Reimagined as a quiet retreat on a mixed-use Mission block, this former munitions depot was transformed into a single family residence by reworking existing forms. A bunker-like concrete structure was cut in half to form a covered patio that opens onto a new central courtyard. The residence behind was remodeled around a large central kitchen, with a combination skylight/hatch providing ample light and roof access. Three structures are located on a 6,500 sqft, sloped lot. The main house is squeezed between front setbacks, a drainage easements through the middle, an access easement to the north and a 30’ topography following height limit. The street level contains an office, a bedroom, an entry and a garage. The lower level contains indoor /outdoor living spaces separated by a glass wall. Sharing this glass wall is the master bedroom. The Studio 420 is located to the west of the drainage easement and contains the parts and tools needed to repair their grown up toys (a dune buggy, motor cycles, an antique sports car, and a three wheeled vehicle). The Studio 120 became the third structure. This structure is a utility room that blocks the neighbor’s views into their backyard and is as backdrop for outdoor dining. The home’s form is a reaction to being pinched between site constraints and the need to live an outdoor life while being indoors.

TJC Architect: This TJC Architect designed beach home makes the most of an odd shaped, corner lot. This three story structure with traditional detailing boasts a Great Room, a Guest suite and an attached garage on the first floor. Take the stairs or the elevator to the second floor where every bedroom has it's own private balcony. The third floor loft has access to the roof top deck, where you have ocean views even though the beach is several blocks away. A pool in the back yard completes the package.

Masked behind layers of wallboard and wood blocking, a cellar is demolished to make way for descending through through what was expected to be traditional framing. Instead, a solid cast-in-place slab is discovered as ceiling of a concrete encapsulated room. The size, stealth access and twelve-inch-deep concrete of the room exactly match similar rooms found in the area designed as shelters during and after World War II.
The space is rethought, and walls left as discovered The concrete ceiling still retains the texture of the formwork to cast it, steel bolts support a steel angle above added acess. Metal wire racks four inches away from the concrete suspend wine. A glass wall ensures climate control and also connotates exhibition of wine and wall.
A wine room overlaid onto the preexisting shelter is an unlikely combination in both its materiality and philosophically. Perhaps enticing further conversation over a glass of wine.

This beautiful geometric project designed by Mike Farley has a lot of elevation changes with a stunning view of the golfcourse. The flush spa was kept near the house for easy access and blended with the contemporary style of the home. Both the outdoor kitchen and fire pit area are used as retaining walls with the elevation change. It also gives lots of seating along with the bar stools - inside and outside the pool. The water feature is a sheer rain fall that is kept low so that the golf course view isn't blocked. There is a nice sized tanning ledge to hang out on. The outdoor kitchen has a grill, trash can, drop in cooler and lots of seating. The cabana has cam lights for evening fun. We used ceramic on the patio that looks like wood and has greys and browns in it. The concrete is grey with a heavy texture. The channels have Mexican Pebble to blend with the grey tones.

As readers of architect/designer Katie Hutchison’s book The New Cottage (Taunton Press 2018), these homeowners approached KHS about designing a second home in Westerly, Rhode Island. Theirs is a double-long lot with street frontage on both ends, a short walk from the water. In addition to the new house, their wish list included a new lap pool (with associated patio) and new garage.
Aesthetically, they were looking to create an informally elegant, human-scaled family compound, engaged with the site and connected with the outdoors. They further requested sustainable features/systems and low-maintenance materials.
In response, KHS proposed an ell-shaped house that wraps two sides of a lap pool/patio. A porch-fronted two-story gabled component faces the main street and is flanked by the one-story primary suite in one leg of the ell and the one-story kitchen and rear porches in the other leg of the ell. The house is an efficient +/- 2800 square-feet and contains four bedrooms and three and one half bathrooms.
A salt-box inspired garage is detached so as not to increase the building massing. It helps shape outdoor spaces and doesn’t block daylight and direct exterior access from the house. It faces the secondary street. Driveways off both streets offer different modes of arrival.
The south-facing roof of the two-story volume – which includes three bedrooms and two baths – and the south-facing one-story roof of the kitchen and rear porches, as well as the south-facing roof of the garage support 47 photovoltaic solar panels, providing the bulk of the property’s electric power.
Two oversized exterior folding glass doors off the living area and kitchen blur the boundary between indoors and outdoors, welcoming abundant daylight, views of the pool and patio, as well as summer breezes. An airy living/dining area includes a long custom window seat and borders a semi-open kitchen beneath a cathedral ceiling. Living area built-in shelving frames a TV and surrounds a modern efficient pellet stove.
