This modern lake house is located in the foothills of the Blue Ridge Mountains. The residence overlooks a mountain lake with expansive mountain views beyond. The design ties the home to its surroundings and enhances the ability to experience both home and nature together. The entry level serves as the primary living space and is situated into three groupings; the Great Room, the Guest Suite and the Master Suite. A glass connector links the Master Suite, providing privacy and the opportunity for terrace and garden areas. Won a 2013 AIANC Design Award. Featured in the Austrian magazine, More Than Design. This British Colonial theme new residence sits atop the ridgeline on the west end of Sanibel Island overlooking the Gulf. Carefully manicured dune and beach access offer breathtaking views from the main and upper patios of the residence to the beach and the sunset. A lush, tropical entry runs the length of each side property line from the road, along each side of the house, to the CCCL line and provides a dense privacy barrier from the beach access path along the east property line. Tropical bamboo, white bird of paradise, traveler palms, dwarf leaf clusia and relocated native trees and shrubs make up the dense buffer. In the front of the residence a specimen multi-stem Sylvester Date Palm anchors the center drive island while stately royal palms, foxtail palms and multi-stem adonidia palms accent the foundation of the residence. Curved coconut palms march down the driveway to the street. Individual theme gardens were created in the side yards which include a Moon Garden, Fruit Garden, Butterfly Garden, Wetland Garden, Tropical Garden and Bamboo Garden. Architectural garden elements include a Walpole garden gate, arbor and mail box with a custom house name sign attached. As one walks the many different specimen gardens, large concrete garden benches from Curry & Co. offer a place to pause while botanical plant label stakes indicate plant species and origin. A California style espalier wall with confederate jasmine vine softens the back side of the pool wall, which is visible upon the entrance to the garages and espalier on the pool side wall for trellis bougainvillea offer vertical elements to connect the house and the landscape with tropical vegetation and color. This ideal client had a specific idea for their property which we were able to visualize and bring to reality.

The master bathroom's outdoor shower is a natural garden escape. The natural stone tub is nestled in the tropical landscaping and complements the stone pavers on the floor. The wall mount shower head is a waterfall built into the lava rock privacy walls. A teak stool sits beside the tub for easy placement of towels and shampoos. The master bathroom opens to the outdoor shower through a full height glass door and the indoor shower's glass wall connect the two spaces seamlessly.

Devereux Beach House Our client presented Flavin Architects with a unique challenge. On a site that previously hosted two houses, our client asked us to design a modestly sized house and separate art studio. Both structures reduce the height and bulk of the original buildings. The modern concrete house we designed is situated on the brow of a steep cliff overlooking Marblehead harbor. The concrete visually anchors the house to stone outcroppings on the property, and the low profile ensures the structure doesn’t conflict with the surround of traditional, gabled homes. Three primary concrete walls run north to south in parallel, forming the structural walls of the home. The entry sequence is carefully considered. The front door is hidden from view from the street. An entry path leads to an intimate courtyard, from which the front door is first visible. Upon entering, the visitor gets the first glimpse of the sea, framed by a portal of cast-in-place concrete. The kitchen, living, and dining space have a soaring 10-foot ceiling creating an especially spacious sense of interiority. A cantilevered deck runs the length of the living room, with a solid railing providing privacy from beach below. Where the house grows from a single to a two-story structure, the concrete walls rise magisterially to the full height of the building. The exterior concrete walls are accented with zinc gutters and downspouts, and wooden Ipe slats which softly filter light through the windows.

An unsafe entry and desire for more outdoor living space motivated the homeowners of this Mediterranean style ocean view home to hire Landwell to complete a front and backyard design and renovation. A new Azek composite deck with access steps and cable railing replaced an uneven tile patio in the front courtyard, the driveway was updated, and in the backyard a new powder-coated steel pergola with louvered slats was built to cover a new bbq island, outdoor dining and lounge area, and new concrete slabs were poured leading to a cozy deck space with a gas fire pit and seating. Raised vegetable beds, site appropriate planting, low-voltage lighting and Palomino gravel finished off the outdoor spaces of this beautiful Shell Beach home.

Harbor View is a modern-day interpretation of the shingled vacation houses of its seaside community. The gambrel roof, horizontal, ground-hugging emphasis, and feeling of simplicity, are all part of the character of the place. While fitting in with local traditions, Harbor View is meant for modern living. The kitchen is a central gathering spot, open to the main combined living/dining room and to the waterside porch. One easily moves between indoors and outdoors. The house is designed for an active family, a couple with three grown children and a growing number of grandchildren. It is zoned so that the whole family can be there together but retain privacy. Living, dining, kitchen, library, and porch occupy the center of the main floor. One-story wings on each side house two bedrooms and bathrooms apiece, and two more bedrooms and bathrooms and a study occupy the second floor of the central block. The house is mostly one room deep, allowing cross breezes and light from both sides. The porch, a third of which is screened, is a main dining and living space, with a stone fireplace offering a cozy place to gather on summer evenings. A barn with a loft provides storage for a car or boat off-season and serves as a big space for projects or parties in summer.
