KITCHEN AFTER The homeowner's primary goal was to be able to host large dinner parties easily and efficiently. However, it was important that the space not feel like a commercial kitchen (even though it has three dishwashers!) in order to blend with the Mid-century Modern style of the home. We incorporated an underutilized adjacent area in order to increase the size of the kitchen by 150% to create designated space for everything, including the client's vast collection of china and serving pieces. The new floor plan feels as though it was original to the house. Cabinetry, countertops, and flooring also blend seamlessly with the rest of the home. From the street, it’s an impeccably designed English manor. Once inside, the best of that same storied architecture seamlessly meshes with modernism. This blend of styles was exactly the vibe three-decades-running Houston homebuilder Chris Sims, founder and CEO of Sims Luxury Builders, wanted to convey with the $5.2 million show-home in Houston’s coveted Tanglewood neighborhood. “Our goal was to uniquely combine classic and Old World with clean and modern in both the architectural design as well as the interior finishes,” Chris says. Their aesthetic inspiration is clearly evident in the 8,000-square-foot showcase home’s luxurious gourmet kitchen. It is an exercise in grey and white—and texture. To achieve their vision, the Sims turned to Cantoni. “We had a wonderful experience working with Cantoni several years ago on a client’s home, and were pleased to repeat that success on this project,” Chris says. Cantoni designer Amy McFall, who was tasked with designing the kitchen, promptly took to the home’s beauty. Situated on a half-acre corner lot with majestic oak trees, it boasts simplistic and elegant interiors that allow the detailed architecture to shine. The kitchen opens directly to the family room, which holds a brick wall, beamed ceilings, and a light-and-bright stone fireplace. The generous space overlooks the outdoor pool. With such a large area to work with, “we needed to give the kitchen its own, intimate feel,” Amy says. To that end, Amy integrated dark grey, high-gloss lacquer cabinetry from our Atelier Collection. by Aster Cucine with dark grey oak cabinetry, mixing finishes throughout to add depth and texture. Edginess came by way of custom, heavily veined Calacatta Viola marble on both the countertops and backsplash. The Sims team, meanwhile, insured the layout lent itself to minimalism. “With the inclusion of the scullery and butler’s pantry in the design, we were able to minimize the storage needed in the kitchen itself,” Chris says. “This allowed for the clean, minimalist cabinetry, giving us the creative freedom to go darker with the cabinet color and really make a bold statement in the home.” It was exactly the look they wanted—textural and interesting. “The juxtaposition of ultra-modern kitchen cabinetry and steel windows set against the textures of the wood floors, interior brick, and trim detailing throughout the downstairs provided a fresh take on blending classic and modern,” Chris says. “We’re thrilled with the result—it is showstopping.” They were equally thrilled with the design process. “Amy was incredibly responsive, helpful and knowledgeable,” Chris says. “It was a pleasure working with her and the entire Cantoni team.” Check out the kitchen featured in Modern Luxury Interiors Texas’ annual “Ode to Texas Real Estate” here.

This 1930’s gem did not have a functional, beautiful kitchen. In fact, many cabinets barely opened, and some appliances didn’t even work. The top priority was to replace the cabinetry, appliances, and finishes in the main kitchen and butler’s pantry for better functionality. The original footprint was kept mostly intact, with only minor adjustments to improve flow, connectivity, and layout. Custom cabinetry was designed to enhance storage, and a suite of high-performance appliances was installed. Finishes like a herringbone tile floor and soapstone countertops were chosen for longevity and durability. The secondary goal was to match the beauty of the rest of the home, with traditional elements, symmetry, and warmth. Details like fluting on the range hood and a unique corbel shape mirror original moldings. Stained oak accents were color-matched to the home’s existing woodwork. White oak cabinet interiors and custom inserts create a furniture-like feel. The finished design blends seamlessly into the historic home, and also enhances functionality for day-to-day living, hosting, and gathering.

Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. This white oak floor register blends in seamlessly with the white oak hardwoods that surround it. Since the top of the register is even with the floor this minimizes the chance for a tripping hazard. Also visually it is a nice detail to simplify the number of materials to create a more visually calming space.

A fluted marble-clad fireplace anchors the space, surrounded by, built-in shelving with the same oak finish inside as the kitchen cabinetry. Furnishings follow the same philosophy: clean lines, neutral fabrics, and a mix of soft textures. Think boucle armchairs, a deep linen sectional, and a reclaimed wood coffee table. Location: Hingham, MA, USA This newly constructed home in Hingham, MA was designed to openly embrace the seashore landscape surrounding it. The front entrance has a relaxed elegance with a classic plant theme of boxwood, hydrangea and grasses. The back opens to beautiful views of the harbor, with a terraced patio running the length of the house. The infinity pool blends seamlessly with the water landscape and splashes over the wall into the weir below. Planting beds break up the expanse of paving and soften the outdoor living spaces. The sculpture, made by a personal friend of the family, creates a stunning focal point with the open sky and sea behind. One side of the property was densely planted with large Spruce, Juniper and Birch on top of a 7' berm to provide instant privacy. Hokonechloa grass weaves its way around Annabelle Hydrangeas and Flower Carpet Roses. The other side had an existing stone stairway which was enhanced with a grove of Birch, hydrangea and Hakone grass. The Limelight Tree Hydrangeas and Boxwood offer a fresh welcome, while the Miscanthus grasses add a casual touch. The Stone wall and patio create a resting spot between rounds of tennis. The granite steps in the lawn allow for a comfortable transition up a steeper slope.

A thoughtful master plan and careful attention to detailing allows the additional landscape improvements to blend seamlessly with the existing program. The water elements and landscape lighting design for this property add dimension in both the day and evening. The pool is carefully sited to reflect the custom lattice screening, millwork, and elegant planted urn when not in use for swimming, while the tranquility of the spa is enhanced with the sound of water rushing over its custom stone weirs.
