Living room - living room idea in Orange County

The Control/Shift House is perched on the high side of the site which takes advantage of the view to the southeast. A gradual descending path navigates the change in terrain from the street to the entry of the house. A series of low retaining walls/planter beds gather and release the earth upon the descent resulting in a fairly flat level for the house to sit on the top one third of the site. The entry axis is aligned with the celebrated stair volume and then re-centers on the actual entry axis once you approach the forecourt of the house. The initial desire was for an “H” scheme house with common entertaining spaces bridging the gap between the more private spaces. After an investigation considering the site, program, and view, a key move was made: unfold the east wing of the “H” scheme to open all rooms to the southeast view resulting in a “T” scheme. The new derivation allows for both a swim pool which is on axis with the entry and main gathering space and a lap pool which occurs on the cross axis extending along the lengthy edge of the master suite, providing direct access for morning exercise and a view of the water throughout the day. The Control/Shift House was derived from a clever way of following the “rules.” Strict HOA guidelines required very specific exterior massing restrictions which limits the lengths of unbroken elevations and promotes varying sizes of masses. The solution most often used in this neighborhood is one of addition - an aggregation of masses and program randomly attached to the inner core of the house which often results in a parasitic plan. The approach taken with the Control/Shift House was to push and pull program/massing to delineate and define the layout of the house. Massing is intentional and reiterated by the careful selection of materiality that tracks through the house. Voids and relief in the plan are a natural result of this method and allow for light and air to circulate throughout every space of the house, even into the most inner core. This Coal Harbour master ensuite renovation incorporates full-height custom storage cabinetry designed to maximize vertical capacity within a Downtown Vancouver high-rise footprint. The integrated millwork was fabricated to precise dimensions, allowing seamless alignment with surrounding walls and ceiling planes. Minimalist flat-panel doors paired with elongated hardware introduce warmth while maintaining architectural restraint. In high-rise condo renovations, efficient storage integration is essential. Arani Construction approaches Downtown Vancouver projects with structured coordination, accurate measurements, and disciplined installation standards — ensuring cabinetry transitions are clean, flush, and proportionally balanced within the overall design.

This modern residence is defined by its clean architectural lines and precision-installed exterior stone wall cladding, creating a bold yet refined first impression at the entry. The approach is designed to highlight scale and symmetry, with the stone façade framing the glass entry and cantilevered overhang for a striking, contemporary look. Milano Granite fabricated and installed large-format stone panels with tight joints and consistent alignment, achieving a seamless, monolithic finish across the exterior surfaces. The neutral-toned stone enhances the home’s connection to its natural surroundings while providing durability and performance suited for a coastal environment. From the entry pathway to the vertical wall planes, every detail was executed with a focus on proportion, texture, and longevity. The result is a sophisticated exterior that balances modern design with timeless material selection. Fabrication & Installation by Milano Granite

A moody, high-end entertaining bar designed to balance warmth, function, and visual impact. This space features rich dark cabinetry, symmetrical layout planning, and layered lighting to create a refined hospitality feel within the home. The cabinetry was carefully composed to maintain clean alignment, consistent reveals, and balanced drawer and door proportions. The sink is intentionally centered within the base cabinet for proper function and visual symmetry, while surrounding storage supports both everyday use and entertaining. Materials were selected to create contrast and depth, including a dramatic stone focal wall, warm metallic accents, and integrated lighting to highlight both display and work zones. This project reflects Black Label’s approach: thoughtful design, disciplined execution, and a clear, guided process from concept through completion.

What began as a renovation project morphed into a new house, driven by the natural beauty of the site. The new structures are perfectly aligned with the coastline, and take full advantage of the views of ocean, islands, and shoals. The location is within walking distance of town and its amenities, yet miles away in the privacy it affords. The house is nestled on a nicely wooded lot, giving the residence screening from the street, with an open meadow leading to the ocean on the rear of the lot. The design concept was driven by the serenity of the site, enhanced by textures of trees, plantings, sand and shoreline. The newly constructed house sits quietly in a location advantageously positioned to take full advantage of natural light and solar orientations. The visual calm is enhanced by the natural material: stone, wood, and metal throughout the home. The main structures are comprised of traditional New England forms, with modern connectors serving to unify the structures. Each building is equally suited for single floor living, if that future needs is ever necessary. Unique too is an underground connection between main house and an outbuilding. With their flowing connections, no room is isolated or ignored; instead each reflects a different level of privacy and social interaction. Just as there are layers to the exterior in beach, field, forest and oceans, the inside has a layered approach. Textures in wood, stone, and neutral colors combine with the warmth of linens, wools, and metals. Personality and character of the interiors and its furnishings are tailored to the client’s lifestyle. Rooms are arranged and organized in an intersection of public and private spaces. The quiet palette within reflects the nature outside, enhanced with artwork and accessories.

This lovingly restored Winnetka Heights Craftsman home was a pleasure to work on. My clients, a young married couple with two sweet pups, enjoy collecting unique items from their travels and loved ones and wanted to incorporate them in the design. This was a special project for me because it aligns with my philosophy that our home should be a reflection of who we are. My goal was to pair these bespoke collectibles with modern and new furnishings, fabrics, and fixtures to create a harmonized design that truly reflected their nostalgic and well-traveled style. My approach involved enhancing the home’s character and charm while adding personalized details and modern touches. I reused preexisting furniture pieces, reupholstered chairs, and repurposed light fixtures to capitalize on sustainable and creative design all while focusing on strategic furniture placement and smart selections. From the photographs taken by her father in the dining room to the old coins framed and labeled in the front room, each item in their home told a unique story. The final result was a cohesive and personalized space that my client can joyfully call their home, reflecting their unique style and love for travel and bespoke items.

When our clients made the move from East to West coast, they wanted to bring parts of their past along with them. Blending New York style with the relaxed, coastal vibe of La Jolla’s Wind & Sea community offered a unique design challenge and opportunity. From the outset, the bathrooms and kitchen were identified as the primary focus of this renovation. The aim was to weave the couple's distinctive style into the design while integrating modern touches. As we explored these priorities, we found that increasing the square footage would not only expand their living space but also make room for the corner fireplace they had been dreaming of. This addition would enhance both the functionality and the ambiance of the home, aligning perfectly with their vision for a more spacious and cozy living environment. The design approach embraced a contemporary aesthetic through simple black and white color blocking, complemented by unique fixtures and fittings. To create a balanced and inviting atmosphere, the design incorporated natural light by way of skylights and larger windows, which helped highlight the deep wood grain cabinetry. Whimsical art and furnishings further personalized the space, infusing it with character and warmth.
