This house has great bones and just needed some current updates. We started by renovating all four bathrooms and the main staircase. All lighting was updated to be clean and bright. We then layered in new furnishings for the dining room, living room, family room and entry, increasing the functionality and aesthetics of each of these areas. Spaces that were previously avoided and unused now have meaning and excitement so that the clients eagerly use them both casually every day as well as for entertaining.

A young family with a wooded, triangular lot in Ipswich, Massachusetts wanted to take on a highly creative, organic, and unrushed process in designing their new home. The parents of three boys had contemporary ideas for living, including phasing the construction of different structures over time as the kids grew so they could maximize the options for use on their land. They hoped to build a net zero energy home that would be cozy on the very coldest days of winter, using cost-efficient methods of home building. The house needed to be sited to minimize impact on the land and trees, and it was critical to respect a conservation easement on the south border of the lot. Finally, the design would be contemporary in form and feel, but it would also need to fit into a classic New England context, both in terms of materials used and durability. We were asked to honor the notions of “surprise and delight,” and that inspired everything we designed for the family. The highly unique home consists of a three-story form, composed mostly of bedrooms and baths on the top two floors and a cross axis of shared living spaces on the first level. This axis extends out to an oversized covered porch, open to the south and west. The porch connects to a two-story garage with flex space above, used as a guest house, play room, and yoga studio depending on the day. A floor-to-ceiling ribbon of glass wraps the south and west walls of the lower level, bringing in an abundance of natural light and linking the entire open plan to the yard beyond. The master suite takes up the entire top floor, and includes an outdoor deck with a shower. The middle floor has extra height to accommodate a variety of multi-level play scenarios in the kids’ rooms. Many of the materials used in this house are made from recycled or environmentally friendly content, or they come from local sources. When the Owner came home at the end of our photo shoot day and saw all the art, flowers, pillows, and other finishing touches we had saved for the grand reveal, he sat in this space saying over and over "This is my favorite room! I'm going to sit here all day!" "This is my favorite room! I'm going to sit here all day every day!!" Thrilling words to a Design Team! This is why we do what we do!! We accomplished the mission by drafting plans for a significant remodel which included removing walls and columns, opening up the spaces between rooms to create better flow, then adding custom furnishings, drapes, lighting, and original art for a customized unique Wow factor! His Christmas party proved we had succeeded as each person 'wowed!' the spaces! Even more meaningful to us, as Designers, was watching everyone converse in the sitting area, dining room, living room, and around the grand island (12'-6" grand to be exact!) and genuinely enjoy all the fabulous, yet comfortable spaces. Success all around!

