This small space overflows with classic, traditional features and functionality. Included in this back corner of this traditional Bloomfield Hills colonial, we amended a mudroom space to include first floor laundry, and a glamorous, updated powder room. We combined traditional features like marble black and white floors, wainscoting and botanical wallpaper with modern, slimline cabinetry and library lighting. So much attention to detail went into the design and execution of this small but mighty space and the result is a timeless success.

Some yards don't need a tweak. They need a reset. We took this one down to a blank slate and rebuilt it as a low-maintenance, low-water courtyard made for actually being outside.
What went in: light broom-finish concrete with modern control joints for clean lines, Daytona 103oz turf that stays green without a drop of water, and a Del Rio pebble garden threading through it all. We layered in drought-friendly plants, succulents, and trees, each set in amended soil and fed by a smart drip system that waters only what's needed.
Then the details that make it feel finished: a 42" incense cedar courtyard fence with double gates, a 5.5-foot modern backyard gate, and low-voltage ESUNN lighting on a smart transformer, so the whole space carries into the evening.
Built once, built right, and easy to live with from here on out.

We designed and installed 16 custom planters around the front and side patio using a curated mix of climate-appropriate plants, stylish containers, and proper drainage for long-term health.
Here’s what went into it:

Eradication of both cool season and warm season transitional weeds thru selective treatment. as it was at poor dormant stasis with the time of year be it mid May and should have been in mid activity, we amended soils both tending to its structure foundation and also tending to the turf types needs at one time the week prior, then properly mowed and cleaned up the turf areas.

This is one of the kids bedrooms. When we framed these spaces we ended up amending the drawings and adding larger closets to these spaces in order to fit built-in closet systems.

As a matter of fact, these protected seed pockets also hold fertilizer, water and soil amendments, reducing concern about irrigation or wind, traffic etc., disturbing the seed or seedlings. By taking one pass at around 4" deep, we bring up perfect aeration plugs, that are further broken up into topdressing when we take a final pass or two, at just 1/2" depth. All the surface depressions are then roughly 1/2" deep, with loosened soft soil and amendments to start the new seedlings. Very few aerators on the market will do this with perfectly vertical "un-crushable" seed pockets. Our aerators weight 1000 lbs. and up, but distribute weight to the tines only, as they have large suspending rollers. Their tines work perfectly vertically, something rental machines inherently can't do. Others place "leaning" plug holes, that crush down sideways under pressure, reducing ultimate seedling survival. We've found and use the largest diameter tines, to create plug pockets capable of growing seedlings for maximum early coverage and survival.

The entrance walkway steps up slowly through the lotus ponds at the front and allows a framed view on approach, this is more in keeping with a traditional Balinese entrance as it is believed that evil spirits cannot turn corners. Only upon entering the living room, will then the view take away one's breath. The furniture will be amended and enlarged so you have a large modular system which can be arranged to suit any occasion. There continues to be a bar in the living space. Large stone designs have been amended within the walls to include a combination of carving and niches to house traditional antiquities.

A corner view of 3 Bassano, as seen from Granton Avenue and Bassano street. The architectural treatment of this corner was paramount in the buildings internal function. This desire to achieve curb appeal ended up giving the building it's distinctive shape and better justified the pulled back for for both floors.

A view of 3 Bassano's long axis, as seen along Bassano (looking towards Granton Ave). Note the private entry to the first of 2 basement units. Each upper unit has a generous front deck fashioned like a portico for a more contextual blending with the remainder of the mature neighborhood.
