This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. This home started out as a remodel of a family’s beloved summer cottage. A fire started on the work site which caused irreparable damage. Needless to say, a remodel turned into a brand-new home. We were brought on board to help our clients re-imagine their summer haven. Windows were important to maximize the gorgeous lake view. Access to the lake was also very important, so an outdoor shower off the mudroom/laundry area with its own side entrance provided a nice beach entry for the kids. A large kitchen island open to dining and living was imperative for the family and the time they like to spend together. The master suite is on the main floor and three bedrooms upstairs, one of which has built-in bunks allows the kids to have their own area. The Johnson-Thompson House, built c. 1750, has the distinct title as being the oldest structure in Winchester. Many alterations were made over the years to keep up with the times, but most recently it had the great fortune to get just the right family who appreciated and capitalized on its legacy. From the newly installed pine floors with cut, hand driven nails to the authentic rustic plaster walls, to the original timber frame, this 300 year old Georgian farmhouse is a masterpiece of old and new. Together with the homeowners and Cummings Architects, Windhill Builders embarked on a journey to salvage all of the best from this home and recreate what had been lost over time. To celebrate its history and the stories within, rooms and details were preserved where possible, woodwork and paint colors painstakingly matched and blended; the hall and parlor refurbished; the three run open string staircase lovingly restored; and details like an authentic front door with period hinges masterfully created. To accommodate its modern day family an addition was constructed to house a brand new, farmhouse style kitchen with an oversized island topped with reclaimed oak and a unique backsplash fashioned out of brick that was sourced from the home itself. Bathrooms were added and upgraded, including a spa-like retreat in the master bath, but include features like a claw foot tub, a niche with exposed brick and a magnificent barn door, as nods to the past. This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. We had a tight timeline to turn a dark, outdated kitchen into a modern, family-friendly space that could function as the hub of the home. We enlarged the footprint of the kitchen by changing the orientation and adding an island for better circulation. We swapped out old tile flooring for durable luxury vinyl tiles, dark wood panels for fresh drywall, outdated cabinets with modern Semihandmade ones, and added brand new appliances. We made it modern and warm by adding matte tiles from Heath, new light fixtures, and an open shelf of beautiful ceramics in cool neutrals.

This was an incredible patio home remodel we completed in the Fall of 2013. The original interior was straight from the early 1980s. We brought the property every luxury of a 21st century kitchen - slow close drawer glides, farmhouse sink, panel-front dishwasher and refrigerator, beaded inset cabinets, island with eat-in barstools....the list goes on. Every room on the first floor was transformed with newly installed hardwood floors, crown molding, and fresh paint. The two-sided fireplace was refaced on either side as well as given brand new molding, mantles, and recessed lighting. An alder wood bookshelf was installed in the dining room. The master bath received a full-size laundry closet (in lieu of the former laundry closet which was in the kitchen where we now have a built-in and TV!). We expanded the shower to give room for a seat. The original vanity was ripped out and replaced with custom-built vanities, new lighting, mirrors, etc. Every inch of this patio home has been elevated! Even the elevator is detailed with quarter-sawn oak paneling. Feeling as though it has been here for generations, this home combines architectural salvage with creative design. The owner brought in vintage lighting fixtures, a Tudor fireplace surround, and beveled glass for windows and doors. The kitchen pendants and sconces were custom made to match a 1912 Sheffield fixture she had found. Quarter-sawn oak in the living room, dining room, and kitchen, and flat-sawn oak in the pantry, den, and powder room accent the traditional feel of this brand-new home. They demolished it and rebuilt it as a brand-new two-story home to house both her retired parents in an attached ADU in-law unit, as well as her own family of six. Though there is a fire door separating the ADU from the main house, it is often left open to create a truly multi-generational home. For the design of the home, the owner's one request was to create something timeless, and we aimed to honor that.

Built from the ground up on 80 acres outside Dallas, Oregon, this new modern ranch house is a balanced blend of natural and industrial elements. The custom home beautifully combines various materials, unique lines and angles, and attractive finishes throughout. The property owners wanted to create a living space with a strong indoor-outdoor connection. We integrated built-in sky lights, floor-to-ceiling windows and vaulted ceilings to attract ample, natural lighting. The master bathroom is spacious and features an open shower room with soaking tub and natural pebble tiling. This 1927 home in historic Dilworth underwent extensive renovations after our client closed on the house in early 2016. For an almost 100 year old house, it has an excellent flow. It boasts a rare open floor plan with connected kitchen, dining room and den without sacrificing an ounce of charm but the wall colors and finishes were a disaster when we took possession. Fresh paint and a brand new kitchen created the perfect backdrop for blending her existing furniture with infusions of newness. The entire den seating area was brand new. DOWNLOAD NOW This unit, located in a 4-flat owned by TKS Owners Jeff and Susan Klimala, was remodeled as their personal pied-à-terre, and doubles as an Airbnb property when they are not using it. Jeff and Susan were drawn to the location of the building, a vibrant Chicago neighborhood, 4 blocks from Wrigley Field, as well as to the vintage charm of the 1890’s building. The entire 2 bed, 2 bath unit was renovated and furnished, including the kitchen, with a specific Parisian vibe in mind. Although the location and vintage charm were all there, the building was not in ideal shape -- the mechanicals -- from HVAC, to electrical, plumbing, to needed structural updates, peeling plaster, out of level floors, the list was long. Susan and Jeff drew on their expertise to update the issues behind the walls while also preserving much of the original charm that attracted them to the building in the first place -- heart pine floors, vintage mouldings, pocket doors and transoms. Because this unit was going to be primarily used as an Airbnb, the Klimalas wanted to make it beautiful, maintain the character of the building, while also specifying materials that would last and wouldn’t break the budget. Susan enjoyed the hunt of specifying these items and still coming up with a cohesive creative space that feels a bit French in flavor. Parisian style décor is all about casual elegance and an eclectic mix of old and new. Susan had fun sourcing some more personal pieces of artwork for the space, creating a dramatic black, white and moody green color scheme for the kitchen and highlighting the living room with pieces to showcase the vintage fireplace and pocket doors. A contemporary new home in an earthy, natural palette No expense was spared in the remodel of this 3/2, located in the amazing neighborhood of Eagle Rock. By taking the entire home down to the studs, we rearranged the kitchen, designed and built all new custom cabinetry, added custom built-ins in the primary, added all new windows and doors to the home and also ran new electrical and removed ALL GAS from the home. The 2 bathrooms were both overhauled and received zellige, kitkat and travertine tiling. A brand new HVAC system (including a heat pump) was installed in the attic and all vents were moved from the floor to the ceiling. Hardwood flooring and many other custom details have this home well suited for years to come!
