Hi everyone, I'm Sarah and Ogun we are here with fine line kitchens. So we are a couple working together. I do the interior design and remodeling of the space material selection meeting with the clients. And I handled operations outside, you know meaning all the construction work that is taking place the inside. The houses that we work in. I handle all the aspects of the construction, so today's project is very special. We're in Vienna and the client had a very big family. It's a family of seven that lives here. So we had a few aspects that we needed to keep in mind while designing this one. Having everybody be able to sit on the island. So we wanted plenty of seating all the way around. We didn't want anybody standing or anything like that. So what we did is we maximize the space. The center island is the biggest part of the kitchen. We use a natural stone to kind of give it a beautiful texture versus quartz. It's kind of standard white or kind of fabricated, so I wanted something very natural. We did this because I took my inspiration from the outside, so the inspiration if you look at the view right in front of me is there are so many greens there's a lot of brass accents and I wanted to bring this. Into this kitchen while designing it for my clients. She is very warm very. She wanted a very homey, comfy kind of look for the kitchen. So that's what we did today. As you can see, the cabinets are sage green, very light, so I still think it's a neutral, but it's a lighter color that again brings the outside in and we combine that with the oak right behind me so it's a slightly warm oak. It's not very dark. It's not very light. It's a medium brown and the same color went on the island. To kind of tie these two in and the backsplash, my favorite part is where you can see a little bit of design. It is, in my opinion still classic, but includes a pattern so the outside part is as we said in the beginning, is handled by my husband. I'd like him to speak a little bit about that. Thanks, Sarah, I want to talk to you guys a little bit about the construction part of this project. Originally this kitchen was located mostly in this area. They had their stove there sing. It was more of a peninsula layout in Sarah's and the customer vision they wanted. They wanted to get rid of the peninsula and they want to be able to have a huge island that can at least sit seven people because they're familiar with seven. So we wanted to make sure that we can achieve this design and bring it to life so that they can be happy with this layout. Some of the challenges we had, the house, the home being, you know, old home. There were a lot of you know the older electrical and plumbing that had to be replaced. We had to relocate the stove from here to this area. Over here we had put a nice foot fan that we had to relocate all the ductwork and the plumbing. Was being on the peninsula area. We had to relocate it to the center islands. So we achieved all this and kind of like bring it to bring in this kitchen up to date it looks beautiful. That's true, so yes, the old layout did not function for my clients because everything was kind of gathered on one side of the kitchen. So there was like a peninsula right there. So the end of this island kind of continued straight. And that was just the L shape. Kind of where everything was and there used to be another big table here, so they were using only kind of half of the space. So like I said at the beginning, our vision was to kind of feed everybody at the island, create some symmetry. 'cause I love that. So as you can see behind me, this is kind of the focal point symmetrical. Everything is kind of even we wanted to also panel the fridge here so it mimics the pantry and another size. So when you're looking at it, it is bringing again that symmetry back again. I hope you enjoyed this kitchen and this video and I'll see you soon. So how do you think this project turned out? It's nice. I like the color. I think it turned out nice. It's kind of like a little bit different color than what we always do. So I realize. So if this was our kitchen, if we ever like you can have your own. I can have mine if we ever get into a fight then this can be like my own kitchen. Why are we gonna bring in a fight right now? Out of seven children, twin daughters Bellamy and Tallulah hold their own as the only girls in the bunch. When recent renovations included installing the elevator, all rooms needed to be slightly reconfigured. "Our girls are getting older so we were happy to bring in something new and redecorate", says Cortney. Now into their teens, the girls have redone their bedroom to reflect their growing sense of style and independence. Above Tallulah's bed hangs a childhood portrait of her by Linda Mason. The upholstered bed frames are a recent purchase that add a decidedly feminine air to the space, while a brightly