This expansive Victorian had tremendous historic charm but hadn’t seen a kitchen renovation since the 1950s. The homeowners wanted to take advantage of their views of the backyard and raised the roof and pushed the kitchen into the back of the house, where expansive windows could allow southern light into the kitchen all day. A warm historic gray/beige was chosen for the cabinetry, which was contrasted with character oak cabinetry on the appliance wall and bar in a modern chevron detail. When our clients purchased their Fairfax Station home at the beginning of the pandemic, the main living areas had already been updated. However, three bathrooms were still stuck in the1980s. We tackled the upstairs primary and hall bathrooms first to ensure our clients had a working bathroom while construction was underway. Once the upstairs renovations were completed, we moved on to the main level guest bathroom. Primary Bathroom Transformation: The old primary bathroom had a small dark shower stall, a basic alcove tub, and the original 40-year-old plumbing, vanities, and tile. We completely gutted the space and made some minor layout changes to maximize functionality and create a serene retreat complete with free-standing soaking tub and generous walk-in shower. Expanding the shower’s footprint and replacing the full-height walls with a glass surround opened up the space, making the entire bathroom feel larger and more airy. Marble shelves and a shaving ledge add convenience and style. A large double vanity provides ample storage and a full 7 feet of countertop space. Mixed metal finishes elevate the design, with soft gold accents and brushed nickel fixtures pairing perfectly with the classic gray vanity and muted marble tiles. We reconfigured the dressing area, added custom closet built-ins, and installed new carpet throughout to complete this tailored transformation. Hall Bathroom Update: The hall bathroom did not require any significant layout changes, but the dated fixtures and finishes all had to go. We wanted the new bathroom to feel both classic and fresh, so we opted for a polished finish palette, including sleek white subway tiles on the walls and marble-look hexagonal on the floor. A furniture-style vanity, in dark navy, was paired with a distinctive Carrara marble top and sleek chrome fixtures for a modern twist. The tub+shower combo features both a standard shower head and multi-function handheld for optimum flexibility – great for bathing children and pets alike. This renovation blended classic details with modern functionality, creating a bathroom that’s both timeless and fresh. Guest Bathroom Update: The home’s main level bathroom serves as both powder room and guest bathroom with 2 separate entrances. The in-swing door from the guest bedroom made the already narrow bathroom feel even more cramped. By installing a pocket door at the guest bedroom, we immediately improved the flow and usability of the space. The shower was upgraded with handcrafted white subway tile and contrasting grout, creating a clean, tailored look that elevates the room. Thoughtful details—like discreet grab bars and a handheld shower on a slide bar—make the space adaptable and comfortable for guests of all ages. A marble mosaic floor sets a refined backdrop for the freestanding black vanity, while the cross-bar handles offer a nod to the past on these modern-day fixtures.

ZEN Associates is the landscape architect and landscape contractor for this modern and wonderfully detailed residential retreat, incorporating a lap pool, several spas, outdoor grill stations, tennis court, zip lines, music and more. A perfect space for living and entertaining all year round- all day and night!

For a well-known American fashion designer, this kitchen was the heart of a complete to -the-frame renovation. In preliminary discussions, she stated that after working with a broad spectrum of colors and textiles all day, she wished for a calm, neutral palette when she returned home. The recycled glass tile backsplash includes a favorite blue-green color. The white counter-top on the island is seamless slab of OKITE quartz.

