The family room has a beautiful bay window seat, guest bathroom, and access to your back patio with custom built-in BBQ as well as your attached two car garage with storage. The open concept leads to your updated kitchen with granite countertops, a walk-in pantry, and a breakfast bar. Past the kitchen is your formal dining room and living room with it's gorgeous gas fireplace and access to the front patio. On the second level are three large bedrooms with full bathrooms, and conveniently located laundry room. This 600sf addition in Folsom created much need space for a growing family. In addition to gaining space, functionality and pantry storage were requirements in the design program. We opened up the kitchen and dining area to great room, with a vaulted ceiling, lots of natural light, created a private office, and new flooring throughout. We also designed a warm and cozy sitting area with a new LED fireplace, stacked stacked stone and a rustic mantel. Schrock cabinets provided a lot more storage and functionality. The countertops are a combination of granite and quartz; the backsplash is natural stone. The 'floating' soffit above the island provided an opportunity for more LED up-lights and a great focal point. New concrete walkways, a patio, and an easy-access area for the garbage cans completed the exterior.

I designed this ADA bathroom and assisted the homeowner in making all of the fixture, material and finish choices while working at Corvallis Custom Kitchens and Baths.
Our client needed to update this bathroom for her husband who uses a walker and needs assistance with daily bathing and such.
We installed a frameless glass shower with a fixed panel and one slider section. In the fixed panel, we installed a small door so the controls for the shower can be accessed without having to enter the shower. A linear drain allows for a zero threshold entry into the shower allowing for the bather to enter without any barrier to step over.
We installed an American Standard Cadet Pro Right Height toilet and places blocking in the wall so drop down grab bars (one with a toilet paper holder) could be added if wanted at a later time.
We decided to install a narrower vanity than what was previously installed to allow more room in the toilet area. Maple flat panel cabinetry was installed with Silestone Phoenix quuartz countertops and backsplash with a Kohler Caxton undermount sink with a Moen single handle faucet.
Grab bars were installed in the shower stall and at the entry to the shower, along with a Speakman grab bar shower system with Hansgrohe shower controls. A combo niche for shampoo and such was installed close to the handheld showerhead for easy access.
LED lighting was added to the shower area on it's own dimmer switch. An additional LED fixture was installed over the vanity to provide excellent task lighting for anyone using the vanity.
The door to the bedroom was also changed to a pocket door and widened to allow easier access to the bathroom from the bedroom.

Karen and Jeff wanted to convert their original 1980’s bathroom into a modern looking fully wheelchair accessible bathroom with a barrier-free entry into the shower and separate water closet. They liked the design technique of combining a shower and tub into one “wet area” while keeping the accessibility features.
We got to work designing a bathroom layout that would work with the existing main drain system in the home. We wanted to bring in as much daylight into the bathroom without compromising daylight in the shower and tub area.
Our solution was to incorporate interior acrylic “glass block” awning windows in the design of the shower and tub area to bring in daylight without compromising privacy. The modern stand alone tub with floor mounted tub filler, shower head/sprayer on a slide bar, shower caddy for soap and shampoo, and bench seat combined to create a wonderfully accessible and functional bathing area.

The Hoboken Cove and waterfront parks are a mere 2-3 blocks. NYC & local bus on the corner, 3 blocks to the ferry & 15 minutes to the PATH.