painted chair and striped draperies maintain a youthful punch. Even with two designer parents, the girls are free to weigh in on what goes into their room. "It is definitely a collaboration", Cortney explains. "[Our daughter] Bellamy really enjoys designing and has a natural talent for it. All of our kids bring their own artistic sense into their spaces, after all, we want their spaces to reflect them, too." Once upon a time, the 20 x 30 foot room with 10 foot ceilings was the entire home. The focal piece of the room is the new floor to ceiling field stone fireplace, hand honed solid maple mantel, rounded hearth, accentuated by a hand-cut keystone, and flanked by raw cedar columns. The new gas logs can be remotely controlled with programmable heat. A built-in floor to ceiling cherry wood wall unit, with granite serving surface, highlights a side wall and is topped off with a large piece of stained glass from an English pub. The mood lighting behind the stained glass and the antique library ladder really highlights this unique bookcase. Distinctive lighting fixtures and fans provide dining area lighting and circulation from the cool breezes off of Lake Burton. On the bottom, the solid oak 1.5 inch flooring is a remnant of the past on the top, the height of the ceilings is enhanced by double crown moldings throughout and a touch of the outdoors is brought indoors by the three new skylights. Surrounded by rustic cedar window boxes, additional ambient light streams through the four windows facing south, and the new French doors. Knowing that the east wall in the kitchen and study were once on the home’s exterior allowed us to investigate and reveal the true character of these walls by removing the two layers of drywall and 4 inches of plaster exposing a striking addition to both rooms…… beautiful granite rock walls. The hallway flows into the granite breakfast bar which fully complements the newly exposed granite wall. From the Viking SS refrigerator to gas Jenn Air ceramic cooktop and microwave the appliances are a chef’s delight. Lighting is a critical component in a gourmet kitchen and the light from the double window is enhanced by two spotlights over the cooking area, LED task lighting under the cabinets, mood lighting over the top cabinets, and four “Murano” hand blown glass pendant lights over the sink and bar area. Scoring points in the design category, the full wood “Thomasville” two tone glazed cabinets that are country white and palomino scream style and sophistication, and are accentuated by the cool copper glass backsplash and refined stainless steel hardware. The porcelain, two bowl farmhouse sink is large enough for your biggest pots while the stainless steel sink guards will protect it from scratches. The SS faucet is professional quality and the Insinkerator will help the chef in the house save time with instant 190 degree water. An eight foot long exposed cedar tree trunk hangs over the cooking area allowing the chef to hang his/her favorite utensils and pots or pans in full lodge style. And who wouldn’t crave a large walk in pantry with commercial grade slides that will up to 120 pounds. With all these features, the cook/cooks in the family will love spending time in this room. Across from the kitchen is a study/office area which can be closed off from the hallway by a double barn door. Except for the remarkable exposed granite rock wall mentioned earlier, the entire room has been paneled with raw cedar boards treated with Australian Tree Oil for true lodge feel. The triple crank out window provides a superb view of the pond and blazing Japanese maple trees in the fall. Outside, the hallway leads to the utility room which has been fully upgraded with all the modern amenities. The oak cabinetry with granite tops also has an extra deep sink with commercial kitchen sprayer. The sink area is surrounded by white subway tile while slate and green glass mini tile accents bring the outdoor colors inside. The doggy door, new exterior door and crank out window provide access to the back yard and additional light. From the new “Rinnai” point of use, gas hot water heater to the new “LG” full size, stackable washer and dryer, this utility room delivers. The master bedroom has four windows which provide outstanding light and air circulation. To take the chill off of nippy evenings, this bedroom also has its own romantic fireplace with travertine marble surround, remote controlled gas logs, and a beautiful antique oak and mirror mantle. To top it off, the en-suite bath contains high end fixtures, a spacious vanity, and floor to ceiling rain shower with independent valves allowing you to turn on the shower and not get wet. Located at the end of the hallway, and next to the guest bathroom, is the handcrafted stairwell leading to the sleeping loft. The distinctive maple stair treads with their grain and raw edge