This Houston kitchen remodel turned an outdated bachelor pad into a contemporary dream fit for newlyweds. The client wanted a contemporary, somewhat commercial look, but also something homey with a comfy, family feel. And they couldn't go too contemporary, since the style of the home is so traditional. The clean, contemporary, white-black-and-grey color scheme is just the beginning of this transformation from the previous kitchen, The revamped 20-by-15-foot kitchen and adjoining dining area also features new stainless steel appliances by Maytag, lighting and furnishings by Restoration Hardware and countertops in white Carrara marble and Absolute Black honed granite. The paneled oak cabinets are now painted a crisp, bright white and finished off with polished nickel pulls. The center island is now a cool grey a few shades darker than the warm grey on the walls. On top of the grey on the new sheetrock, previously covered in a camel-colored textured paint, is Sherwin Williams' Faux Impressions sparkly "Striae Quartz Stone." Ho-hum 12-inch ceramic floor tiles with a western motif border have been replaced with grey tile "planks" resembling distressed wood. An oak-paneled flush-mount light fixture has given way to recessed lights and barn pendant lamps in oil rubbed bronze from Restoration Hardware. And the section housing clunky upper and lower banks of cabinets between the kitchen an dining area now has a sleek counter-turned-table with custom-milled legs. At first, the client wanted to open up that section altogether, but then realized they needed more counter space. The table - a continuation of the granite countertop - was the perfect solution. Plus, it offered space for extra seating. The black, high-back and low-back bar stools are also from Restoration Hardware - as is the new round chandelier and the dining table over which it hangs. Outdoor Homescapes of Houston also took out a wall between the kitchen and living room and remodeled the adjoining living room as well. A decorative cedar beam stained Minwax Jacobean now spans the ceiling where the wall once stood. The oak paneling and stairway railings in the living room, meanwhile, also got a coat of white paint and new window treatments and light fixtures from Restoration Hardware. Staining the top handrailing with the same Jacobean dark stain, however, boosted the new contemporary look even more. The outdoor living space also got a revamp, with a new patio ceiling also stained Jacobean and new outdoor furniture and outdoor area rug from Restoration Hardware. The furniture is from the Klismos collection, in weathered zinc, with Sunbrella fabric in the color "Smoke."

During the tear-down I reduced the existing soffits to create the illusion of more height and to boost storage space. Notice the electrical device inserts in the base of the island, which includes a USB connection and an outlet. It's custom-colored to disappear within the finish of the island. That adds a designer touch you won't see everywhere. The kitchen toe-kick lighting is one of my signature features. It enhances the ambience and improves safety.

Karen was an existing client of ours who was tired of the crowded and cluttered laundry/mudroom that did not work well for her young family. The washer and dryer were right in the line of traffic when you stepped in her back entry from the garage and there was a lack of a bench for changing shoes/boots. Planning began… then along came a twist! A new puppy that will grow to become a fair sized dog would become part of the family. Could the design accommodate dog grooming and a daytime “kennel” for when the family is away? Having two young boys, Karen wanted to have custom features that would make housekeeping easier so custom drawer drying racks and ironing board were included in the design. All slab-style cabinet and drawer fronts are sturdy and easy to clean and the family’s coats and necessities are hidden from view while close at hand. The selected quartz countertops, slate flooring and honed marble wall tiles will provide a long life for this hard working space. The enameled cast iron sink which fits puppy to full-sized dog (given a boost) was outfitted with a faucet conducive to dog washing, as well as, general clean up. And the piece de resistance is the glass, Dutch pocket door which makes the family dog feel safe yet secure with a view into the rest of the house. AV Architects + Builders Location: Great Falls, VA, USA Our modern farm style home design was exactly what our clients were looking for. They had the charm and the landscape they wanted, but needed a boost to help accommodate a family of four. Our design saw us tear down their existing garage and transform the space into an entertaining family friendly kitchen. This addition moved the entry of the home to the other side and switched the view of the kitchen on the side of the home with more natural light. As for the ceilings, we went ahead and changed the traditional 7’8” ceilings to a 9’4” ceiling. Our decision to approach this home with smart design resulted in removing the existing stick frame roof and replacing it with engineered trusses to have a higher and wider roof, which allowed for the open plan to be implemented without the use of supporting beams. When preparing this property for sale, our goal was the maximize the curb appeal and instant wow factor to potential buyers upon a quick walk through with a minimal budget to truly maximize a bidding war and quick sale. Our goal was to sell the property within one week and close on it within 6 weeks. By putting in roughly $10,000 in landscaping, touch-ups, and minor upgrades into this property (and a WHOLE lot of DIY work), we were able to boost the value of the home and sold it in 3 hours on the first day we had showings (technically before it was even listed on the market), and closed on the property in 21 days. The clients were deeply attached to their existing home and its prime location, but they needed more space. The goal was to expand while preserving the character of the historical house and enhancing the ocean views. This extensive renovation modernized the space, improved its flow, and seamlessly integrated a new addition. To boost energy efficiency, we upgraded insulation throughout and replaced all windows. Inside, we refreshed the interiors with white oak ceiling beams that added warmth and delineated spaces within the open floor plan. The main stair was transformed into a striking modern feature, featuring a steel center stringer and glass rails. This design choice maintains transparency, keeping the kitchen connected to the other areas on the first floor while elevating the overall aesthetic.
