This unique project was one home designed for two families. The goal was to make the space functional for both families while preserving the integrity of the design. The result is a clean yet aggressive design emphasizing comfortable living for parents and kids. Multiple owner suites are situated on the main level with access to gorgeous views and outdoor living spaces. The cottage also offers plenty of bedrooms for the children - on a separate level - along with a variety of areas to gather, relax, and recreate.

(Written by David Mallin, the father of Natanya in who's memory this structure was designed and built.) This is a sandstone and marble sound chamber for use as a communication portal. Located at the Lion's Den Park, overlooking the Animas River Valley, in Durango, Colorado. Dry stack wall construction by Jon Aguilar and Matt Norton. Kiva design, totem carvings, floor design and construction by sculptor, David Mallin. The kiva is a gift to the city of Durango from the Natanya Joy Fund and the Mallin family. It is a memorial tribute to Natanya Joy Mallin Jameson who died on Valentine's Day, 2014, at age 27. Many compassionate and generous donors in Durango and beyond contributed to the fund to help Natty Joy get alternative medical care for a rare aggressive cancer. She died before she could use much of the fund. Those funds purchased the stone and the master masons' labor and expertise. Many of Natty Joy's 'peeps' helped all the way through the project. Completed October 2016.

The purchasers of this Roland Park home had a long standing relationship with PBA, having successfully completing several projects on two previous homes with the firm. Therefore, the level of trust and familiarity allowed for a very aggressive design and construction schedule. The project included the creation of a new mud room within the footprint of an existing covered porch, the renovation of 4 bathrooms within the house, the re-tasking of various rooms throughout the house, introduction of new lighting and building systems, the renovation of a laundry, the creation of a “bunk room” on the third floor, restoration and repair of various exterior elements, significant landscaping, and creation of a spectacular “man cave” in a previously dreary basement. Head To Head Negotiations Gets Results For Happy Sellers: When I was introduced to Steven Hill, I knew from the minute we met “this was the guy” to represent me. Steven has a very calm, soft approach to his dealing with people, unlike the ego driven who spout their credentials to impress. He listens to understand what the client wants rather than telling them what he wants. He assured me he was confident in his ability to sell my property without over promising and I was skeptical, but boy did he deliver on that promise, and some. Let’s start with the brochures. Sotheby’s brochures blow everyone else out of the water. A piece of paper, with black and white photos, gets lost in the bottom of a purse, or garbage bin, but a Sotheby’s brochure is a piece of art. Steven’s photographer created fabulous photos that took my breath away when the brochure arrived. My house looked beyond amazing yet true to the property. This alone sets Sotheby’s far above the rest by doing more than photocopying a sheet of paper to leave an impression. Very impressed. Steven and I corresponded everyday and, after 5 days on the market, we accepted a conditional offer. I was thrilled Steven got the sale price I wanted, so quickly. Unfortunately, we found ourselves in a tense situation when the home inspector found a breach in our sewer line. Immediately I got a quote for the repairs, and was fully prepared to cover the expense, but the buyer’s realtor was insisting on a sizeable holdback. This is where we witnessed Steven’s negotiation skills under pressure. He went head to head with the buyer’s realtor, as the buyers and ourselves stood by and watched. Steven insisted he would not allow his clients to have an open wallet, while the buyer’s realtor pushed harder and harder. Steven never once showed how irritated or upset he was by this realtor’s aggressive nature and, in a calm voice, kept insisting an open wallet was not going to work. This was a little unsettling with three days left to lift the conditions and I wasn’t holding out much hope the deal would close. Things looked grim, but once again Steven’s abilities and strong connections shone through…. he found a back up buyer who presented an offer we could not ignore. Of course, Steven had to bring this to the first buyer’s attention and, to everyone’s surprise, all conditions were lifted and we had a firm sale. Not only did I get my asking price but I no longer had to cover the repair expense. Steven was nothing but brilliant. I believe somewhere along the way Steven and I became friends. I look forward to a “Hi Jane” text from him that always makes me smile. I thoroughly enjoy his kind, caring, easy going nature and his wicked sense of humor. I like his Porsche too

A neighbor was preparing his house for sale and the previous coating was in decent condition but very dirty from the nearby street. A thorough washing followed by aggressive sanding removed dirt and some deteriorated finishes on shingles on the second and third floors; we also stripped some ugly paint from higher profile trim details around the front porch. Finish coats were applied using a more durable and dense finish that will wash nicely in the future; the finish density will help resist the accumulation of street dust.

