A newly finished basement apartment in one of Portland’s gorgeous historic homes was a beautiful canvas for ATIID to create a warm, welcoming guest house. Area rugs provided rich texture, pattern and color inspiration for each room. Comfortable furnishings, cozy beds and thoughtful touches welcome guests for any length of stay. Forget just one room with a view—Lochley has almost an entire house dedicated to capturing nature’s best views and vistas. Make the most of a waterside or lakefront lot in this economical yet elegant floor plan, which was tailored to fit a narrow lot and has more than 1,600 square feet of main floor living space as well as almost as much on its upper and lower levels. A dovecote over the garage, multiple peaks and interesting roof lines greet guests at the street side, where a pergola over the front door provides a warm welcome and fitting intro to the interesting design. Other exterior features include trusses and transoms over multiple windows, siding, shutters and stone accents throughout the home’s three stories. The water side includes a lower-level walkout, a lower patio, an upper enclosed porch and walls of windows, all designed to take full advantage of the sun-filled site. The floor plan is all about relaxation – the kitchen includes an oversized island designed for gathering family and friends, a u-shaped butler’s pantry with a convenient second sink, while the nearby great room has built-ins and a central natural fireplace. Distinctive details include decorative wood beams in the living and kitchen areas, a dining area with sloped ceiling and decorative trusses and built-in window seat, and another window seat with built-in storage in the den, perfect for relaxing or using as a home office. A first-floor laundry and space for future elevator make it as convenient as attractive. Upstairs, an additional 1,200 square feet of living space include a master bedroom suite with a sloped 13-foot ceiling with decorative trusses and a corner natural fireplace, a master bath with two sinks and a large walk-in closet with built-in bench near the window. Also included is are two additional bedrooms and access to a third-floor loft, which could functions as a third bedroom if needed. Two more bedrooms with walk-in closets and a bath are found in the 1,300-square foot lower level, which also includes a secondary kitchen with bar, a fitness room overlooking the lake, a recreation/family room with built-in TV and a wine bar perfect for toasting the beautiful view beyond.

How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

The Client—a family of three, with Lucy the Great Dane, wanted to improve what was existing and update the kitchen and Jack and Jill Bathrooms, add some cool storage solutions and generally revamp the house. We totally reimagined the entry to provide a “wow” moment for all to enjoy whilst entering the property. A giant pivot door was used to replace the dated solid wood door and side light. We designed and built new open cabinetry in the kitchen allowing for more light in what was a dark spot. The kitchen got a makeover by reconfiguring the key elements and new concrete flooring, new stove, hood, bar, counter top, and a new lighting plan. Our work on the Humphrey House was featured in Dwell Magazine.

Mid-sized contemporary gray two-story brick exterior home idea in Chicago

This traditional charmer house plan welcomes with its country porch and prominent gables with decorative brackets. A cathedral ceiling spans the open great and dining rooms of this house plan, with bar seating facing the roomy kitchen. A mud room off the garage includes a pantry, closets, and an e-space for looking up recipes. The master suite features two oversized walk-in closets and a linen closet for extra storage in this house plan.

This beautiful French Provincial home is set on 10 acres, nestled perfectly in the oak trees. The original home was built in 1974 and had two large additions added; a great room in 1990 and a main floor master suite in 2001. This was my dream project: a full gut renovation of the entire 4,300 square foot home! I contracted the project myself, and we finished the interior remodel in just six months. The exterior received complete attention as well. The 1970s mottled brown brick went white to completely transform the look from dated to classic French. Inside, walls were removed and doorways widened to create an open floor plan that functions so well for everyday living as well as entertaining. The white walls and white trim make everything new, fresh and bright. It is so rewarding to see something old transformed into something new, more beautiful and more functional.

Stone and stucco combine with multiple gable peaks and an impressive, front entry to create stunning curb appeal for this European house plan. The grand foyer greets visitors on the inside, while the dining room and bedroom/study flank the foyer on both sides. Further along, the great room includes a cathedral ceiling, porch access and wall of windows to view outdoor scenery. The breakfast room and kitchen are also open to the great room and one another, simplifying mealtime. On the other side of the house plan, a large master suite was designed to pamper the homeowner. A bowed sitting area grants extra space in the bedroom, while the luxurious master bath features a corner shower, large soaking tub, his-and-her vanities and private privy. In the basement are three bedrooms, each with their own full bath, an added treat! A large rec room with fireplace completes the basement and provides an additional gathering space in the house plan.
