Klopf Architecture and Outer space Landscape Architects designed a new warm, modern, open, indoor-outdoor home in Los Altos, California. Inspired by mid-century modern homes but looking for something completely new and custom, the owners, a couple with two children, bought an older ranch style home with the intention of replacing it. Created on a grid, the house is designed to be at rest with differentiated spaces for activities; living, playing, cooking, dining and a piano space. The low-sloping gable roof over the great room brings a grand feeling to the space. The clerestory windows at the high sloping roof make the grand space light and airy. Upon entering the house, an open atrium entry in the middle of the house provides light and nature to the great room. The Heath tile wall at the back of the atrium blocks direct view of the rear yard from the entry door for privacy. The bedrooms, bathrooms, play room and the sitting room are under flat wing-like roofs that balance on either side of the low sloping gable roof of the main space. Large sliding glass panels and pocketing glass doors foster openness to the front and back yards. In the front there is a fenced-in play space connected to the play room, creating an indoor-outdoor play space that could change in use over the years. The play room can also be closed off from the great room with a large pocketing door. In the rear, everything opens up to a deck overlooking a pool where the family can come together outdoors. Wood siding travels from exterior to interior, accentuating the indoor-outdoor nature of the house. Where the exterior siding doesn’t come inside, a palette of white oak floors, white walls, walnut cabinetry, and dark window frames ties all the spaces together to create a uniform feeling and flow throughout the house. The custom cabinetry matches the minimal joinery of the rest of the house, a trim-less, minimal appearance. Wood siding was mitered in the corners, including where siding meets the interior drywall. Wall materials were held up off the floor with a minimal reveal. This tight detailing gives a sense of cleanliness to the house. The garage door of the house is completely flush and of the same material as the garage wall, de-emphasizing the garage door and making the street presentation of the house kinder to the neighborhood. The house is akin to a custom, modern-day Eichler home in many ways. Inspired by mid-century modern homes with today’s materials, approaches, standards, and technologies. The goals were to create an indoor-outdoor home that was energy-efficient, light and flexible for young children to grow. It was pretty much a blank area but with some elevation issues. The seating wall served 2 purposes as a seating space but also to retain some of the patio. Natural fieldstone steppers lead from the driveway area to the patio. An assortment of perennials and plantings soften the hardscape project. Pocket doors tuck out of the way and into the cabinet so you can easily leave open for your household or guests to access, but easily shut the cabinet doors and conceal when you’re ready to tidy up. Beneath the beverage center larder is a drawer designed with 2 layers of multi-tasking storage for utensils and additional beverage supplies storage with space for tea packets, and a full drawer of K-Cup storage. The cabinet below uses powered roll-out shelves to create the perfect breakfast center with power for a toaster and divided storage to organize all the daily fixings and pantry items the household needs for their morning routine. Photo by Mike Casey Cramped, uncomfortable, and out of date: when the owners of this home approached us about renovating their kitchen and adjoining sunroom, these were high on their list of complaints. OPENING UP THE KITCHEN Our plan kept the kitchen in the same location but took down the walls between both the dining room and the sunroom to create an expansive multi-purpose space with spectacular views to conservation land along the back of the property. We removed the powder room and in its place created a window-lined hallway to the living room—opening up direct access between these two previously disconnected spaces. We then built a new half bath between these two rooms, with a door along the back hallway. The result is a more private powder room that is easier to access than before. Significantly improved cabinetry provides ample storage for both human and canine needs. An island countertop is functional and pleasant, enabling the owners to prep for and clean up from dinner all while enjoying the view of the woods behind their house. CREATING COMFORT We also completely rebuilt the sunroom, thickening the framing to allow for extra insulation and raising the roof to accommodate a higher ceiling and tall windows that let in as much natural light as the skylights they replaced, but much less of the solar gain that had made the room so intolerable in the summer. We improved visual connections between spaces and admitted more natural light by converting the framing of the main stairway from full to half walls. We also insulated the attic and replaced an aging, inefficient central air conditioning system with ductless minisplit heat pumps, which can also be used as supplemental heat. All in all, this was our kind of project: we made the home more attractive, more comfortable, and more energy-efficient—all over the course of a single, well-integrated project.

