As a first step in this project, we completely demolished the existing, very overgrown, and outdated landscape. The owner desired a custom-designed fire pit and patio, oriented toward their primary view corridor. The need to connect a secondary access off the back of their home to the primary access off their family room led us to create a sand-finish concrete walkway that connected the former to their new sand-finish concrete dining patio. In the process, we created a very nice planting area to soften up and beautify the back of the house.
We utilized a segmental wall block system to create a seat wall around the patio, helping to create a sense of containment in the space and providing extra seating for larger gatherings. Concealed wall lights helped lend a feeling of welcome to the space’s after-dark use. A set of offset cedar screens offers a creative way to hide a utility area without a gate.
We used a complementary-colored concrete mow curb as a bed divider and planted a Japanese Golden Rain Tree to provide future shade for our client. We filled out the rest of the landscaping with Arctic Fire Dogwood, Winter Gem Boxwood, Blue Avena Grass, Stella d’Oro Day Lily, and a specimen Burning Bush.

THE SETUP
This client lives in a great high-rise condo in downtown Chicago. Alicia has already remodeled a few areas of her home, including her kitchen and home office. The bathroom is one of the last big places the client wanted to update. The existing bathroom had a large, outdated whirlpool tub in the corner. It was a darker space that had a lack of natural light. There are no windows (due to the bathroom’s location within the high-rise building). So, the idea was to brighten up the space and give the client an updated, elegant primary bathroom that is more her style and tailor-made for her routines.
Design Objectives:
- Make the space brighter.
- Create different daily routine stations to maximize functionality while keeping things clutter-free – a makeup station, a blow-dry station, and a sink-needs station.
- Achieve the client’s specific style and function needs while also keeping the look and design open to future possibilities: different users of the space/resale clients.
Design Challenges:
- Toilet cannot be moved. (In a high-rise, you can’t really move plumbing around too much when reimagining a space)
- Existing bathroom had a soffit that hid a lot of electrical wiring, so completely removing the soffit wasn’t an option.
- The blow-dry station needs to accommodate the client’s preference for standing up.
- Finding a place for the make-up station, which the client wants oriented for sitting.
- Create storage within the shower that can eliminate the clutter of personal care products that are actually needed every day. Do this, while keeping the client’s favorite things about the existing shower: the shower bench, a tub filler faucet (for rinsing shaving cream when shaving legs) and a low niche for placing her foot when shaving her legs.
THE RENEWED SPACE
Design Solutions:
- Extended a bit of wall near the toilet to give the commode its own area within the space, but without closing it off into a claustrophobic WC.
- Worked within the reality of the existing soffit situation, reshaping it to align with the new shower. Can lights were also added. Installed a beautiful ceiling light fixture that works within the new soffit shape, commanding attention and adding light, as if the sofit shape was chosen for it.
- Created a nice, furniture-looking 42”-high cabinet with pullout drawers to be the blow-dry station, complete with a mirror and a nice top. The pullout drawers are all powered, concealing a Dyson dryer and curling iron (and all the accoutrements) while keeping them plugged in, which is ideal for easy usage and put away. A stylish mirror on the wall above the cabinet, and proper lighting, make this the perfect blow-dry station. The top has a grommet that can accommodate a power cord should the client ever want to have a powered device on top of the cabinet.
- Put the sit-down makeup station where the tub used to be, putting the mirror back into a new recessed wall just a bit, allowing the area to have more room.
- Created a niche in the shower’s inner wall so that you can’t see it unless you are literally inside the shower. At the client’s request, it also has a hook so she can hang her loofa. Hiding the utility niche in this way allowed us to use the full main wall of the shower as a canvas for a beautiful accent stripe of raised decorative tile. The new shower has her old favorites, too: the tub filler, foot niche and bench.
Alicia’s client loves her new primary bathroom, especially the blow dry area. It is very accommodating for her, as a tall lady, while being very easy to use. The drawers store everything. Being powered, they make using already-plugged in appliances very easy to use and put away.
Her previous makeup station was a freestanding vanity with a single drawer, so beauty products were all over the surface top. With her new makeup station, everything is nicely tucked away and organized in drawers.
The new lighting is fantastic and the colors are light and soft. The clients loves the overall look and feel of her new bathroom and raves about how well the functionality-minded design makes her morning routine – and her life – easier and enjoyable!