A captivating transformation in the coveted neighborhood of University Park, Dallas The heart of this home lies in the kitchen, where we embarked on a design endeavor that would leave anyone speechless. By opening up the main kitchen wall, we created a magnificent window system that floods the space with natural light and offers a breathtaking view of the picturesque surroundings. Suspended from the ceiling, a steel-framed marble vent hood floats a few inches from the window, showcasing a mesmerizing Lilac Marble. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance. Adding to the kitchen's allure is the Italian range, which not only serves as a showstopper but offers robust culinary features for even the savviest of cooks. However, the true masterpiece of the kitchen lies in the honed reeded marble-faced island. Each marble strip was meticulously cut and crafted by artisans to achieve a half-rounded profile, resulting in an island that is nothing short of breathtaking. This intricate process took several months, but the end result speaks for itself. To complement the grandeur of the kitchen, we designed a combination of stain-grade and paint-grade cabinets in a thin raised panel door style. This choice adds an elegant yet simple look to the overall design. Inside each cabinet and drawer, custom interiors were meticulously designed to provide maximum functionality and organization for the day-to-day cooking activities. A vintage Turkish runner dating back to the 1960s, evokes a sense of history and character. The breakfast nook boasts a stunning, vivid, and colorful artwork created by one of Dallas' top artist, Kyle Steed, who is revered for his mastery of his craft. Some of our favorite art pieces from the inspiring Haylee Yale grace the coffee station and media console, adding the perfect moment to pause and loose yourself in the story of her art. The project extends beyond the kitchen into the living room, where the family's changing needs and growing children demanded a new design approach. Accommodating their new lifestyle, we incorporated a large sectional for family bonding moments while watching TV. The living room now boasts bolder colors, striking artwork a coffered accent wall, and cayenne velvet curtains that create an inviting atmosphere. Completing the room is a custom 22' x 15' rug, adding warmth and comfort to the space. A hidden coat closet door integrated into the feature wall adds an element of surprise and functionality. This project is not just about aesthetics; it's about pushing the boundaries of design and showcasing the possibilities. By curating an out-of-the-box approach, we bring texture and depth to the space, employing different materials and original applications. The layered design achieved through repeated use of the same material in various forms, shapes, and locations demonstrates that unexpected elements can create breathtaking results. The reason behind this redesign and remodel was the homeowners' desire to have a kitchen that not only provided functionality but also served as a beautiful backdrop to their cherished family moments. The previous kitchen lacked the "wow" factor they desired, prompting them to seek our expertise in creating a space that would be a source of joy and inspiration. Inspired by well-curated European vignettes, sculptural elements, clean lines, and a natural color scheme with pops of color, this design reflects an elegant organic modern style. Mixing metals, contrasting textures, and utilizing clean lines were key elements in achieving the desired aesthetic. The living room introduces bolder moments and a carefully chosen color scheme that adds character and personality. The client's must-haves were clear: they wanted a show stopping centerpiece for their home, enhanced natural light in the kitchen, and a design that reflected their family's dynamic. With the transformation of the range wall into a wall of windows, we fulfilled their desire for abundant natural light and breathtaking views of the surrounding landscape. Our favorite rooms and design elements are numerous, but the kitchen remains a standout feature. The painstaking process of hand-cutting and crafting each reeded panel in the island to match the marble's veining resulted in a labor of love that emanates warmth and hospitality to all who enter. In conclusion, this tastefully lux project in University Park, Dallas is an extraordinary example of a full gut remodel that has surpassed all expectations. The meticulous attention to detail, the masterful use of materials, and the seamless blend of functionality and aesthetics create an unforgettable space. This Cobble Hill Brownstone for a family of five is a fun and captivating design, the perfect blend of the wife’s love of English country style and the husband’s preference for modern. The young power couple, her the co-founder of Maisonette and him an investor, have three children and a dog, requiring that all the surfaces, finishes and, materials used throughout the home are both beautiful and durable to make every room a carefree space the whole family can enjoy. The primary design challenge for this project was creating both distinct places for the family to live their day to day lives and also a whole floor dedicated to formal entertainment. The clients entertain large dinners on a monthly basis as part of their profession. We solved this by adding an extension on the Garden and Parlor levels. This allowed the Garden level to function as the daily family operations center and the Parlor level to be party central. The kitchen on the garden level is large enough to dine in and accommodate a large catering crew. On the parlor level, we created a large double parlor in the front of the house; this space is dedicated to cocktail hour and after-dinner drinks. The rear of the parlor is a spacious formal dining room that can seat up to 14 guests. The middle "library" space contains a bar and facilitates access to both the front and rear rooms; in this way, it can double as a staging area for the parties. The remaining three floors are sleeping quarters for the family and frequent out of town guests. Designing a row house for private and public functions programmatically returns the building to a configuration in line with its original design. This project was published in Architectural Digest. With respect to the notion of old-meets-new, the kitchen strikes a comfortable balance between materials. For the center island, Franklin repurposed original barn siding into cladding for the unit, painting it grey. The Corian counter top and stainless steel backsplash provide a cool contrast. A set of antique barstools was a fortunate find for the homeowner. Sourced from a local bar that had closed, all they needed was a little elbow grease to realize their full potential. It took days to remove years worth of nicotine stains from them, but as Franklin exclaims, "It was worth it because the old stools found a new home in an old barn!" The partial wall was designed to address a number of functional and aesthetic concerns. Dividing the workspace from the storage space, it keeps the pantry area out of view, and allows light to carry through this area of the home. Franklin also uses the wall as a means to display his growing teapot collection. "It’s funny," he confesses, "but I think they can entice people to sit down, have a cup of tea and converse (Imagine that in this world of technology!)" Adrienne DeRosa Photography
