Our mission was to create an ocean and California lifestyle-inspired space that would invite consistent clicks, bookings and five-star reviews.
To make the most of the great location, we designed Project 11 for travelling singles and couples searching for a cozy and welcoming condo within walking distance to downtown San Diego.
Project 11 would also be used by our clients when it was unoccupied, so it had to be practical, functional and beautiful, too.
Our clients had a limited budget, so we got thrifty and sourced furnishings from Target, Ikea, Amazon and Etsy.
The oversized art prints – which set the tone for our relaxing and soothing beachy theme – were hunted down and found at Etsy of California Lifestyle.
We made the most of layers, colors and texture to create spaces that conjured calming ocean vibes and felt wholeheartedly welcoming.
We couldn’t repaint the walls, but they gave us a neutral color palette to work with. We built on it by adding in pops of color while maintaining a minimalist approach to understated style.
Then we had some fun and added in cute touches like Cali and San Diego inspired mugs, an adorable Kerig to tie in the colors of the ocean again, a swivel chair to view the sunrise and sunset and a totally pimped-out kitchen with all the cooking accessories a guest would need to feel at home in Project 11.
By the time we were done, we were tempted to scoop up the first available booking for ourselves!
Finally, we invested our energy in designing for effortless functionality so our client’s guests had everything they needed during their stay.

Organize Don't Agonize Headquarters - I had so much decorating my home office! After measuring each area and space planning, I set out to find everything I wanted to create a fun and functional office for my business!
I picked up lots of bins and boxes from Kmart, Ikea and Walmart for storage throughout the office. From Walmart.com, I bought a narrow bookshelf at to house my printer and printing supplies plus another great shelving unit that I keep colorful bins in for storing items. I added shelving from Lowes above my desk area and purchased the white leather futon and fur ottomans from Overstock.com! My little white TV
I found on Amazon.com! Accessories come from, where else, but of course, Homegoods!

his custom deck/patio combination meets many functional needs for the home owners. The elevated pool deck was built using Timber Tech low maintenance decking in Amazon Mist. The deck features pressure treated pine lifestyle rails with aluminum decorator pickets which creates a great contrast to the deck color. The Belgard patio features Hollandstone pavers in Cold Wood Mist with a Lafitt Rustic Slab inset circle. This creates definition of spaces -one area can be used for grilling while the other can be used for seating and dining. The home owners can cool off in the pool on a hot afternoon then warm up by the fire pit as it cools off in the evening. This deck/patio combination was custom designed and built by Bridgeview, IL deck builder Archadeck of Chicagoland.

The kitchen cabinets were custom made by a local craftsman Grayfox Design Works from local sourced Walnut wood. The cabinet fronts are horizontal slab continuous grain.
The island is approx. 15 ft long. It's Silestone Eternal Calcatta Gold with a waterfall end.
The counter height stools are from Fyrn, the pulls are Forge Hardware and the lights were sourced on Amazon. Appliances are a variety of brands sourced from different vendors with an induction cooktop and Elkay Quartz undermount sink.
The windows and doors are Marvin and the flooring is clear maple.

Nobody would be foolish enough to knowingly purchase PIZZA using a third party call-center middleman.But every day, thousands of people do exactly that when they purchase flowers for delivery!
That’s because a NEW TYPE of “florist” has appeared on the scene. And that means most flower buyers pay as much as 50% MORE than they should pay!
Finding A Floral Supplier
When a prospective flower buyer wants to buy flowers, his first stop is usually the internet. The author’s flower shop is in Charlotte, NC and the two most widely used search terms in this area are: “Charlotte flowers” and “Charlotte florist.”
When the customer searches for either of these terms, he will get a list of results. Paid results (advertising) are usually shown first. Organic (website) results come after the advertisements.
When a customer clicks on an advertisement, he is usually taken to a beautiful website owned by a call-center floral middleman offering beautiful flowers, hand-delivered by a LOCAL florist. And the products are sales TAX FREE.
But what is not revealed is that the middle man does not actually have a flower shop in Charlotte!
The Difference Between Toasters and Flowers
With “durable” products like toasters and sweaters, the location of the seller isn’t terribly important. That’s because the products will be shipped from a warehousevia USPS, UPS or FedEx. But flower arrangements are *fragile* and cannot be shipped that way!
Instead, they must be locally custom-hand-crafted and hand-delivered! And this means that if a customer orders from a middleman’s website, the order must – somehow – be passed from the middleman’s company to a REAL local florist in, for example, Charlotte, NC.
This “order transfer” is done by one of the three florist-to-florist networks: FTD, Teleflora and Bloomnet (1-800-Flowers).
Too Many FEES and COMMISSIONS
Membership in these networks is not free, so the middleman always adds a “handling charge” – typically about $15 -- to the customer’s bill to help pay for hiscosts to access to the network.
Please note that the $15 handling charge usually far exceedsany TAX FREE “savings!”
But the “handling charge” only helps pay for *access* to the network. The florist-to-florist network also takes a 7% commission, and also credits a 20% selling commission back to the middleman!
What this means is that, for a typical online floral purchase, just under HALF of the customer’s money vanishes in unnecessary FEES and COMMISSIONS. By comparison, when a customer buys a toaster from an independent business listing it on Amazon, only a few percent of the purchase price goes to fees and commissions.
With this huge profit potential available to third party floral marketers, it is not surprising that these middlemen spend huge sums on advertising and sales promotion. A few years back, one even took an ad during the Super Bowl!
Buy Direct For Better Value
Clearly, the consumer will always get His Best Floral Value by placing his floral order DIRECT with a Real Florist n the City where the flowers will be delivered.
Sometimes it may be difficult to tell whether a Flower Supplier is located “in town.”Here are three easy ways to separate a “real” florist from a floral middleman:
1. Look for the street address, city and state on the website. Often this will be found on a tab labeled “About Us” or “Contact Us.” If you cannot find an address at all, then this is almost certainly a middleman!
2. Look at the telephone number. If the only number on the website is a TOLL FREE “800” number, then the floral supplier is probably not local.
3. Look at the invoice (before you click the BUY NOW button!) for any “Handling” or “Service” charges. A REAL florist will never add these charges to your bill!

This kitchen was designed by Robin Tankersley of Coast Design Kitchen & Bath for builder Lynn Nolen. It's located in Mobile, Alabama. It featured Integrity, maple, all plywood, Hathaway style cabinets with full overlay and 5 piece drawer fronts and soft close hinges. The finishes are white paint and admiral blue paint on the island. The door and drawers feature brushed brass bar pulls sourced from Amazon. The kitchen has corner drawers for storage, a knife and utensil block and cutting board and foil pull-outs. The floors are hardwood. Appliances are stainless steel. The space contains a wet bar, open shelving and a beverage center with a two large pantries.