Today’s investment landscape in California features a surge in transforming single-family lots into vibrant multi-family residences, facilitated by recent SB9 and ADU laws. This project exemplifies how a modest 6,750-square-foot lot can accommodate a 1,500-square-foot primary home alongside a 2,500-square-foot duplex, seamlessly integrating design, functionality, and neighborhood aesthetics.
The primary residence underwent a meticulous interior transformation, evolving from a 3-bedroom, 1.5-bath layout into a spacious 4-bedroom, 2-bath home. Strategic reconfigurations centered around creating an expansive great room—an open-concept space adorned with vaulted ceilings—where the kitchen, dining, and living areas converge into a magnificent communal zone.
Exterior updates further distinguish the property. The front and side yards are enclosed with fencing and privacy hedges, linked by concrete pathways that enhance outdoor functionality while compensating for backyard space lost during renovations. The exterior façade was refreshed with darker tones, deliberately contrasting with the duplex to emphasize architectural separation.
Designed to preserve the suburban charm, the duplex visually mimics a single-family home from the street. Its facade creates an illusion of a two-story residence, maintaining harmony within the neighborhood fabric. The main unit, developed under SB9 guidelines, features three bedrooms and two bathrooms, with a luxurious parents’ suite situated upstairs. Downstairs, two bedrooms share a full bath, creating a balanced family-oriented layout.
The duplex’s interior boasts 9-foot ceilings throughout, elevating the sense of space and openness. The design thoughtfully places the kitchen at the front, inviting guests into the home, while stairs on the right lead to the private upstairs bedroom suite.
The ADU offers a two bedroom and two & half baths. the unit is accessible via a private side entrance with a dedicated walkway. Its layout includes a ground-floor living room, a galley kitchen, and a discreet powder room beneath the stairs, designed to contain guest traffic and maintain privacy upstairs. The upstairs bedrooms each feature luxurious bathrooms with expansive showers, adding an element of modern elegance.
Both units enjoy thoughtfully landscaped outdoor spaces—private patios, backyard areas, and gated front yards—creating welcoming environments for residents and visitors alike.

Overview:
Wing-like roofline houses a dramatic white villa in Costa Rica jungle.
Studio Saxe was commissioned to design a villa on the hilltops of Santiago in Santa Teresa, Costa Rica. The primary objective was not only to provide dwellers with a connection with its jungle surroundings but also to generate an intimate relationship with an amazing view of the shoreline which brings its dwellers back to a more profound appreciation of the natural world.
Concept
Studio Saxe decided to create a large roof that would house within a series of bedrooms and living spaces that would all be turned sideways in order to face the prominent views. Interstitial spaces within the living volumes create gaps that enhance a deeper connection to the natural surroundings whilst moving about the dwelling.
Design
Every space in the home has been angled to view the ocean, and this twist creates a geometric relationship between the roofline and the spaces that became the primary element of design that both addresses the need for large overhangs (for climate control and comfort) but also generates a literal connection between the view and every space.
This white house in the jungle acts as a canvas so that morning and sunset light reflect on its surfaces creating an array of colors that vary throughout the day. The angled surfaces also allow for the reflection of shadows and the textures of nature to play within the interstitial spaces that exist between the living spaces.
Construction
Due to the remoteness of the location and difficult access, Studio Saxe decided to create a light steel frame that could be prefabricated off-site, brought, and assembled in a fast and effective way. This not only ensured the quality of the construction in a very remote location, but it also allowed the process of construction to be very light touch and the intervention on the site to be very minimal while creating the sensation of large open spaces that bring the view in and at the same time are protected by a large roof held by steel “I” beams.
Sustainability
At Studio Saxe we believe that proper design with nature should be the first focus of sustainability and thus, this villa has been oriented properly to take advantage of predominant winds for cooling. Also, long overhangs protect from the sun and the rain in the most critical parts of the day creating comfort without the use of energy. A light touch construction method meant that the impact on the site was minimal during the implementation of the villa and the extended roofline also serves as a means to collect water and energy generation.

New construction home was designed for heavily forested 1.5 acre site with slight sloping backyard. Southern orientation and time of day was conceptualized in the design so morning sun hit the master bedroom and vaulted living room. In the afternoon sunlight travels to a future planned 3 season sunroom. Heating was designed with forced hot air and vertical stack venting from a pellet stove and gas fireplace. Conceptually the front facade is more traditional and private with wrap around farmer's porch and iconic "house" roof form. While the rear becomes more open and welcome to outdoor living space in all seasons.

This unique opportunity to design a new home in Millport was one which JAM Architects relished. The location of the site on a hill on the outskirts of the village presented an opportunity to design a new two bedroom home taking advantage of the views of the ocean. The unusual floorplan design with a ‘kink’ at the centre point of the building is as a result of this with the front of the home orientated to address the street and the rear half positioned to ensure the best views from the corner window in the livingroom and the master bedroom window.
As a result of a recent accident our client for this project was unfortunately left with some mobility issues and our brief was therefore to design a two bedroom home with all the primary accomodation on the ground floor, with a studio space, guest bedroom and guest shower room on the first floor. The ground floor consists of a open plan kitchen, dining and living room with direct access to a generous outside patio area. In addition to this living space there is also a utility room, w.c, master bedroom and ensuite bathroom.
On the first floor our client was also keen to take advantage of the sea views from this elevated position and a sheletered balcony area has been incorporated adjacent to the studio space.

We are excited to showcase our expertly crafted living room renovation project, which has been thoughtfully completed to meet every need. We have transformed the space by installing high-quality flooring, ensuring the subfloor is perfectly level for a seamless and even foundation. Our team diligently managed electrical upgrades for efficient lighting and addressed any necessary drywall repairs. Fresh paint, carefully applied, and refined wall textures further enhance the room's aesthetic appeal. This stunning living room is now a harmonious space to relax, socialize, and create lasting memories.