being displayed, were milled locally in Clayton and then installed from underneath so that no screw or nail heads are visible. The staircase was completed with wrought iron spindles, raw cedar handrail and floor to ceiling end post. Upon your entry into the sleeping loft, you will notice the amount of light that enters through the two skylights and large window facing the pond. The sound of water rushing over the pond’s spillway is a delightful addition to this large sleeping loft. Finished with engineered hardwood flooring and two built in double beds with tree trunks for legs, the room can accommodate four additional twin beds. The sleeping loft is also equipped with a kitchenette and a distinctive cedar and rock walled bathroom. The bath features an antique dresser vanity with marble vessel sink, distinctive fixtures and a floor to ceiling polished travertine marble shower with rain head. This bathroom also has an exterior door leading to a secondary upstairs staircase in the back yard. Just envision the great sleepovers the kids or grandkids will have here or how your out of town friends or family will just love this special area designed with their comfort and needs in mind. Originally constructed in 1925 by “off Broadway” star Rose Grant, this property is rich in history. In the early years, this home was one of the first in Rabun County to generate its own electric from the waterfall. Several small cabins were also built on the property and rented out to guests who came for the waterfall, swim in the pond and connect with nature. Other notable residents were Mrs. and Doctor Fowler who was a local pediatrician. The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. This kitchen underwent an extensive renovation with all new appliances and adding a picture window in the back to provide a view of the backyard. The DEANE designer loves how the color palette is a departure from the current all-white trend. The rustic, industrial custom hood is made with burnished metals that play off the oil-rubbed bronze hardware and the lighting fixtures. The over-sized island is made from two book-matched pieces of Taj Mahal quartzite – a natural stone, practically indestructible and a fantastic choice for this family of five. The island cabinets reflect the growing trend of using warmer, natural tones. The Weimaraner color which was used anchors the island against the creamy perimeter cabinets. The large island was designed with the owners’ love of cooking and making pasta together as a family.

An original 1930’s English Tudor with only 2 bedrooms and 1 bath spanning about 1730 sq.ft. was purchased by a family with 2 amazing young kids, we saw the potential of this property to become a wonderful nest for the family to grow. The plan was to reach a 2550 sq. ft. home with 4 bedroom and 4 baths spanning over 2 stories. With continuation of the exiting architectural style of the existing home. A large 1000sq. ft. addition was constructed at the back portion of the house to include the expended master bedroom and a second-floor guest suite with a large observation balcony overlooking the mountains of Angeles Forest. An L shape staircase leading to the upstairs creates a moment of modern art with an all white walls and ceilings of this vaulted space act as a picture frame for a tall window facing the northern mountains almost as a live landscape painting that changes throughout the different times of day. Tall high sloped roof created an amazing, vaulted space in the guest suite with 4 uniquely designed windows extruding out with separate gable roof above. The downstairs bedroom boasts 9’ ceilings, extremely tall windows to enjoy the greenery of the backyard, vertical wood paneling on the walls add a warmth that is not seen very often in today’s new build. The master bathroom has a showcase 42sq. walk-in shower with its own private south facing window to illuminate the space with natural morning light. A larger format wood siding was using for the vanity backsplash wall and a private water closet for privacy. In the interior reconfiguration and remodel portion of the project the area serving as a family room was transformed to an additional bedroom with a private bath, a laundry room and hallway. The old bathroom was divided with a wall and a pocket door into a powder room the leads to a tub room. The biggest change was the kitchen area, as befitting to the 1930’s the dining room, kitchen, utility room and laundry room were all compartmentalized and enclosed. We eliminated all these partitions and walls to create a large open kitchen area that is completely open to the vaulted dining room. This way the natural light the washes the kitchen in the morning and the rays of sun that hit the dining room in the afternoon can be shared by the two areas. The opening to the living room remained only at 8’ to keep a division of space.

