To facilitate the builder's desire to create a successful model home in this large site development with expansive natural preserves, this design creates a sense of presence far greater than its actual size. This was accomplished by a wide yet shallow layout that allows most rooms to look out to rear of home and preserve views beyond. Designed with a West Indies flavor, this thoroughly modern home's layout flows seamlessly from space to space. Each room is bright with lots of natural light, creating a home that takes fullest potential of this unique site.

The decision to either renovate the upper and lower units of a duplex or convert them into a single-family home was a no-brainer. Situated on a quiet street in Montreal, the home was the childhood residence of the homeowner, where many memories were made and relationships formed within the neighbourhood. The prospect of living elsewhere wasn’t an option.
A complete overhaul included the re-configuration of three levels to accommodate the dynamic lifestyle of the empty nesters. The potential to create a luminous volume was evident from the onset. With the home backing onto a park, westerly views were exploited by oversized windows and doors. A massive window in the stairwell allows morning sunlight to filter in and create stunning reflections in the open concept living area below.
The staircase is an architectural statement combining two styles of steps, with the extended width of the lower staircase creating a destination to read, while making use of an otherwise awkward space.
White oak dominates the entire home to create a cohesive and natural context. Clean lines, minimal furnishings and white walls allow the small space to breathe.

Perched on a windswept ridge overlooking the Santa Cruz Mountains and the distant Pacific, the house provides respite for a busy single executive. Climbing entry steps, granite clad and interwoven with the landscaping, a towering walnut door and more angled interior steps reward the visitor with breathtaking views. The floor to ceiling glazing in the living room brings in the outdoors while the walnut floor grounds the room to the earth. Walnut paneling, shelving and dividing partitions allow the master bedroom to be at once open to the rest to the house, yet private and serene. Crisp exterior forms of horizontal fiber cement and pigmented plaster create striking silhouettes against the cerulean California sky, and provide a thick skin against potential wildfires. The brushed aluminum shade provides essential solar protection, and accentuates the striking views, inside and out.

The Rosenberg Condo is located in the recently constructed Castalia at Meadowmont mixed-use building. The existing shell is comprised of pre-determined windows and demising walls, limiting the possibility of natural light in each potential room. Sited on one of the highest elevations in the Triangle, the views to the horizon from the public spaces became paramount.
This modern, master plan strategy is grounded by a multifunctional thickened wall. The wall is a filter, container, and threshold as it marks the separation between public and private spaces while reacting to specific conditions of interior environment and natural light. Carving and folding, the wall utilizes depth and translucency to allow filtered light through the thresholds between public and private.

STEPPING INTO THIS CONTEMPORARY ELEGANT HOME, YOU GET THE VIEWS OF LAKEBAY FROM OUTSIDE THE GRAND LIVING ROOM WINDOWS, AND A TALL GRAND STAIRCASE WITH SOARING CEILINGS AND PLENTY OF NATURAL LIGHT. KEEPING THE DECOR SIMPLE AND MINIMALIST ALLOWS VISITORS TO WALK THROUGH AND SEE ALL THE POTENTIAL THE SPACE HAS TO OFFER.

A spacious colonial in the heart of the waterfront community of Greenhaven still had its original 1950s kitchen. A renovation without an addition added space by reconfiguring, and the wall between kitchen and family room was removed to create open flow. A beautiful banquette was built where the family can enjoy breakfast overlooking the pool. Kitchen Design: Studio Dearborn. Interior decorating by Lorraine Levinson. All appliances: Thermador. “We went with a very durable engineered hickory flooring to compliment the oak trim,” explains Mann. “She was concerned about their dog’s nails and the potential for lots of scratches and she didn’t want the gaps common in some LVT applications that can trap dirt.”

The cost was a bit of a concern, so instead of custom cabinets, we when with a semi-custom line which allowed her to have a larger, more functional island. Overall the opening up the kitchen literally tripled their storage space.

The site was abandoned and in disrepair, and on it a classic Charleston Freeman Cottage, along with a few shacks and what might have originally been a garage sat scattered on this long narrow site.
The new owners saw the potential to bring this small home back to life while maintaining the existing street presences and expanding the cottage to better fit a modern life.
We were able to arrange additions in a way that created a village massing where one larger home felt like many and saved a shared courtyard with the small commercial structure. The space is inmate and urban, while allowing for a 4 Bedroom home to snuggle into the streetscape. The ramshackle garage space was brought back to life as micro-commercial space, activating the sidewalk.

At the Penthouse Level of this beautiful luxury Miami Beach building our client added 2 Bioclimatic Louver Systems over their Summer Kitchen and Spa Area. The South Side of the terrace is a freestanding system and also includes 2 MagnaTrack Solar Screens for additional shade and privacy. On the North side of the terrace we anchored our Louver system to the rear of their Spa with support columns in front. Both systems were installed directly to the terrace with hidden anchor plates. As these systems are installed on a rooftop, a bioclimatic louver system is the ideal shade structure for Florida's sub-tropical climate. During storms with heavy wind they simply open the system to allow the wind to pass through, not worrying about any potential uplift from the storm.
