Here we recreated the primary bath by borrowing space from an adjacent laundry room and hall bath. The new design delivers a spacious bathroom suite with the bonus of improved laundry storage.

The sisters worked together to borrow space from an adjoining bedroom to create this white tiled oasis. It's turquoise ceiling, custom silver clawfoot tub, vintage style tile wrapping the whole room and glamorous accents make this a bathroom fit for a queen. An intriguing aspect of any room layout is a light source at the far side. It provides a welcoming focus and suggests space beyond. Here, what had been a dark, dead-end kitchen is now a light-filled galley, connected to the backyard by large glass door with a side light. This craftsman kitchen borrows natural elements from architect and design icon, Frank Lloyd Wright. A slate backsplash, soapstone counters, and wood cabinetry is a perfect throwback to midcentury design. What ties this kitchen to present day design are elements such as stainless steel appliances and smart and hidden storage. This kitchen takes advantage of every nook and cranny to provide extra storage for pantry items and cookware.

This elegant dining room borrows from classical design with columns, marble countertops and glass mosaic tile backsplash. The cabinets curve with the walls, and the countertops have a triple pencil round edge profile.

This is a view of the new patio space with the low retaining wall. The retaining wall allowed the space to be level for outdoor dining. The neighbor's garage is borrowed as a backdrop for the colorful plantings.

For large dinner parties, the five foot wide custom barn door opens up and allows the guest/TV room to be combined with the dining room. A long table can be set up through the two areas. An opening in the wall between dining room and living room (not visible in photo) allows for views of the San Francisco Bay bridge from the dining room.

Photo credit Pamela Foster: The window wall was the most desirable location for the sink cabinet to avoid water on the window. Also it affords better warmth in the shower if it is on an inside wall. The bath was increased in size by "borrowing" the hall closet. Sheets, etc are housed in bedroom closets, which are large in this home. Tile design on back shower wall keeps the all white room from being boring.

Creamy neutrals abound in this Bryn Mawr classic master bath renovation. A clever rearrangement, handsome cabinetry and borrowed space make all the difference in this room. The use of honed marble and cream cabinetry established the luxurious yet casual feel the homeowners were after. Mirrored cabinet fronts add visual interest and a bit of “pop and sparkle” to the subdued palette.

By borrowing space from an adjacent closet, the owner was able to gain a small work space, out of the main traffic of the kitchen. Located near the garage entry, the countertop and storage area makes a great drop zone for mail and keys.