A 1927 colonial home in Shaker Heights, Ohio, received a breathtaking renovation that required extensive work, transforming it from a tucked away, utilitarian space, to an all-purpose gathering room, a role that most kitchens embrace in a home today. The scope of work changed over the course of the project, starting more minimalistically and then quickly becoming the main focus of the house's remodeling, resulting in a staircase being relocated and walls being torn down to create an inviting focal point to the home where family and friends could connect. The focus of the functionality was to allow for multiple prep areas with the inclusion of two islands and sinks, two eating areas (one for impromptu snacking and small meals of younger family members and friends on island no. two and a built-in bench seat for everyday meals in the immediate family). The kitchen was equipped with all Subzero and Wolf appliances, including a 48" range top with a 12" griddle, two double ovens, a 42" built-in side by side refrigerator and freezer, a microwave drawer on island no. one and a beverage center and icemaker in island no. two. The aesthetic feeling embraces the architectural feel of the home while adding a modern sensibility with the revamped layout and graphic elements that tie the color palette of whites, chocolate and charcoal. The cabinets were custom made and outfitted with beaded inset doors with a Shaker panel frame and finished in Benjamin Moore's OC-17 White Dove, a soft white that allowed for the kitchen to feel warm while still maintaining its brightness. Accents of walnut were added to create a sense of warmth, including a custom premium grade walnut countertop on island no. one from Brooks Custom and a TV cabinet with a doggie feeding station beneath. Bringing the cabinet line to the 8'6" ceiling height helps the room feel taller and bold light fixtures at the islands and eating area add detail to an otherwise simpler ceiling detail. The 1 1/4" countertops feature Calacatta Gold Marble with an ogee edge detail. Special touches on the interiors include secret storage panels, an appliance garage, breadbox, pull-out drawers behind the cabinet doors and all soft-close hinges and drawer glides. A kneading area was made as a part of island no. one for the homeowners' love of baking, complete with a stone top allowing for dough to stay cool. Baskets beneath store kitchen essentials that need air circulation. The room adjacent to the kitchen was converted to a hearth room (from a formal dining room) to extend the kitchen's living space and allow for a natural spillover for family and guests to spill into. Private Residence / Santa Rosa Beach, Florida Architect: Savoie Architects Builder: Davis Dunn Construction The owners of this lovely, wooded five-parcel site on Choctawhatchee Bay wanted to build a comfortable and inviting home that blended in with the natural surroundings. They also wanted the opportunity to bring the outside indoors by allowing ample natural lighting through windows and expansive folding door systems that they could open up when the seasons permitted. The windows on the home are custom made and impact-rated by our partners at Loewen in Steinbach, Canada. The natural wood exterior doors and transoms are E. F. San Juan Invincia® impact-rated products. Edward San Juan had worked with the home’s interior designer, Erika Powell of Urban Grace Interiors, showing her samples of poplar bark siding prior to the inception of this project. This product was historically used in Appalachia for the exterior siding of cabins; Powell loved the product and vowed to find a use for it on a future project. This beautiful private residence provided just the opportunity to combine this unique material with other natural wood and stone elements. The interior wood beams and other wood components were sourced by the homeowners and made a perfect match to create an unobtrusive home in a lovely natural setting. Challenges: E. F. San Juan’s main challenges on this residential project involved the large folding door systems, which opened up interior living spaces to those outdoors. The sheer size of these door systems made it necessary that all teams work together to get precise measurements and details, ensuring a seamless transition between the areas. It was also essential to make sure these massive door systems would blend well with the home’s other components, with the reflection of nature and a rustic look in mind. All elements were also impact-rated to ensure safety and security in any coastal storms. Solution: We worked closely with the teams from Savoie, Davis Dunn, and Urban Grace to source the impact-rated folding doors from Euro-Wall Systems and create the perfect transition between nature and interior for this rustic residence on the bay. Tom Holdsworth Photography Our clients wanted to create a room that would bring them closer to the outdoors; a room filled with natural lighting; and a venue to spotlight a modern fireplace. Early in the design process, our clients wanted to replace their existing, outdated, and rundown screen porch, but instead decided to build an all-season sun room. The space was intended as a quiet place to read, relax, and enjoy the view. The sunroom addition extends from the existing house and is nestled into its heavily wooded surroundings. The roof of the new structure reaches toward the sky, enabling additional light and views. The floor-to-ceiling magnum double-hung windows with transoms, occupy the rear and side-walls. The original brick, on the fourth wall remains exposed; and provides a perfect complement to the French doors that open to the dining room and create an optimum configuration for cross-ventilation. To continue the design philosophy for this addition place seamlessly merged natural finishes from the interior to the exterior. The Brazilian black slate, on the sunroom floor, extends to the outdoor terrace; and the stained tongue and groove, installed on the ceiling, continues through to the exterior soffit. The room's main attraction is the suspended metal fireplace; an authentic wood-burning heat source. Its shape is a modern orb with a commanding presence. Positioned at the center of the room, toward the rear, the orb adds to the majestic interior-exterior experience. This is the client's third project with place architecture: design. Each endeavor has been a wonderful collaboration to successfully bring this 1960s ranch-house into twenty-first century living.

