Initially designed as a bachelor's Sonoma weekend getaway, The Fan House features glass and steel garage-style doors that take advantage of the verdant 40-acre hilltop property. With the addition of a wife and children, the secondary residence's interiors needed to change. Ann Lowengart Interiors created a family-friendly environment while adhering to the homeowner's preference for streamlined silhouettes. In the open living-dining room, a neutral color palette and contemporary furnishings showcase the modern architecture and stunning views. A separate guest house provides a respite for visiting urban dwellers.

We adhered to “Efficiency Vermont’s’ rigorous High Performance Home standards in the construction of this project. In addition, this was a Duplex and as a result required extra attention to special code requirements surrounding multi-family construction. We also tried to recreate the exterior details to match with the historical period of early Vermont.

E. F. San Juan produced all of the interior and exterior millwork for this elegantly designed residence in the influential New Urban town of Seaside, Florida.
Challenges:
The beachfront residence required adherence to the area’s strict building code requirements, creating a unique profile for the compact layout of each room. Each room was also designed with all-wood walls and ceilings, which meant there was a lot of custom millwork!
Solution:
Unlike many homes where the same molding and paneling profiles are repeated throughout each room, this home featured a unique profile for each space. The effort was laborious—our team at E. F. San Juan created tools for each of these specific jobs. “The project required over four hundred man-hours of knife-grinding just to produce the tools,” says Edward San Juan. “Organization and scheduling were critical in this project because so many parts were required to complete each room.”
The long hours and hard work allowed us to take the compacted plan and create the feel of an open, airy American beach house with the influence of 1930s Swedish classicism. The ceiling and walls in each room are paneled, giving them an elongated look to open up the space. The enticing, simplified wooden classicism style seamlessly complements the sweeping vistas and surrounding natural beauty along the Gulf of Mexico.

The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning.
This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing.
Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology.
In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come.
Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.

This new home is inspired by the Colonial architecture found in the region. Situated on a stunning site bordering wooded conservation land with towering oak and beech trees, the connection to nature is of paramount importance. While the main body of the house adheres to historical precedent, the rear of the house and the various wings open up to the surrounding landscape with multi-purpose spaces and monumental windows. A geothermal system provides the hot water, heating and cooling.

Aesthetic Value: The modern industrial angles of the metal balustrade and faceted wood treads create a juxtaposition with the living wall featured prominently in the stair well. The natural textures of the wall bring a warm feel to the assent of the stairway.
Stair Safety: The stair adhered to the 2015 IBC codes for commercial stairway. With 36" grab rails and 42" guardrail. With all open spacing being well within code boundaries.
Quality: The wood used was stranded bamboo selected for color uniformity. Each tread having precision milled metal traction bars inlaid in the leading edge. Strict adherence to control sample was maintained in final finishing.
Technical Challenge: The most challenging part of the construction was creating the multifaceted wood covers for the steel substructure. All wood pieces had to be assembled so no nail holes or plugs would be showing.

The wrong application was installed on this almost flat roof. Asphalt shingles are not designed to hold water and the roof was leaking. We installed a proper flat application self adhered rolled composition roofing material instead and solved their problem.

This fast pace second level addition in Lakeview has received a lot of attention in this quite neighborhood by neighbors and house visitors. Ana Borden designed the second level addition on this previous one story residence and drew from her experience completing complicated multi-million dollar institutional projects. The overall project, including designing the second level addition included tieing into the existing conditions in order to preserve the remaining exterior lot for a new pool. The Architect constructed a three dimensional model in Revit to convey to the Clients the design intent while adhering to all required building codes. The challenge also included providing roof slopes within the allowable existing chimney distances, stair clearances, desired room sizes and working with the structural engineer to design connections and structural member sizes to fit the constraints listed above. Also, extensive coordination was required for the second addition, including supports designed by the structural engineer in conjunction with the existing pre and post tensioned slab. The Architect’s intent was also to create a seamless addition that appears to have been part of the existing residence while not impacting the remaining lot. Overall, the final construction fulfilled the Client’s goals of adding a bedroom and bathroom as well as additional storage space within their time frame and, of course, budget.

To adhere to kosher practices, the kitchen includes separate sinks for meat and dairy, and there is careful attention to ensuring that all surfaces and appliances can be easily cleaned and maintained. A designated area for meat and dairy preparation, along with ample storage solutions was our primary goal to ensure that the kitchen was both functional and respectful of kosher laws.
For finishing touches, the very talented Home Owner, chose Elegant hardware as seen in this images, such as brushed gold handles and knobs which add a great deal of sophisticated finish.
