The curtains (color selected by client) were used to separate the bathroom from other spaces. The entire right side was left open to show enough space for a toilet, sink and storage. By leaving grab bars out, we were able to explain how building the space with 48" backerboard (or plywood) behind the tile enables anyone to add in grab-bars at a later time within a day for under $100 rather than requiring a total bath makeover when the need arises. Even given the small space, the shower had more than adequate space for multiple people in the shower (whether a parent bathing children or a grandparent using a PCA) and for use of vastly different heights of users. The entry level double shower had a metal holder placed next to the bench to enable the bather to place the handheld shower next to herself while doing other bathing activities. Senserit copyright.

Just like single family homes, condos are also in constant need of updating in order to keep up with today’s growing real estate market. Baby-boomers and young professionals alike are now more than ever searching for that perfect place to call home but without all of the maintenance and upkeep. With this in mind, our client came to Red House to have her 2-story condo, located in the heart of downtown Providence, remodeled. Originally from Manila, this young doctor wanted a more open feel in her stairwell leading up to the second floor hallway in addition to creating a more contemporary feel in her guest bathroom. AV Architects + Builders Location: Tysons, VA, USA The Home for Life project was customized around our client’s lifestyle so that he could enjoy the home for many years to come. Designed with empty nesters and baby boomers in mind, our custom design used a different approach to the disparity of square footage on each floor. The main level measures out at 2,300 square feet while the lower and upper levels of the home measure out at 1000 square feet each, respectively. The open floor plan of the main level features a master suite and master bath, personal office, kitchen and dining areas, and a two-car garage that opens to a mudroom and laundry room. The upper level features two generously sized en-suite bedrooms while the lower level features an extra guest room with a full bath and an exercise/rec room. The backyard offers 800 square feet of travertine patio with an elegant outdoor kitchen, while the front entry has a covered 300 square foot porch with custom landscape lighting. The biggest challenge of the project was dealing with the size of the lot, measuring only a ¼ acre. Because the majority of square footage was dedicated to the main floor, we had to make sure that the main rooms had plenty of natural lighting. Our solution was to place the public spaces (Great room and outdoor patio) facing south, and the more private spaces (Bedrooms) facing north. The common misconception with small homes is that they cannot factor in everything the homeowner wants. The tile between the single unit foam niche by FinPan gave two separate storage areas at different heights in the bathroom. The simple tile for the larger portions of the shower enabled us to stay in budget, and have room for high catching higher end glass tile in select spaces. Senserit copyright.
