s young son along with a calming study perfect for getting some work done.

As a central focus of the project, the Kitchen remodel addresses both the challenging flow of the rooms and outlines a seamless connection to the existing interior character. The original Kitchen entrance from the back hall featured a central set of stairs that divided the room. The new design removes these stairs opening up the Breakfast Banquette, Kitchen, and Butler’s Pantry into one expansive, flowing space. The Kitchen is now equipped with multiple seating areas and additional surfaces for food prep and service to support both casual gatherings and catered events. The new Kitchen design incorporated traditional finishes such as natural stone and neutral color tones, complemented by white cabinetry and millwork.

One of the most significant issues was how to integrate an outdoor pool given the pool had to be within the building envelope, and the house was already abutting the setback on its ocean side. A second significant challenge was how to provide a roof top deck over a pitched roof house with an attic, that was functional and attractive. Finally, creating better access from the parking area to the kitchen was a priority. Goggans Architecture addressed the placement of a pool by creating a walled courtyard at the front, or landward side, of the house. The pool was placed on one side of the entry walkway, while its composition was balanced by a parterre garden on the other side of the walkway. The roof top deck was resolved by adding a new staircase and passageway through former attic space. By using a motorized roof hatch, the Owners could ascend to the roof deck which perched just below the roof ridge, hidden from view from the street. Relocating an underneath stair from one side of the house to a point that was closer to the kitchen resolved the access issue. These strategic moves created other opportunities, such as expansion of the master bathroom to a portion of the front porch, while allowing an exterior stair from the bath directly to the pool. Designing within the constraints of the sloped site posed one of the project’s central challenges. The detached garage sat at a higher elevation than the main house, requiring a solution that ensured architectural and geometric compatibility between the two structures. Rather than create a purely utilitarian link, Klopf Architecture introduced an intentional connection that contributes to the overall architectural language. A notable pinch point in the plan—where differing geometries converged—was treated as a hinge point, turning a potentially awkward juncture into an architectural feature. This area now functions as both a transition and a moment of design interest that unifies the overall plan. The design also addressed the underutilized outdoor area, which was located in a shadowed portion of the site with geometrical limitations. A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. Klopf Architecture introduced carefully positioned openings and spatial improvements that forged a strong visual and functional connection between indoor and outdoor spaces. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views. Working through multiple design iterations, Klopf Architecture crafted a solution that preserved the architectural language of the original home while supporting the functional needs of modern life. The garage-to-house connection became more than a passage—it evolved into an architectural moment of transition. A new mudroom and laundry space enhanced convenience without compromising the clean lines of the design. The primary suite was expanded to create a private, serene retreat. The reimagined backyard, complete with fire pit and kitchen, now plays a vital role in the family’s daily routine and social life. Outcomes and Lasting Impact The result is a home that balances heritage with contemporary design, technical precision with design sensibility. The redesign not only met the clients’ initial goals but also exceeded expectations in its ability to seamlessly blend past and present, function and beauty, making the outdoor kitchen a favorite gathering place. Beyond aesthetics, the renovation has significantly improved daily life for the family. The newly integrated garage connection has streamlined routines, providing a seamless transition between arriving home, storing belongings, and entering the main living spaces. The expanded primary suite offers a retreat-like atmosphere, creating a private space to unwind at the end of the day. The redesigned outdoor areas have also become an extension of their lifestyle—whether it's casual family dinners around the fire pit, entertaining friends in the outdoor kitchen, or simply enjoying the view from the reimagined backyard.
