Having three young children, they wanted to make sure adequate sight lines were included between the kitchen and great room since they knew that’s where they would spend most of their time. The homeowners also wanted to update the space to match their modern design tastes. The home was a traditional design, but coming from New York City, these homeowners sought to bring a city vibe to their home while making it more functional for their needs. The opening between the great room and kitchen was enlarged by adding a 13’ beam to the home. The kitchen design was modified to get rid of an awkward and small pantry along with eliminating a window to allow for more cabinetry. The custom island includes a microwave, sink and dishwasher. Outlets were hidden under the upper cabinets to give the backsplash a clean look and feel. The home had two home offices, one of them was converted to a workout space. Custom millwork was completed to modernize the two-way fireplace. Additional hardwood flooring was added to the first floor, and all was refinished to match. New lighting was installed throughout the first floor as well. The small laundry room was reconfigured to allow more storage including adding a pocket door to save on real estate. Removing the kitchen pantry, gave the laundry more storage space for hanging laundry and storing supplies. All these remodeling decisions took place from afar while the homeowners still lived in NYC.

The existing under-utilized garage will be converted into a modern style home office & future ADU. This detached residential home office & future accessory dwelling will serve as a focus work space, as well as an independent living space for family or guests to stay overnight with privacy from the main home. The interior has been personalized with an open lofted space and full height shelving for books or other storage. A custom design rolling library ladder will reinforce the library ambiance. The “Loft-brary” also utilizes a floor to ceiling corner glass window system, allowing it to be closely connected to the adjacent Japanese style landscaping. Primarily serving as a home office studio, the interior is conceived to be open & spacious with lots of shared light, with a lofted upper floor work area taking advantage of views overlooking the adjacent valley. A small kitchen and full bathroom are provided with adequate space for the future bedroom. Careful attention was given to the solar conditions of the building’s orientation, and an integrated exterior shading system is provided to mitigate the challenging afternoon sun. A second floor covered exterior deck is provided to allow for year round fresh air work breaks. Propel was hired as architect and landscape designer on the project and we are currently exploring small variations in the plan before proceeding with full construction documentation, engineering, permitting and construction. Target completion is late summer 2022.

My client was ready to renovate her co-op for the long-term, but her tiny kitchen was outdated, cluttered and dim. Lacking adequate storage, counter space and ventilation, the kitchen was also cut off from the rest of the apartment, making it feel like a dim, little cave. The update began with high-quality, compact appliances and luxury materials. Task lighting was improved with halogen fixtures placed beneath the wall cabinets and recessed into the ceiling. A non load-bearing partition that divided the kitchen from the living space was replaced with custom cabinetry that functions on multitple of levels: inside the kitchen, it houses the refrigerator plus drawers and roll-out trays for pots, pans and cooking utensils. No space left untouched for storage in NYC, a special pull-out cabinet is tucked neatly beside the fridge for a step ladder and broom. The countertop uniting the kitchen and living area is clad with durable, natural stone. This transitional area can be used as for food prep counter, a serving buffet or a coffee and wine bar. On the living room side, this same cabinet houses china, wine bottles and crystal, all lit from within for dramatic effect and to provide depth within the small smace. A lovely new kitchen greets visitors upon entering, in what is now a truly cosmopolitan setting befitting of this sophisticated, lady in the city.

Designed by Kohn Shnier Architects, the building was completed in 2008 and has been owner-occupied ever since. Upstairs, a spacious loft-like apartment is spread over 2 floors. The mainfloor includes a decadent chef’s kitchen finished in Corian, with a large eat-at island. The combined living & dining rooms connect with a large south-facing terrace with exceptional natural light and neighbourhood views. Upstairs, the master bathroom features abundant built-in closets, together with a generous ensuite bathroom. A second open space is presently used as a studio, but is easily converted to a closed 2nd bedroom. Parking is provided at the rear of the building, and the rooftop functions as a green roof. The finest materials have been used in this very special building, from anodized aluminium windows paired with black manganese brick, to high quality appliances and dual furnaces to provide adequate heating and fire separation between the retail and residential units. Set in the charming neighborhood of Wedgwood, this Cape Cod-style home needed a major update to satisfy our client's lifestyle needs. The living room, dining room, and kitchen were all separated, making it hard for our clients to carry out day-to-day life with small kids or adequately entertain. Our client also loved to cook for her family, so having a large open concept kitchen where she could cook, keep tabs on the kids, and entertain simultaneously was very important. To accommodate those needs, we bumped out the back and side of the house and eliminated all the walls in the home's communal areas. Adding on to the back of the house also created space in the basement where they could add a separate entrance and mudroom. We wanted to make sure to blend the character of this home with the client's love for color, modern flare, and updated finishes. So we decided to keep the original fireplace and give it a fresh look with tile, add new hardwood in a lighter stain to match the existing and bring in pops of color through the kitchen cabinets and furnishings. New windows, siding, and a fresh coat of paint were added to give this home the curbside appeal it deserved. In the second phase of this remodel, we transformed the basement bathroom and storage room into a primary suite. With the addition of baby number three, our clients wanted to create a retreat they could call their own. Bringing in soft, muted tones made their bedroom feel calm and collected, a relaxing place to land after a busy day. With our client’s love of patterned tile, we decided to go a little bolder in the bathroom with the flooring and vanity wall. Adding the marble in the shower and on the countertop helped balance the bold tile choices and keep both spaces feeling cohesive.
