This new house respectfully steps back from the adjacent wetland. The roof line slopes up to the south to allow maximum sunshine in the winter months. Deciduous trees to the south were maintained and provide summer shade along with the home’s generous overhangs. A new custom residence in the Harrison Views neighborhood of Issaquah Highlands. The home incorporates high-performance envelope elements (a few of the strategies so far include alum-clad windows, rock wall house wrap insulation, green-roofs and provision for photovoltaic panels). The building site has a unique upper bench and lower bench with a steep slope between them. The siting of the house takes advantage of this topography, creating a linear datum line that not only serves as a retaining wall but also as an organizing element for the home’s circulation. The massing of the home is designed to maximize views, natural daylight and compliment the scale of the surrounding community. The living spaces are oriented to capture the panoramic views to the southwest and northwest, including Lake Washington and the Olympic mountain range as well as Seattle and Bellevue skylines. A series of green roofs and protected outdoor spaces will allow the homeowners to extend their living spaces year-round. With an emphasis on durability, the material palette will consist of a gray stained cedar siding, corten steel panels, cement board siding, T&G fir soffits, exposed wood beams, black fiberglass windows, board-formed concrete, glass railings and a standing seam metal roof. A careful site analysis was done early on to suss out the best views and determine how unbuilt adjacent lots might be developed. The total area is 3,425 SF of living space plus 575 SF for the garage. In the ensuite bathroom, a pair of frameless mirrors hang above a handsome double vanity, a lavish hinged glass enclosure with convenient built in bench, and freestanding tub prove that this bright and glamorous master bath was designed to pamper. The real showstopper is the dramatic mosaic backsplash, intricate and stunning, full of texture and screaming sophistication. Creamy neutral toned floor tile, laid in a herringbone pattern, classic subway shower wall tile, crisp quartz countertop and posh hardware create the ultimate retreat. Previously, this yard was burdened by a typical boulder pile pool, that was heaped higher than typical, trying to hide the towering wall behind. At first, the clients sought merely to reconfigure the BBQ that was congesting the patio, but upon further analysis, they decided it was time to strip the entire yard, leaving only the pool shell. Bianchi’s solution introduced an array of four arbors to distract the eye from the wall behind, solving what the boulder waterfall could never do. Additionally, the wall was painted a dark earth tone to add contrast and depth. This strategy enabled the wall to recede into the distance, while the agave blue grey arbors floated forward visually from the background. Previously, the patios were a hodgepodge of deck islands that were impossible to navigate, and were of insufficient size to arrange furniture on. A well organized patio streamlined the traffic flow and the living space, featuring a cast in place concrete fire pit and banco couch, as well as a new outdoor bistro, glowing with filtered light from the canvas shade sails overhead. A turquoise glass overflow spa became the yards focal point, sharing the space between the pool and outdoor living. The striking symmetry of the spa and pot pedestal with regal cacti arrangement behind, flanked by the arbors on either side, created a stately first impression from the front door. This teaser was just a glimpse of what could not yet be seen serving as an invitation to explore and enjoy as the yard unfolds. This was a contemporary 350 square foot addition to and complete renovation of an existing mid 20's beach cottage located on a double lot in the Harbor area of Santa Cruz. After a complete redesign and demolition 'down to the studs', this iconic seaside home was rebuilt from the inside out with top of the line materials and expert attention to every detail. The Design and Remodeling work was preceded by our land use analysis with the Santa Cruz County Planning and Building Departments. Although this large lot could have accommodated two separate new homes, our client was intent upon preserving the charming early century look and lot positioning of the existing ninety year old home. In addition, she was in favor of preserving the large old Monterey Cypress tree located at the front corner of the lot. A consulting Arborist was brought in to support and judiciously trim the major branches in a successful effort to improve the health and stability of the heritage tree.

We reconfigured the existing floor plan to help create more efficient usable space. The kitchen and dining room are now one big room that is open to the great room, and the golf course view was made more prominent. Budget analysis and project development by: May Construction, Inc.

This home addition was intended to expand the home to provide the space needed for the growing new family. The existing kitchen was gutted, expanded and opened up to a family room and nook area. Custom inset cabinets were our preference; however cost was a significant concern. The owner researched multiple companies and standard product lines to save on her budget. After careful analysis, we discovered that it was just as cost effective to use the local custom cabinet maker we preferred. This allowed for more precise detailing and unique features. The goal of a classical farm house kitchen character updated with modern features was able to be obtained much to the home owner's delight. A family room was added to this home, opening up to a screen porch that takes advantage of a previously unused side yard. The much needed new rear entry provides the family a space for their laundry room and is now the primary entry point from the detached garage. Great care was taken to ensure that the home’s new detailing could have been built this way originally. The space however needed to have a modern function for a modern family. The homes existing exterior had aluminum siding and trim which concealed original millwork and shingles. When the nondescript materials were removed, it was discovered that the original was in poor condition. Careful attention was taken to replace and/or repair original materials wherever possible around the entire home, in order to create a seamless exterior character.

Now, instead of feeling like you were banished to the small dingy kitchen to do every day cooking and cleaning, the kitchen is a destination spot where the whole family likes to hang out. Complete with crisp white custom cabinetry, neutral quartz countertops, a large stunning kitchen island, prep sink and coffee bar.
