The two-story home was designed with an open concept for the living areas, maximizing the waterfront views and incorporating as much natural light as possible. The home was designed with a circular drive entrance and concrete block / turf courtyard, affording access to the home's two garages. DSA worked within the community's HOA guidelines to accomplish the look and feel the client wanted to achieve for the home. The team provided architectural renderings for the spec home to help with marketing efforts and to help future buyers envision the final product.

Modern Tudor on the Prairie Our clients fell in love with the wide-open spaces of the White Oaks Savanna development. They dreamed of a home that celebrated the beauty of Minnesota’s ever-changing landscape and blurred the line between indoor and outdoor. They wanted a home with a traditional exterior, impressive entry, and modern interiors. The large site provides spectacular views of the restored prairie landscape. All four sides of this home are refined and architecturally resolved since each elevation is highly visible in the open prairie setting. Properly locating the home on the site was critical to maintaining the stunning prairie views. The home is nestled behind a hill instead of sitting on top of it, so it is blocked from the neighbors and respects their views. Natural materials adorn the exterior, including cedar, stone, stucco, and copper, that act as “jewelry” for the home. The cedar and copper will patina with time, adding richness and texture to the home. Front Door: The custom front door is 4 feet wide by 8 feet tall. It is paired with a matching fixed panel, so the door appears to be 8 feet wide from the outside, and is painted a cheery bright blue to greet visitors. The intentional placement of color adds vibrancy throughout the home in contrast to the quiet exterior colors. The bold pops of color requested by the client continue on the interior of the home, including a turquoise dining room, magenta closet doors, and a deep blue basement. Lantern Staircase: A triple-height stair floating in front of 18-foot-high windows welcomes visitors. At night, a hidden, remote controlled retractable shade scrim (lightweight shade) limits light pollution to follow the Dark Skies Initiative. Great Room: Cased openings of white oak create transition spaces and frame views to and from the grand, two-story great room. The entry and dining room have cozy 8-foot ceilings and are perched 12” up from the great room for views over the living room furniture. To avoid dining chairs sliding over the steps, a custom built-in credenza sits on the steps behind the dining table. Folding Outswing Door: The 20’ wide by 9.5’ tall folding outswing door blurs the line between outside and inside. A hidden bi-parting retractable bug screen allows the large door to remain open throughout the day to bring in fresh air. Catwalk: A catwalk, or raised walkway, on the upper floor overlooks the great room and leads to the guest suites. A long bench with built-in linen storage is tucked into a niche with clerestory windows, providing a cozy spot for guests to relax. Guest laundry is tucked into the backside of the fireplace chimney. Owner's Suite: From the start, the owners wanted their bedroom perched on the second level to maximize views of the prairie beyond. Located in its own wing of the home, the owners’ suite offers privacy. Magenta closet doors guide the owners into the bedroom and adjacent bathroom. Lifestyle: The home incorporates numerous lifestyle features that are as much a part of the house as the main spaces. A sauna is located on the main level, allowing for easy access after a dip in the pool and a wine cellar is tucked neatly under the staircase for convenient and beautiful display.

This project is a (new) pool within an (existing) pool! The client asked me to remodel their extra large 1970s trapezoid pool that was lacking a spa and seating area. They wanted to make it into a focal feature of their yard allowing them to entertain and capture there scenic view in ways that the previous configuration prevented. On this property, it made sense for the new spa to be on the uphill side adjacent to the master bedroom -- not only for convenience but also for enjoying the views, and allowing us to overflow the spa so that the water could return downhill back to the pool. This is where the cylindrical glass tile “jewel” is situated. The vibrant color of glass was chosen to compliment (be the opposite of, in order to visually resonate and create a higher energy feel) with the ocher seen in the natural stone palette that the house gave us as precedent. Once the spas location was decided, the best views enjoyed by this property are located where the chaise lounges are now in the finished design. The previous pool occupied the space, and this prime area could not be accessed at all! Our second order of business was to carve out a destination space from the previous pool and give it back to be a furniture area for entertaining. Locating the chaise lounger deck across the pool presented a challenge that became a fun opportunity not to be passed up. The overflowing spa water had to return to the pool somehow, and the flowing water had to be crossed over to get to the Chaise lounge viewing deck. The solution? A bridge of course! And with the stairs ascending up to the spa, why not have a stairway like water feature underneath the bridge? The final touch on this design was omitting the weak and poorly executed vanishing edge, which had a horizon line finishing right into the rooftops of the homes below. Not the best aesthetic! To block the roof lines of the homes below and direct your eyes up to the mountain peaks beyond, a stone clad raised planter became the central focal point of the yard, allowing us to create a beautiful agave, yucca, and cacti display to be enjoyed from every angle of the home. Altogether the new configuration really plays off the angular shapes of the home, extends the pallet of materials around the yard, and makes the new space all that more enjoyable for the owners private and public entertainment.

