For this project the house itself and the garage are the only original features on the property. In the front yard we created massive curb appeal by adding a new brick driveway, framed by lighted brick columns, with an offset parking space. A brick retaining wall and walkway lead visitors to the front door, while a low brick wall and crisp white pergola enhance a previous underutilized patio. Landscaping, sod, and lighting frame the house without distracting from its character. In the back yard the driveway leads to an updated garage which received a new brick floor and air conditioning. The back of the house changed drastically with the seamless addition of a covered patio framed on one side by a trellis with inset stained glass opposite a brick fireplace. The live-edge cypress mantel provides the perfect place for decor. The travertine patio steps down to a rectangular pool, which features a swim jet and linear glass waterline tile. PROJECT DESCRIPTION: The client requested a large (19 foot wide by 15 foot projection) two-span retractable waterproof patio cover system to provide heavy rain, hail, heat, sun, glare and UV protection. This would allow our client to sit outside and enjoy their garden throughout the year, extending their outdoor entertainment space. For functionality they requested that water drain from the rear of the system into the front beam and down inside the right end post, exiting at the bottom from a tiny hole and draining into the flower beds thus preventing rain water from simply dropping off the front of the unit. The entire system used one continuous piece of fabric and one motor. The uprights and guides meet together at a smooth L-shaped angle, flush at the top for a perfectly smooth profile. The system has a Beaufort wind load rating Scale 10 (up to 63 mph) with the fabric fully extended and in use. A grey hood was also used to prevent rain water, debris and snow from collecting in the folds of fabric when not in use. A running profile from end to end in the rear of the unit was used to attach the Somfy RTS motor which is installed inside a motor safety box. Circular concrete footers were installed in the grassy area in front of the unit for mounting the 3 posts. To allow for a flat vertical mounting surface, a ledger board using pressure-treated wood was mounted the full 19-foot wall width, as the client’s house was made of uneven, thick stone. PURPOSE OF THE PROJECT: The client’s intention was for installation of a retractable waterproof patio cover system to provide heavy rain, hail, heat, sun, glare and UV protection for their backyard patio area. What is unique or complex about the project? This project was difficult for two main reasons: 1. Very large installation fasteners needed to be used to install through the above referenced ledger board and deep in to the stone structure of the house. 2. The motor cable needed to be placed through deeply drilled holes as the stone wall house wall is 15” thick. Drilling through en-even stone was definitely a challenge. PROJECT RESULTS The client was delighted with the results. The retractable patio cover system now makes it possible for the client to use a very large area in the rear of their house 24/7, 365 with the exclusion of snow. Since the client was very happy, they will be covering the ends, front and sides with our motorized vertical drop zippered awnings. Gable ends will also be covered with fixed fabric panels. Enclosing the entire area will allow the customer to heat the space in the winter and air condition the space in the summer.

Keith and Amy loved their home in quiet Wake Forest neighborhood on a large corner lot on a cul-de-sac. Over time, Amy had developed allergic reactions to unknown allergens in their home. As her condition worsened, it became impossible for her to spend much time in the home, and they were forced to move out and find temporary housing accommodations. After months of talking with other home improvement providers and indoor air “experts” and trying other solutions to no avail including having their HVAC ducting cleaned, they turned to Paradise Found Construction and our expertise and experience in transforming indoor environments in homes into healthy and clean living spaces. Because many of the improvements we undertook to create a cleaner environment also provided energy savings, we had our work certified under the 2012 National Green Building Standards (NGBS) and were award a Bronze level certification for the home. We conducted a thorough investigation and testing regimen that included bringing in our team industry leading air quality and HVAC experts, we developed a comprehensive plan of action that would solve their “sick home syndrome”. We removed all of the carpeting and pad from the home and thoroughly cleaned all surfaces and filtered the air with advanced HEPA filtration units. There were a few areas of mold in the crawl space which we mitigated as well. We thoroughly air sealed the home, paying particular attention to the ground level and attic floor system. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work. To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV). We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint. To further improve the energy performance of the home in addition to thoroughly air-sealing and sealing and conditioning the crawl space, we installed 100% LED lighting in the home. We improved the water efficiency of the home by installing low-flow EPA WaterSense rated toilets and shower heads, converted all of the bathroom and kitchen faucets to be more water efficient. Upon completion, Amy and her family was able to move back into their cozy and clean “new home”, and are once again able to enjoy and be comfortable in their home.

The open-air foyer at the main entry of the home serves as a picture window framing the bay and jungle behind it. All the home's corridors and hallways are open-air, intended to reduce the air conditioning load and improve the home's energy efficiency. The accent sculpture at the entry was created by the architects, from structural steel scraps from the construction of a staircase on another project.

Steps from Riverside Park, the existing apartment had previously not been renovated for 30 years and was in dire need of a complete overhaul. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. The existing formal closed kitchen and dining room were combined and opened up to allow the owners to entertain in an open living environment and allow natural light to permeate throughout different exposures of the apartment. Bathrooms were gutted, enlarged and reconfigured. Central air conditioning was added with minimal ducting as to be hidden and not seem clunky. Built-in bookshelves run the length of the perimeter walls below windows, concealing radiators and providing extra valuable storage in every room. A neutral color palette, minimalist details, and refined materials create a warm, modern atmosphere. Light brown oak veneered archways as well as LED cove ceilings are used to separate programmatic spaces visually without the use of physical partitions. A charcoal stained cube built-in was designed with in the foyer to create deep storage while continuing into the kitchen to hide the built-in refrigerator and pantry visually connecting the two spaces. The family’s two children share one large bedroom in order to create a playroom in the other which can also serves as a guest room when needed. The master bedroom features a full height grey stained ash veneered wall unit that serves as the predominant clothes storage. A panel housing the TV slides to reveal more clothes storage behind. To utilize the exiting formal maid’s room behind the kitchen, a small study and powder room were created that house laundry machines as well.
