CASA 1O Contemporary on a Mid-century Scaffold. Largely unmodified since its design by Russell Forester and construction in 1957, the structure housed the original family until 2013. An intimate 1,910 square foot space, the house acquired a separate 600 square foot cottage in the 70’s designed by another architect. New owners purchased the house with the idea of keeping the original architect’s intent intact – the simple accommodation of everyday life with a focus on outdoor living only possible in Southern California. At the same time the house needed insulation, new electrical, plumbing, siding – everything but new studs and foundations. A single roof beam travels south from the north fireplace wall all the way to the bedrooms in the back. Functions occur to either side, with private access to exterior courtyards. How do we accentuate the uncomplicated while enhancing the qualities of the chosen materials? Contemporary applied to a mid-century scaffold. We focused on reduction, a few things performing many tasks. Each component, material or color performs more than one duty. Lighting is paramount, enhancing the design’s procession from front to back, north to south, public to private. Strip LED’s reinforce the beam’s linear presence and spot LED’s make punctuation points of the roof purlins. Hidden up and down-lights in the cabinets and elsewhere provide the rooms with a quiet glow. Exterior grass plantings give the only vertical dimension to the design, waving as the breeze moves them. This custom kitchen is part of an adventuresome project my wife and I embarked upon to create a complete apartment in the basement of our townhouse. We designed a floor plan that creatively and efficiently used all of the 385-square-foot-space, without sacrificing beauty, comfort or function – and all without breaking the bank! To maximize our budget, we did the work ourselves and added everything from thrift store finds to DIY wall art to bring it all together. This combination island-and-bar was the most challenging of the cabinets to design and build. It incorporates an eating area, a cabinet, and drawers for storage, with shelves to match the other cabinets. I also made the upper shelf extra deep to accommodate a full size microwave. Because of local codes, we were unable to install a full stove in a basement, so instead we purchased a high-quality hot plate and countertop oven. The hot plate can be stored in a cabinet to maximize counter space.

But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

Interior Designer: MOTIV Interiors LLC Photographer: Sam Angel Photography Design Challenge: This 8 year-old boy and girl were outgrowing their existing setup and needed to update their rooms with a plan that would carry them forward into middle school and beyond. In addition to gaining storage and study areas, could these twins show off their big personalities? Absolutely, we said! MOTIV Interiors tackled the rooms of these youngsters living in Nashville's 12th South Neighborhood and created an environment where the dynamic duo can learn, create, and grow together for years to come. Design Solution: In his room, we wanted to continue the feature wall fun, but with a different approach. Since our young explorer loves outer space, being a boy scout, and building with legos, we created a dynamic geometric wall that serves as the backdrop for our young hero’s control center. We started with a neutral mushroom color for the majority of the walls in the room, while our feature wall incorporated a deep indigo and sky blue that are as classic as your favorite pair of jeans. We focused on indoor air quality and used Sherwin Williams’ Duration paint in a satin sheen, which is a scrubbable/no-VOC coating. We wanted to create a great reading corner, so we placed a comfortable denim lounge chair next to the window and made sure to feature a self-portrait created by our young client. For night time reading, we included a super-stellar floor lamp with white globes and a sleek satin nickel finish. Metal details are found throughout the space (such as the lounge chair base and nautical desk clock), and lend a utilitarian feel to the room. In order to balance the metal and keep the room from feeling too cold, we also snuck in woven baskets that work double-duty as decorative pieces and functional storage bins. The large north-facing window got the royal treatment and was dressed with a relaxed roman shade in a shiitake linen blend. We added a fabulous fabric trim from F. Schumacher and echoed the look by using the same fabric for the bolster on the bed. Royal blue bedding brings a bit of color into the space, and is complimented by the rich chocolate wood tones seen in the furniture throughout. Additional storage was a must, so we brought in a glossy blue storage unit that can accommodate legos, encyclopedias, pinewood derby cars, and more! Comfort and creativity converge in this space, and we were excited to get a big smile when we turned it over to its new commander.