Our design for the expansion and gut renovation of a small 1200 square foot house in a residential neighborhood triples is size, and reworks the living arrangement. The rear addition takes advantage of southern exposure with a "greenhouse" room that provides solar heat gain in winter, shading in summer, and a vast connection to the rear yard.
Architecturally, we used an approach we call "willful practicality." The new soaring ceiling ties together first and second floors in a dramatic volumetric expansion of space, while providing increased ventilation and daylighting from greenhouse to operable windows and skylights at the peak. Exterior pockets of space are created from curved forces pushing in from outside to form cedar clad porch and stoop.
Sustainable design is employed throughout all materials, energy systems and insulation. Masonry exterior walls and concrete floors provide thermal mass for the interior by insulating the exterior. An ERV system facilitates increased air changes and minimizes changes to the interior air temperature. Energy and water saving features and renewable, non-toxic materal selections are important aspects of the house design. Environmental community issues are addressed with a drywell in the side yard to mitigate rain runoff into the town sewer system. The long sloping south facing roof is in anticipation of future solar panels, with the standing seam metal roof providing anchoring opportunities for the panels.
The exterior walls are clad in stucco, cedar, and cement-fiber panels defining different areas of the house. Closed cell spray insulation is applied to exterior walls and roof, giving the house an "air-tight" seal against air infiltration and a high R-value. The ERV system provides the ventilation needed with this tight envelope. The interior comfort level and economizing are the beneficial results of the building methods and systems employed in the house.

It is not uncommon for down2earth interior design to be tasked with the challenge of combining an existing kitchen and dining room into one open space that is great for communal cooking and entertaining. But what happens when that request is only the beginning? In this kitchen, our clients had big dreams for their space that went well beyond opening up the plan and included flow, organization, a timeless aesthetic, and partnering with local vendors.
Although the family wanted all the modern conveniences afforded them by a total kitchen renovation, they also wanted it to look timeless and fit in with the aesthetic of their 100 year old home. So all design decisions were made with an eye towards timelessness, from the profile of the cabinet doors, to the handmade backsplash tiles, to the choice of soapstone for countertops, which is a beautiful material that is naturally heat resistant. The soapstone was strategically positioned so that the most stunning veins would be on display across the island top and on the wall behind the cooktop. Even the green color of the cabinet, and the subtle green-greys of the trim were specifically chosen for their softness so they will not look stark or trendy in this classic home.
To address issues of flow, the clients really analyzed how they cook, entertain, and eat. We went well beyond the typical “kitchen triangle” to make sure all the hot spots of the kitchen were in the most functional locations within the space. Once we located the “big moves” we really dug down into the details. Some noteworthy ones include a whole wall of deep pantries with pull outs so all food storage is in one place, knives stored in a drawer right over the cutting boards, trash located right behind the sink, and pots, pans, cookie sheets located right by the oven, and a pullout for the Kitchenaid mixer. There are also pullouts that serve as dedicated storage next to the oven for oils, spices, and utensils, and a microwave located in the island which will facilitate aging in place if that becomes an objective in the future. A broom and cleaning supply storage closet at the top of the basement stairs coordinates with the kitchen cabinets so it will look nice if on view, or it can be hidden behind barn doors that tuck just a bit behind the oven. Storage for platters and a bar are located near the dining room so they will be on hand for entertaining.
As a couple deeply invested in their local community, it was important to the homeowners to work with as many local vendors as possible. From flooring to woodwork to tile to countertops, choosing the right materials to make this project come together was a real collaborative effort. Their close community connections also inspired these empty nesters to stay in their home and update it to their needs, rather than relocating. The space can now accommodate their growing family that might consist of children’s spouses, grandkids, and furry friends alike.

This home's owners are reverse snowbirds who love birding. They bought this home for the wooded lot but unfortunately couldn't see much from the inside. The home was dated throughout so there wasn’t a surface in this house left untouched. Besides all walls, ceilings, and floors being addressed, projects included three bath remodels and stairway railing replacement. But, the story became the kitchen where we combined it with the formal dining room and changed the orientation to add large windows towards the trees. Now the house feels like a tree house.

M&G inspected and selected the blocks directly from quarries located in Iran, Italy and Spain, and then fabricated according to the customized finishes of each unit type. The flat cut pieces and solid curved pieces for each unit were then laid out per the shop drawings, inspected and approved by the owner’s representatives,
before individually numbered and packed for delivery to site.
In the main lobby, an impressive onyx feature wall captures the attention of visitors with its stunning book-matched effect. The blocks were individually selected to ensure consistency of the veining, then allocated to each elevation to create optimal symmetry when book-matched. The slabs were then cut and book-matched polished, laid out to visualize the effect and to mark the actual sizes to cut, before finally cutting to size. Special attention was paid to the curved corner pieces in order to achieve a similar book-matched effect as the flat pieces. The landscaped areas also feature granite in
various thicknesses with radial cuts to complement the architectural style of the project.