This southern traditional styled home is a one and a half story home with 4 bedrooms and 3 ½ baths. The square footage for the conditioned spaces is 4,467 sq ft and the total under roof square footage is 6,530 sq ft. The exterior has a natural brick veneer base that anchors it to the ground with a painted lap siding finish material on top that makes up most of the exterior surface. It blends nicely with the wooded surroundings that slope down to a boat house on a waterway. As one enters the site, they approach down a gravel road arriving at a cottage home nestled in its natural surroundings with a welcoming raised front porch.
As you enter the foyer, there is an office to the right and a guest bedroom on the left, both of which have views to the front yard. Walking through the foyer, you enter a family room that opens to the kitchen and dining areas. Natural brick columns continue from the exterior into the house, adding warmth as they support a network of antique wood beams that help define the spaces below them. From the family room one can enter a screened porch that provides a comfortable transition from indoors to the natural surroundings of the back yard property.
The outdoor cooking and living spaces are conveniently located thru French doors right off the kitchen area extending outward with beautiful views into the heavily wooded rear property. An outdoor fireplace adds a cozy touch in the winter months with operable shutters on each side that block the colder winter wind but let in cool summer breezes. The master bedroom suite, also accessible from the family room, is positioned to take advantage of views to the back property and has access to the screened porch as well. Upstairs there are 2 more bedrooms, one of which has its own ensuite bathroom. All have views looking down over the front and side yards. A common area that is located between the two bedrooms provides beautiful views to the rear property. Up here you will also find a stacked washer and dryer and extra storage with easy access to attic spaces.

The backyard in this Dunwoody, GA residence presented several challenges, including failing cinder block walls, unsafe steps, and an aging deck. These issues rendered the space largely unusable and created drainage problems, limiting both safety and functionality for the homeowners. Our team addressed these issues by removing all existing structures and undertaking a comprehensive rebuild. This involved regrading the area for proper drainage, constructing new retaining walls, and installing integrated steps for safe access throughout the yard. Multiple paver patios were also installed to create defined entertaining areas. The outcome is a safe and highly functional outdoor living space in Dunwoody. The new retaining walls provide essential structural support, the drainage system manages stormwater effectively, and the integrated patios and walkways offer inviting areas for recreation and access.

This kitchen transformation began with a dream for a light and bright kitchen that functions beautifully in a classic style that will never feel tired or dated. The homeowners never looked back as we tore out the old red linoleum floor and the wall that separated the kitchen from the dining area. A door connecting the kitchen to the bedroom corridor was closed off to maximize the counter and storage space and a new door was added to an adjacent office/guest bedroom to provide easy access to the kitchen. A built in floor to ceiling pantry includes rollout drawers for easy access to dry food storage. An island microwave makes the task of quickly heating food accessible to even the youngest family members. Our favorite details include a gorgeous live edge buffet counter, cozy built-in eating nook with an heirloom dining table and a budget friendly dining nook pendant with a custom diffuser and cord added by a local light lighting shop. The best part about this kitchen transformation was seeing the joy on the family’s faces when it was complete! This kitchen will be cherished for years and years to come!

Built in 1969, this recently renovated home with a gracious entryway leads to a stunning gourmet kitchen that spotlights a Dacor downdraft stove top and wall oven, Kitchen Aid refrigerator and dishwasher, granite countertops, John Boos Butcher block island, as well as a brick pizza oven. Hardwood floors blend beautifully into Porcelanosa stone tiles to highlight these bright and comfortable spaces. Perfect for entertaining, the living space flows graciously from one room to another. The master bedroom suite is one you will never want to leave! High ceilings, beams, a brand new fabulous bathroom with Hudson Reed fixtures, Hansgrohe faucets and a full wall of glass leading to a brand new deck. The view from this wooded, west facing site is dramatic, from the eastern tip of Long Island on the south to the Rhode Island coast on the north. Oddly, the existing house did not take full advantage of the view; only a single set of sliding glass doors faced the ocean. It was determined that the most sustainable strategy was to renovate the existing house, despite its shortcomings, and add a wing that would maximize the views and provide access to an existing grassy clearing in the woods to the south.
The expansive view is slowly revealed as one moves along the relocated driveway to the entry porch, into the house and then onto the west and south-facing decks. To encourage leisurely socializing, the plan concentrates the public spaces where the view, both from inside and on the decks, is most compelling.

Food prep can take place right on the island, negating the need for clumsy cutting boards. The visual pattern of the butcher block makes it easy to detect when visual impairment is at play.
