Challenge As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter. Their needs included: Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen. Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued. Solution The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style. Addition #1—Sitting Area: The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors. Addition #2—Outdoor Kitchen: The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community. Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily. Brick Pavers During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications. Pool Renovations To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color. Screen Enclosure A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment. Results This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.

M-S Pro Architects announce the completion of an indoor swimming pool in a state-of-the-art, single storey family home set in a picturesque location on the outskirts of Bratislava - one of Europe’s youngest capital cities. Kebony, a beautiful wood recommended by leading architects, was chosen to craft the ceiling of the swimming pool, which is designed to emulate rippling waves as well as for the terrace deck and structural beams. Sustainability and a desire to recreate the close proximity often seen between wood and water in the natural environment were primary focuses in the design of this project. This led a requirement for a low maintenance wood, compatible humidity and with advanced durability, for the swimming pool ceiling. In addition, a high level of precision when cutting the wood was required in order to achieve the desired appearance of waves. Supplied by Leading Market, Kebony was carefully selected for the pool ceiling, which consists of 490 lamellae of timber, due to its versatility, durability and environmental credentials. Kebony was also installed throughout the exterior of this property, both for the spacious outdoor terrace and the exterior and interior beams. One of the reasons to choose Kebony was the unified look of wood in all these different applications. Developed in Norway, the patented Kebony technology uses an environmentally friendly process, which permanently enhances the properties of sustainable softwood with a bio-based liquid derived from agricultural crop waste. By polymerising the wood’s cell wall with furfuryl alcohol, the wood gains greatly improved durability and dimensional stability, giving it characteristics similar to those of tropical hardwood. In creating a wood with comparable properties to tropical hardwood that can be grown in a FSC certified, sustainably managed forest, the demand for tropical woods is reduced, allowing timber to once again be an important part of sustainable construction. Tomáš Hubinský, Lead Architect at M-S Pro, commented: “From conception through to completion, the creation of this ceiling has been a real feat. Despite the challenges faced by such an intricate design, Kebony was the perfect material to convey our desired effect of waves rippling along the ceiling. This California residence went from dark and dull to modern and bright with the help of Woodcliff Builders designer Jessica Peters. Remodeled with the thought of entertaining guests in mind, form and functionality played equal roles in the design process. Light cream tones wash over the home, punctuated by the bold statement that Banker Wire’s S-12 makes in it’s Antique Brass plated finish. This woven wire mesh pattern catches the eye throughout the kitchen, living room, and bar as various cabinet door infills. The unique texture of S-12 brings balance to the stark contrasting color scheme throughout the kitchen. While the open-concept room boasts predominantly pale features, the highlights of the Antique Brass finish draw out the deeper rich tones in the white marble backsplash and counter tops. The shadows created by the weave of the wire mesh help tie in the dark accents in the kitchen, including the black light fixtures and the oil-rubbed bronze cabinet and drawer hardware. Across from the kitchen, the eye is drawn to the main focal point of the living room, the built-in bookshelves. Banker Wire’s S-12 clads the four central cabinet doors, creating a unique hideaway for television components and other electronics. The Antique Brass finish brings warmth into the otherwise neutral structure, complimented by the displayed curios and the cozy furniture surrounding it. Both the wire mesh and the oil-rubbed bronze hardware are carried over from the kitchen, making for a cohesive home design. In the home’s custom bar, S-12 adorns the front of the ceiling-high white cabinets. For this area, the former cabinet and drawer pulls have been replaced with brass and ivory colored hardware, underscoring the brass of the cabinet’s panel. Emphasized by the dark stone counter-top, the lowlights of the pattern accentuate the texture of the mesh, while the Antique Brass face coordinates with the wood of the lower cabinets, bringing a consistent appearance to the space. “I just love that extra level of detail that this wire mesh provides for cabinets,” states Peters. “It really takes the design to the next level.” The low open area of woven wire mesh pattern S-12 lends itself well to surfacing, cladding, and other applications where partial coverage is key. At 21.6%, only subtle glimpses will be perceptible through the mesh. Embossed and highly faceted, the highs and lows of this distinctive weave are more defined in plated and powder coat finishes, making Antique Brass plating the perfect choice for this residential cabinetry project.

The house was in an ideal location but needed to be expanded. Design Builders & Remodeling almost doubled the square footage of the home. Creating a new sunny and spacious master bedroom, new guestroom, laundry room, garage, kids bathroom, expanded and renovated the kitchen, family room, and playroom. The upgrades and addition is seamlessly and thoughtfully integrated to the original footprint.

This beautiful Limestone kitchen tiled floor at a property in Peel Green was only a year old and, while it wasn’t in too bad of a state, the customer told me the floor had not been sealed properly due to issues with retaining moisture. The lack of an adequate sealer had allowed the Limestone to become duller over time after exposure to dirt and muck. It also had some more obvious marks and stains in some place and needed some grouting to be done around the corners and edges of the room. I travelled to the property in Peel Green, which is within the Greater City of Salford in Greater Manchester, to see what could be done to restore the condition of the tiles. Upon closer inspection of the tiles, I recommended to the customer that we proceed with the process known as burnishing, which we use primarily on Limestone, Marble, and Travertine. Burnishing, which involves the application of diamond encrusted burnishing pads, breaks down old sealers, gets rid of marks, stains and ingrained dirt, and gradually builds and evens out the polish on the tiles. I started burnishing the Limestone kitchen tiles straight away when I arrived at the property as it was a big area and would require lots of hard work to achieve the desired results within the space of a day. Our burnishing system consists of four diamond encrusted pads: Coarse, Medium, a Fine and Very Fine. Each pad was applied to the Limestone in sequence in tandem with a small amount of water to act as lubrication, gradually smoothing and polishing the surface of the tiles. After every pad, I also used my wet vac machine to remove any dirty water left on the floor and, after the Fine pad I rinsed the floor thoroughly to remove any dirt left on floor. I then left it to dry. When I was satisfied that the floor was completely dry, it was time to seal the Limestone tiles. However, I first went over the floor with Very Fine grit pad to provide a final polish before sealing. My choice of sealer was the impregnating Tile Doctor Colour Grow, a product which enhances the natural colours in the stone whilst also offering robust protection against dirt and stains. Remembering that the tiles had never been properly sealed, I applied plenty of sealer and left it to dry for 10 minutes. Following this, I carefully removed any excess sealer left on the surface with a dry cotton cloth. After sealing I went over the floor once final time with the Very Fine pad, just to smoothen things down and leave an exceptionally neat finish. When the job was finished, I gave the owner some tips and recommendations on the cleaning of the floor going forward and a complimentary bottle of neutral cleaner to get them started. The customer was very pleased with the finish, so much so that she opted and take up the Tile Doctor Maintenance Plan to keep the floor looking good for years to come! This registered LEED for Homes residence proved rather challenging due to wetlands requiring JZA+D to work through the permitting approval process with the NY Department of Conservation.
