Gut renovation of 1880's townhouse. New vertical circulation and dramatic rooftop skylight bring light deep in to the middle of the house. A new stair to roof and roof deck complete the light-filled vertical volume. Programmatically, the house was flipped: private spaces and bedrooms are on lower floors, and the open plan Living Room, Dining Room, and Kitchen is located on the 3rd floor to take advantage of the high ceiling and beautiful views. A new oversized front window on 3rd floor provides stunning views across New York Harbor to Lower Manhattan. The renovation also included many sustainable and resilient features, such as the mechanical systems were moved to the roof, radiant floor heating, triple glazed windows, reclaimed timber framing, and lots of daylighting. Coming from Minnesota this couple already had an appreciation for a woodland retreat. Wanting to lay some roots in Sun Valley, Idaho, guided the incorporation of historic hewn, stone and stucco into this cozy home among a stand of aspens with its eye on the skiing and hiking of the surrounding mountains. Design Services Provided - Architect was asked to convert this 1950's Split Level Style home into a Traditional Style home with a 2-story height grand entry foyer. The new design includes modern amenities such as a large 'Open Plan' kitchen, a family room, a home office, an oversized garage, spacious bedrooms with large closets, a second floor laundry room and a private master bedroom suite for the owners that includes two walk-in closets and a grand master bathroom with a vaulted ceiling. The Architect presented the new design using Professional 3D Design Software. This approach allowed the Owners to clearly understand the proposed design and secondly, it was beneficial to the Contractors who prepared Preliminary Cost Estimates. The construction duration was nine months and the project was completed in September 2015. The client is thrilled with the end results! We established a wonderful working relationship and a lifetime friendship. I am truly thankful for this opportunity to design this home and work with this client!
