Inspiration for a large transitional l-shaped dark wood floor and gray floor enclosed kitchen remodel in Portland with stainless steel appliances, flat-panel cabinets, white cabinets, marble countertops, multicolored backsplash and marble backsplash

This condo was full of 70's and 80's bad design heritage that needed to brought into a more modern scene. The old acoustic ceiling tiles and soffits were removed and replaced with one level ceiling throughout to help unify the small spaces. Budget friendly ideas were implemented to help reduce overall costs but improve aesthetics to the space. The original carpet was pulled up exposing the aged concrete floor below which was refinished into a durable and modern floor.

The Versailles Mirror has a 1 ½” beveled clear glass mirror and gold beaded filet has a very ornately carved exquisite gold frame and is able to hang horizontally or vertically. Additional Information: The process of painting on wood enables me to recreate the countenance of an ancient fresco. Using the wood’s grain as my canvas, I employ multiple hand layered painting techniques to build the background, and, once completed, I then sketch my design directly onto the surface. Then comes the painstaking application of paints to create colors and textures intrinsic to the piece. The addition of layer upon layer of glazes and varnishes consummates the artwork’s depth and translucency, similar to that of stained glass…and a good sprinkling of Swarovski crystals allow it light up any room. Challenge As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter. Their needs included: Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen. Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued. Solution The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style. Addition #1—Sitting Area: The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors. Addition #2—Outdoor Kitchen: The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community. Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily. Brick Pavers During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications. Pool Renovations To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color. Screen Enclosure A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment. Results This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.

M-S Pro Architects announce the completion of an indoor swimming pool in a state-of-the-art, single storey family home set in a picturesque location on the outskirts of Bratislava - one of Europe’s youngest capital cities. Kebony, a beautiful wood recommended by leading architects, was chosen to craft the ceiling of the swimming pool, which is designed to emulate rippling waves as well as for the terrace deck and structural beams. Sustainability and a desire to recreate the close proximity often seen between wood and water in the natural environment were primary focuses in the design of this project. This led a requirement for a low maintenance wood, compatible humidity and with advanced durability, for the swimming pool ceiling. In addition, a high level of precision when cutting the wood was required in order to achieve the desired appearance of waves. Supplied by Leading Market, Kebony was carefully selected for the pool ceiling, which consists of 490 lamellae of timber, due to its versatility, durability and environmental credentials. Kebony was also installed throughout the exterior of this property, both for the spacious outdoor terrace and the exterior and interior beams. One of the reasons to choose Kebony was the unified look of wood in all these different applications. Developed in Norway, the patented Kebony technology uses an environmentally friendly process, which permanently enhances the properties of sustainable softwood with a bio-based liquid derived from agricultural crop waste. By polymerising the wood’s cell wall with furfuryl alcohol, the wood gains greatly improved durability and dimensional stability, giving it characteristics similar to those of tropical hardwood. In creating a wood with comparable properties to tropical hardwood that can be grown in a FSC certified, sustainably managed forest, the demand for tropical woods is reduced, allowing timber to once again be an important part of sustainable construction. Tomáš Hubinský, Lead Architect at M-S Pro, commented: “From conception through to completion, the creation of this ceiling has been a real feat. Despite the challenges faced by such an intricate design, Kebony was the perfect material to convey our desired effect of waves rippling along the ceiling. This Black and White Marble tiled hallway floor at a Grade II listed property in the village of Tattenhall has quite a history. The building was constructed in 1865 and at one time it has been the home to the high sheriff of Cheshire, and the family home of Edith Wignall the daughter of Sir Henry Tate the founder of the sugar company Tate and Lyle. In more recent years the property had been used as a council building and even a nursing home for the elderly. After a long history of decline it has now been restored to a lavish family mansion however the marble floor had suffered over the years and still need attention. The current owner had been in touch as they wanted it restoring and basically brought back to life. As it turns out I had already planned to go to Tattenhall the following week to work on another listed building which was formerly the village bank. After discussing the Marble floor over the phone, I agreed a date and time to pop over from the bank and inspect the floor in detail. I can provide a rough quote from photographs, which has been especially useful recently, but it’s far better for all concerned if I’m able to properly survey the floor first. The Marble floor consisted of Black and White Mable tiles laid in a diamond pattern, it wasn’t a very large area perhaps 9 square metres in total. The tiles were well worn as described but also stained and scratched. I would see they would need a deep burnish and polish to bring them back to life and then protected with a fresh sealer. Following on from that visit I was able to provide an accurate quote which was accepted, and a date agreed for my return. The first job was to protect the surrounding heavy wooden panelling with masking film. The floor was very heavily stained yellow with deep scratches, to remove these I would have to grind the marble back until a clean fresh tile was left. To start I used a 200-grit coarse pad fitted to a weighted buffing machine, the abrasive action of the pad was lubricated with water. After inspection I found that the staining and scratches were still there, so I needed to use stronger pads, so I worked my way through a set of very coarse milling pads starting at a 50, 100 and finishing with a 200-grit pad. Again, water was used to lubricate, and the resultant slurry was removed by a powerful wet vacuum and washed down between each pad. The milling pads had the desired effect, and I was then able to bring back the polished appearance of the Marble surface using a set of finer burnishing pads with the same process. The 400 and 800-grit pads helped to clean and remove the fine scratches left by the milling pads and then the next 1500-grit pad started to build the shine back on the marble tile. After finishing with 1500-grit pad I washed the Marble with Tile Doctor Stone Soap and vacuumed up the residue with the wet vacuum. I left an industrial blower in place overnight to dry out the floor ready for the next morning when it would be sealed. The next morning, I used the last of the four burnishing pads which is a very fine 3000-grit to polish the floor further. This last pad is applied dry with just a spray of water to create a high gloss finish. When I was happy, I sealed the floor with two coats of Tile Doctor Colour Grow which is an impregnating sealer that soaks into the fine pores of the Marble to protect it from within. This product also improves colour and after application it was left to soak into the tile for five minutes before polishing off and then leaving it to dry. The last step was to I buff the floor with a white pad. The finish was impressive, and the family were very happy with the work we had carried out. For aftercare I recommended they use Stone Soap as its designed for the regular cleaning of sealed and polished stone, as well as cleaning it also helps build the patina.