“This design originated with the client’s desire to duplicate the warmth of Tuscan Architecture,” says Stolz. “The vision that South Coast Architects set forth was to create the feel of an old Tuscan Village as a private residence at their golf community, ‘The Hideaway’ in La Quinta, California. However, we had to keep in mind that we were still designing for a desert lifestyle, which meant an emphasis on indoor/outdoor living and capturing the spectacular views of the golf course and neighboring mountains,” Stolz adds. “The owners had spent a lot of time in Europe and knew exactly what they wanted when it came to the overall look of the home, especially the stone,” says Muth. “The mason ended up creating a dozen mock-ups of various stone profiles and blends to help the family decide what really worked for them. Ultimately, they selected Eldorado Stone’s Orchard Cypress Ridge profile that offers a beautiful blend of stone sizes and colors.” “The generous use of Eldorado Stone with brick detailing over the majority of the exterior of the home added the authenticity and timelessness that we were striving for in the design,” says Stolz. “Our clients want the very best, but if we can duplicate something and save money, what client would say no? That’s why we use Eldorado Stone whenever we can. It gives us the opportunity to save money and gives clients exactly the look they desire so we can use more of their budget in other areas.” Stolz explained that Eldorado Stone was also brought into the interior to continue that feel of authenticity and historical accuracy. Stone is used floor to ceiling in the kitchen for a pizza oven, as well as on the fireplace in the Great Room and on an entire wall in the master bedroom. “Using a material like Eldorado Stone allows for the seamless continuation of space” says Stolz. “Stone is what made the house so authentic-looking” says Muth. “It’s such an integral part of the house that it either was going to be a make or break scenario if we made the wrong choice. This space is perfect for entertaining! When the owners originally moved in, this deck was not here. There were several steps down from the kitchen door, and the stone slabs were a toe-stubbing minefield. We added the deck and designed it perfectly for entertaining. Since we had several large pine trees removed from the property, we increased sun exposure creating a need for more shade. We had this awning custom made by PJ Canvas in Santa Rosa, CA. The awning tucks neatly under the roof of the house during the rainy months.

Small backyard with lots of potential. We created the perfect space adding visual interest from inside the house to outside of it. We added a BBQ Island with Grill, sink, and plenty of counter space. BBQ Island was cover with stone veneer stone with a concrete counter top. Opposite side we match the veneer stone and concrete cap on a newly Outdoor fireplace. far side we added some post with bright colors and drought tolerant material and a special touch for the little girl in the family, since we did not wanted to forget about anyone. How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

Mid-Century Remodel on Tabor Hill This sensitively sited house was designed by Robert Coolidge, a renowned architect and grandson of President Calvin Coolidge. The house features a symmetrical gable roof and beautiful floor to ceiling glass facing due south, smartly oriented for passive solar heating. Situated on a steep lot, the house is primarily a single story that steps down to a family room. This lower level opens to a New England exterior. Our goals for this project were to maintain the integrity of the original design while creating more modern spaces. Our design team worked to envision what Coolidge himself might have designed if he'd had access to modern materials and fixtures. With the aim of creating a signature space that ties together the living, dining, and kitchen areas, we designed a variation on the 1950's "floating kitchen." In this inviting assembly, the kitchen is located away from exterior walls, which allows views from the floor-to-ceiling glass to remain uninterrupted by cabinetry. We updated rooms throughout the house; installing modern features that pay homage to the fine, sleek lines of the original design. Finally, we opened the family room to a terrace featuring a fire pit. Since a hallmark of our design is the diminishment of the hard line between interior and exterior, we were especially pleased for the opportunity to update this classic work.

We achieved this by lightening the overall color palette with soft grays and neutrals. Then we replaced the traditional dark colored wood and tile flooring with lighter wide plank hardwood and stone floors. Next we redesigned the kitchen into a more workable open plan and used top of the line professional level appliances and light pigmented oil stained oak cabinetry. Finally we painted the heavily carved stained wood moldings and library and den cabinetry with a fresh coat of soft pale light reflecting gloss paint. Photographer: James Koch