As readers of architect/designer Katie Hutchison’s book The New Cottage (Taunton Press 2018), these homeowners approached KHS about designing a second home in Westerly, Rhode Island. Theirs is a double-long lot with street frontage on both ends, a short walk from the water. In addition to the new house, their wish list included a new lap pool (with associated patio) and new garage. Aesthetically, they were looking to create an informally elegant, human-scaled family compound, engaged with the site and connected with the outdoors. They further requested sustainable features/systems and low-maintenance materials. In response, KHS proposed an ell-shaped house that wraps two sides of a lap pool/patio. A porch-fronted two-story gabled component faces the main street and is flanked by the one-story primary suite in one leg of the ell and the one-story kitchen and rear porches in the other leg of the ell. The house is an efficient +/- 2800 square-feet and contains four bedrooms and three and one half bathrooms. A salt-box inspired garage is detached so as not to increase the building massing. It helps shape outdoor spaces and doesn’t block daylight and direct exterior access from the house. It faces the secondary street. Driveways off both streets offer different modes of arrival. The south-facing roof of the two-story volume – which includes three bedrooms and two baths – and the south-facing one-story roof of the kitchen and rear porches, as well as the south-facing roof of the garage support 47 photovoltaic solar panels, providing the bulk of the property’s electric power. Two oversized exterior folding glass doors off the living area and kitchen blur the boundary between indoors and outdoors, welcoming abundant daylight, views of the pool and patio, as well as summer breezes. An airy living/dining area includes a long custom window seat and borders a semi-open kitchen beneath a cathedral ceiling. Living area built-in shelving frames a TV and surrounds a modern efficient pellet stove. A cheerful interior palette of soft hues features pops of color, Scandinavian wallpapers, custom textiles, and a dash of warm wood accents in the form of counters, built-in desks, and custom furnishings. On the exterior, natural shingles side the main volume and environmentally friendly and durable Boral board-and-batten side the one-story components and garage, communicating a legible hierarchy of spaces. The overall effect is a breezy, crisp New England home, pool patio, and garage for today’s living.

This bathroom takes the desire to "age in place" to glamorous levels. So often, hospital grade products come to mind when thinking of an ADA compliant space. This renovation removed the existing tub and replaced it with a large shower. The zero-height threshold and double glass doors allow for a standard sized PVC wheelchair. A built-in bench gives someone who doesn't require a wheelchair a place to sit. The linear drain along the seat gives a flat floor with a slight pitch in one direction, rather than a drain in the center of the space which would need the floor to be pitched in four directions. The handheld shower is perfect for a sitting bather or care-giver. The pedestal sink with two legs instead of a central center stand gives leg room for someone in a wheelchair. A busy family of four wanted to update the great room in their modern farmhouse and renovate their kitchen. The parents couldn’t keep an eye on their two young girls while cooking and found that the island was too long and narrow - blocking their kitchen walkway. Surrounded by dated carpeting, colors, tile, and materials, they wanted to create a more uniform, open feel throughout their home with new flooring, paint colors, lighting, and furnishings. The end goal was to make the living and dining spaces brighter, warmer, and more welcoming but also kid-friendly! To create the great room and modern farmhouse kitchen of their dreams, we removed their bar and opened up a wall to create direct access from the garage to the great room, flooding the area with natural light. We moved the kitchen island orientation, allowing the parents to see their kids in the great room while cooking up a storm, and changed the refrigerator position to create an efficient work triangle between the sink and cooktop. This new floor plan and the new island allowed the family to finally move freely around the kitchen. We also transformed their living space with a chic new dining set, neutral living room furniture, and modern rustic touches here and there. A chandelier added a dramatic touch and more light in the great room, while crackled glass pendants hung over the kitchen sink to create warmth. Finally, we renovated their outdated fireplace with beautiful herringbone ceramic tile and installed a hardwood floor in their entryway using a herringbone pattern for added visual interest.

The only change in the layout of this kitchen renovation was to swap the position of the refrigerator, which used to be flush against this wall, both restricting full access to the refrigerator since the door couldn't be opened all the way, and blocking the flow of traffic into the kitchen from the dining room when the door was open. Now, the cabinet/counter alcove exists where the fridge once was, creating a much better use of the space, allowing for better for traffic flow in and out of the kitchen, and a more aesthetically pleasing design. And the best part is because the refrigerator only moved 36" to the left, no extra plumbing work was required to make this simple switch.