How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

Our clients called us wanting to not only update their master bathroom but to specifically make it more functional. She had just had knee surgery, so taking a shower wasn’t easy. They wanted to remove the tub and enlarge the shower, as much as possible, and add a bench. She really wanted a seated makeup vanity area, too. They wanted to replace all vanity cabinets making them one height, and possibly add tower storage. With the current layout, they felt that there were too many doors, so we discussed possibly using a barn door to the bedroom. We removed the large oval bathtub and expanded the shower, with an added bench. She got her seated makeup vanity and it’s placed between the shower and the window, right where she wanted it by the natural light. A tilting oval mirror sits above the makeup vanity flanked with Pottery Barn “Hayden” brushed nickel vanity lights. A lit swing arm makeup mirror was installed, making for a perfect makeup vanity! New taller Shiloh “Eclipse” bathroom cabinets painted in Polar with Slate highlights were installed (all at one height), with Kohler “Caxton” square double sinks. Two large beautiful mirrors are hung above each sink, again, flanked with Pottery Barn “Hayden” brushed nickel vanity lights on either side. Beautiful Quartzmasters Polished Calacutta Borghini countertops were installed on both vanities, as well as the shower bench top and shower wall cap. Carrara Valentino basketweave mosaic marble tiles was installed on the shower floor and the back of the niches, while Heirloom Clay 3x9 tile was installed on the shower walls. A Delta Shower System was installed with both a hand held shower and a rainshower. The linen closet that used to have a standard door opening into the middle of the bathroom is now storage cabinets, with the classic Restoration Hardware “Campaign” pulls on the drawers and doors. A beautiful Birch forest gray 6”x 36” floor tile, laid in a random offset pattern was installed for an updated look on the floor. New glass paneled doors were installed to the closet and the water closet, matching the barn door. A gorgeous Shades of Light 20” “Pyramid Crystals” chandelier was hung in the center of the bathroom to top it all off! The bedroom was painted a soothing Magnetic Gray and a classic updated Capital Lighting “Harlow” Chandelier was hung for an updated look. We were able to meet all of our clients needs by removing the tub, enlarging the shower, installing the seated makeup vanity, by the natural light, right were she wanted it and by installing a beautiful barn door between the bathroom from the bedroom! This adorable beach cottage is in the heart of the village of La Jolla in San Diego. The goals were to brighten up the space and be the perfect beach get-away for the client whose permanent residence is in Arizona. Some of the ways we achieved the goals was to place an extra high custom board and batten in the great room and by refinishing the kitchen cabinets (which were in excellent shape) white. We created interest through extreme proportions and contrast. Though there are a lot of white elements, they are all offset by a smaller portion of very dark elements. We also played with texture and pattern through wallpaper, natural reclaimed wood elements and rugs. This was all kept in balance by using a simplified color palate minimal layering. I am so grateful for this client as they were extremely trusting and open to ideas. Residential remodel of an attic space added a master bedroom, master bath and nursery as well as much-needed built-in custom storage into the hallway and eave spaces. Light-filled on even the most overcast days, this Portland residence is bright and airy with balance of natural materials playing off a white backdrop.