This bathroom is super fresh and bright thanks to this expansive and glorious skylight, soaking in all the natural light to bounce off the pure white walls. PROJECT OVERVIEW: This 1929 Tudor style home was perfect for a couple that loves to collect antiques, but the original kitchen that came with it didn’t work for their family lifestyle. The original floor plan included a small, irregular shaped kitchen with a very large brick fireplace, small nook area, and rear porch entryway, all compartmentalized by load bearing walls. The new design boasts a large kitchen defined by a 24’ fridge and freezer tower wall paneled to match perimeter cabinetry and flanked by double arched entries to both the new butler’s pantry and dining room. WHAT MAKES THIS PROJECT UNIQUE: Besides eliminating all the large, load bearing walls that divided the overall space, both floors and ceilings had to be aligned to bring the space together. On either end of the long, paneled tower elevation, arched doorways lead to a new butler’s pantry on the left (which then leads into the dining room) and a newly created hall with floor to ceiling bookshelves on the right (which also leads into the dining room). Archways, butler’s pantry, and hall all match kitchen cabinetry. Even retro light switches and receptacles were designed into matching paneling. DESIGN CHALLENGES: The homeowners wanted a large, family friendly kitchen and better flow between the kitchen and dining room. To achieve this 18’ X 19’ family sized kitchen with a clean ceiling, 31 lineal feet of load bearing wall had to be suspended at 9’. Back-to-back steel C- channels bolted together and a steel I Beam were installed to carry the load of 11” thick brick, 2 ½ story walls.

The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Forget just one room with a view—Lochley has almost an entire house dedicated to capturing nature’s best views and vistas. Make the most of a waterside or lakefront lot in this economical yet elegant floor plan, which was tailored to fit a narrow lot and has more than 1,600 square feet of main floor living space as well as almost as much on its upper and lower levels. A dovecote over the garage, multiple peaks and interesting roof lines greet guests at the street side, where a pergola over the front door provides a warm welcome and fitting intro to the interesting design. Other exterior features include trusses and transoms over multiple windows, siding, shutters and stone accents throughout the home’s three stories. The water side includes a lower-level walkout, a lower patio, an upper enclosed porch and walls of windows, all designed to take full advantage of the sun-filled site. The floor plan is all about relaxation – the kitchen includes an oversized island designed for gathering family and friends, a u-shaped butler’s pantry with a convenient second sink, while the nearby great room has built-ins and a central natural fireplace. Distinctive details include decorative wood beams in the living and kitchen areas, a dining area with sloped ceiling and decorative trusses and built-in window seat, and another window seat with built-in storage in the den, perfect for relaxing or using as a home office. A first-floor laundry and space for future elevator make it as convenient as attractive. Upstairs, an additional 1,200 square feet of living space include a master bedroom suite with a sloped 13-foot ceiling with decorative trusses and a corner natural fireplace, a master bath with two sinks and a large walk-in closet with built-in bench near the window. Also included is are two additional bedrooms and access to a third-floor loft, which could functions as a third bedroom if needed. Two more bedrooms with walk-in closets and a bath are found in the 1,300-square foot lower level, which also includes a secondary kitchen with bar, a fitness room overlooking the lake, a recreation/family room with built-in TV and a wine bar perfect for toasting the beautiful view beyond.

Photo by Mike Casey Cramped, uncomfortable, and out of date: when the owners of this home approached us about renovating their kitchen and adjoining sunroom, these were high on their list of complaints. OPENING UP THE KITCHEN Our plan kept the kitchen in the same location but took down the walls between both the dining room and the sunroom to create an expansive multi-purpose space with spectacular views to conservation land along the back of the property. We removed the powder room and in its place created a window-lined hallway to the living room—opening up direct access between these two previously disconnected spaces. We then built a new half bath between these two rooms, with a door along the back hallway. The result is a more private powder room that is easier to access than before. Significantly improved cabinetry provides ample storage for both human and canine needs. An island countertop is functional and pleasant, enabling the owners to prep for and clean up from dinner all while enjoying the view of the woods behind their house. CREATING COMFORT We also completely rebuilt the sunroom, thickening the framing to allow for extra insulation and raising the roof to accommodate a higher ceiling and tall windows that let in as much natural light as the skylights they replaced, but much less of the solar gain that had made the room so intolerable in the summer. We improved visual connections between spaces and admitted more natural light by converting the framing of the main stairway from full to half walls. We also insulated the attic and replaced an aging, inefficient central air conditioning system with ductless minisplit heat pumps, which can also be used as supplemental heat. All in all, this was our kind of project: we made the home more attractive, more comfortable, and more energy-efficient—all over the course of a single, well-integrated project.

The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia. Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s. The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch.
