Situated on a large, picturesque lot surrounded by lush, mature trees, this project in Ann Arbor, MI, aimed to create a multi-generational home designed for family members of all ages to live harmoniously under one roof. Primary and secondary spaces were carefully planned and added to support the evolving needs of the household, creating separate wings in response to the different ages and lifestyles; Aging in place on the 1st floor, children and private office spaces on the 2nd floor to respond to the clients working from home.
Key modifications to the first-floor layout were made to alleviate congestion, support the concept of “aging in place” and improve circulation in high-traffic areas, ensuring comfort and ease of movement throughout the home.
The project included enlarging the existing garage, adding a new family room on the first floor, adding a new formal entry and mudroom, enlarging the living room, renovating the current 1st-floor en-suite for Aging in place, and adding a modern stair tower to the newly added 2nd-floor. The 2nd floor has 3 bedrooms, a home office and a fully new en-suite that accentuates the views from the backyard.
An abundance of expansive windows helps to blur the line between the natural and built environments, pulling in lots of natural light through the house. To help with the transformation from a traditional ranch to a modern 2-story, the roof line was designed as an abstraction of the original roof elements/slopes. The clients’ “new” home embodies both function and beauty, offering flexibility for future growth while creating a visually stunning composition of spaces.

Sara and Joshua wanted a space to make their morning routine more enjoyable. Their master bathroom was crowded, dated, and dark. The tiles had seen better days, the vanity was behind the times, and the small shower felt more like a cave than a shower.
They had heard horror stories of remodeling projects gone wrong, so they selected Phoenix Home Remodeling to help alleviate their worries. Sara and Joshua had the opportunity to work with our in-house designer, who walked them through each step of the project.
To update their vanity, they opted for a new pre-made quartz countertop in White Calacatta with a matching backsplash and side splash for a cleaner, updated look.
The shower space started with removing the soffit above to enlarge and brighten their bathroom. Their custom shower design features a double-recessed wall niche for optimal storage of larger bath products, as well as smaller items such as razors. They decided to add a corner shower bench for added convenience.
The shower wall is elegantly adorned with over-sized Marbles Volakas Silk tile, complemented by the Sirena Glass Fan Mosaic accenting the wall niche. The Delta Stryke 2-in-1 shower head was a great solution for the functionality of a handheld shower head without cluttering their new shower walls.

Opening up 2 walls gave this 1920's home an open floor plan plus more cabinetry and working space. Blue base cabinets come completer with a low dog bowl drawer to alleviate the trip hazard and mess of bowls on the floor. Adding double sets of french doors brings light and air to the kitchen.

Appliances and storage were carefully designed in ergonomic locations, simplifying and increasing functionality. Wall ovens are placed at a comfortable height, easier to use than a range oven close to the ground. An induction cooktop adds energy efficiency and safety: they are cool to the touch, alleviating accidental burns. A new exhaust hood replaced under-powered and ineffective ventilation. Upgraded lighting design and use of visual textures in materials increase visibility and make the space easy to navigate. Pendants provide extra lighting to the island for meal prep, and undercabinet lighting brightens countertop space. Recessed cans are located to illuminate the interiors of cabinetry, hot spots of activity, and entrances and walkways to and within the space. The floor plan was kept intact and given a much-needed facelift. The dated flooring was removed and durable vinyl-plank flooring was put in its place. The custom cabinetry in the kitchen has a fresh feel with ivory flush doors juxtaposed with walnut cubbies and accents. Quartz, Stratuarietto counters with an elegant waterfall peninsula partition the kitchen from the living room. The peninsula island was deepened to accommodate seating. “It’s important to use the same materials throughout a small space, notes the designer, as you don’t want to overstimulate the senses”. The same walnut millwork and quartz are seen again in the bathroom. The tub was removed to make way for a walk-in shower, tiled in a floral and herringbone pattern. Here’s a really interesting commercial job for you, which I recently completed in the town of Hinckley, Leicestershire. I was asked to take a look at a Victorian Geometric and Encaustic tiled floor in the historic Queen’s Head pub.
This floor is over a century old and although in good condition for its age had suffered significant wear over the years, along with some cracked tiles and slight inherent moisture issues. What the pub landlord requested was a restorative clean to alleviate the aesthetically damaging effect of the wear, and to enhance the natural colours of the stone. I was also asked to seal the floor following the clean to achieve a semi-gloss finish.
The first step in the cleaning process was to mix a strong solution of one part Tile Doctor Pro-Clean to four parts clean water. Pro-Clean is a high alkaline cleaner which also contains stripping properties, allowing it to break down old sealer and tackle heavy soil build-up. The solution was applied to the floor and left to dwell for 15 minutes, giving it times to seep into the stone, get underneath the dirt and lift it to the surface.
I addressed several paint spots and areas suffering from glue contamination by using Tile Doctor Remove & Go, which is specially formulated to break down paint and adhesives on unpolished natural stone floors, amongst others. The entire floor was then scrubbed using a special floor cleaning pad, and the resulting slurry was vacuumed away using a wet-vac machine.
The final issue to deal with was the inherent efflorescence staining. This was treated using Tile Doctor Grout Clean-Up, an acid-based product which removes not just efflorescence but also grout haze, mineral deposits, and rust stains. The solution here was one part Grout Clean-Up diluted with four parts water.
After completing the clean, I thoroughly rinsed the floor with clean water to remove any trace of cleaning product and dried the floor as much as possible with a wet vacuum, then before leaving for the day i installed a couple of air movers to assist with drying overnight.
Upon my return the following day, I checked the floor for any excess moisture before sealing it with our topical, semi-gloss finish sealer, known as Seal & Go Extra which due to its formula is ideal for external or old internal floors where there is unlikely to be damp from membrane.
This unique product provides excellent protection, and allows the tiles to breath where floors are suffering from inherent moisture issues. It is suitable for both internal and external use, on Victorian floor tiles, Sandstone, Flagstones, Terracotta, and rough Slate.
As you can see from the photo, I was able to fulfil my client’s request to a high standard, bringing the pub’s old yet characterful Victorian tiled floor back to life again.