Oak wilt is a very aggressive form of tree fungus that attacks the oak species in particular. It grows on the outer sapwood of the tree and slowly starts to sap away nutrients and water from the tree itself. Left untreated, oak wilt can cause the tree to dieback or even expire completely. Oak wilt targets healthy oak trees, mature oak trees, and stressed oak trees in equal measure. It is easiest to spot the symptoms of oak wilt in the early spring or summer. The most common signs of oak wilt are bronze and wilting foliage. Where Does Oak Wilt Start? Most oak wilt will start along the tips of the branches and the top of the oak tree. One reason it may take so long to spot a problem is that it begins out of the usual line of sight. Most homeowners will notice a sudden decline in the health of a usually healthy tree that starts along its crown. Another sign of oak wilt is when the outer side of the tree bark starts to develop gum. This gum attracts other pests such as birds, insects, and squirrels who then carry the fungus from sick trees to healthy trees. Along with spores, the fungus can also spread through the root system of one oak tree to the other, but it is hard to notice unless you happen to be digging around the trees for another reason. When Are Oak Trees Most Susceptible? Healthy and stressed oak trees are equally prone to catching oak wilt, but is it more likely to occur in the spring. It is always best to avoid pruning oak trees in the spring to reduce the chance of new fungal infections or for infections from other trees being spread to healthy trees. Wounds or environmental damage during the spring should be cared for by professionals to help reduce the chances of oak wilt infection. Is There A Cure For Oak Wilt? There is no cure for oak wilt, so the best method is prevention. Avoid pruning and damage during growing seasons and stick to winter pruning in Richmond Hill to cut down on infection rates. If you do have an oak tree that is showing signs of oak wilt, the best course of action is to have it removed to prevent the fungus from spreading to other trees. After having lived in 22 different places all around the world, this family decided to settle in a Dutch colonial home in Harding Township. The house sits on a wonderful piece of property that is only challenged by the wetlands that surround it. For this reason, we had to work within the existing footprint and not consider any additions. The homeowners wanted to be able to host the holidays in their new home which meant we had an aggressive design and construction schedule. We started the design work in the Spring of 2012 and construction took place over the Summer and into the Fall. By Thanksgiving, the project was complete, with no meaningful cost overruns. Renovations included a new kitchen, mudroom, and office/library on the first floor and a new master suite, hall bath, home office, and laundry room upstairs. The challenge was creating comfortable space with clean lines that would accommodate the homeowner’s casual and worldly lifestyle, but would not feel out of place with the character of the existing house. The kitchen is a glorious hard-working space with lots of counter space, space for a giant farmer’s table, and symmetrical views through oversized double hung-windows out to the expansive yard. The master bath is outfitted with wood, stone, and metal, and also includes artifacts from some of their world travels. In a second phase of work, we designed some outbuilding to further enhance the character of the property. Currently we are working with the family to design a memorial to honor their child who died of Leukemia.

This remodeling project in Scituate, MA began with a unique challenge: the original architectural plans didn’t fully align with the family’s vision for their forever home. Woodland Builders stepped in to redesign the layout, creating a more compact and cost-effective plan that perfectly suited the family’s lifestyle and long-term needs. The homeowners, who loved their neighborhood and planned to stay for the next 30 years, sought additional space, a functional kitchen, and a new bathroom. To achieve these goals, they moved into temporary housing, enabling Woodland to work efficiently and meet their aggressive timeline. The remodel encompassed several key areas of the home, each thoughtfully reimagined to enhance functionality, style, and comfort.

We designed this playground which includes all natural cedar fences, raised planting boxes and a play table. Other elements include play structures, shade sails and a non-aggressive bee box for pollinating flowers and trees.
