We started with a traditional, builder grade bathroom and re-imagined the space to become a beautiful steam shower retreat. The original layout had a the acrylic tub at the bathroom entrance on the left with the vanity and toilet toward the window. We replace the casement window with a glass block and removed a closet and expanded the area for the new shower. The shower base is recessed to achieve a barrier free entrance. This spa has a steam unit as well as dual rain heads controlled independently. There is a floating tiled bench with four body jets on separate controls.
The custom wall mounted vanity is perfectly integrated with a Vanico over counter sink. Two wall mounted fixtures provide a sleek look with the practical functionality of a dual sink configuration. A matching tall linen maximises storage. There is also a heated wall mounted towel warmer on a digital timer thermostat.
We added a pocket door to the adjacent bedroom to provide convenient private access for guests.

This is a multilevel storage system that usually has two shelves, but is available in up to four shelving levels. Store pots, pans, and even small counter appliances that are easily accessible and within arms-reach. Pullout shelving eliminates the inconvenience of fighting through the first layer of kitchen items and makes valuable use of storage space in the back of the cabinet.

A jewel piece for the dining room: Our 60” round Delaney dining extension table expands to an 80” oval with its 20” leaf. Crafted from warm walnut veneers and a flat-bar satin-brass decorative pedestal base, the table has as beautiful sunburst-patterned top. (Leaf also has sunburst pattern.) Design detail: A slim brass band elegantly accents the table’s edge. A perfect pair with our mirror-front Delaney Buffet, and an easy match with many of our comfortable upholstered dining chairs. Overhead, our Savoy chandelier in antiqued brass and smoked-glass globes. Underfoot, our 9'x12' Treble rug. Against the wall, the mirrored Delaney buffet cabinet, with "Open Wing" print on archival watercolor paper.

ABOUT THE PROJECT
This private residence off a beautiful, secluded road in The Hamptons features a modern façade clad in reSAWN’s HAI shou sugi ban charred wood specified by BAHND design studio.
BAHND DESIGN STUDIO is an architecture and design practice founded by Amanda Beethe to develop thoughtful, modern, sustainable architecture and design. They work with absolute dedication to the context of each project, ensuring that every space speaks to its owner in their own language. Their concepts draw inspiration from the place of each project: the history, nature and culture, and incorporate that into its future form.

Established in 1895 as a warehouse for the spice trade, 481 Washington was built to last. With its 25-inch-thick base and enchanting Beaux Arts facade, this regal structure later housed a thriving Hudson Square printing company. After an impeccable renovation, the magnificent loft building’s original arched windows and exquisite cornice remain a testament to the grandeur of days past. Perfectly anchored between Soho and Tribeca, Spice Warehouse has been converted into 12 spacious full-floor lofts that seamlessly fuse Old World character with modern convenience. Steps from the Hudson River, Spice Warehouse is within walking distance of renowned restaurants, famed art galleries, specialty shops and boutiques. This open space has been designed to accommodate a perfect Tribeca city lifestyle for entertaining, relaxing and working.
This living room design reflects a tailored “old world” look, respecting the original features of the Spice Warehouse. With its high ceilings, arched windows, original brick wall and iron columns, this space is a testament of ancient time and old world elegance.
The design choices are a combination of neutral, modern finishes such as the Oak natural matte finish floors and white walls, white shaker style kitchen cabinets, combined with a lot of texture found in the brick wall, the iron columns and the various fabrics and furniture pieces finishes used thorughout the space and highlited by a beautiful natural light brought in through a wall of arched windows.
The layout is open and flowing to keep the feel of grandeur of the space so each piece and design finish can be admired individually.
As soon as you enter, a comfortable Eames Lounge chair invites you in, giving her back to a solid brick wall adorned by the “cappucino” art photography piece by Francis Augustine and surrounded by flowing linen taupe window drapes and a shiny cowhide rug.
The cream linen sectional sofa takes center stage, with its sea of textures pillows, giving it character, comfort and uniqueness. The living room combines modern lines such as the Hans Wegner Shell chairs in walnut and black fabric with rustic elements such as this one of a kind Indonesian antique coffee table, giant iron antique wall clock and hand made jute rug which set the old world tone for an exceptional interior.

The shape of the angled porch-roof, sets the tone for a truly modern entryway. This protective covering makes a dramatic statement, as it hovers over the front door. The blue-stone terrace conveys even more interest, as it gradually moves upward, morphing into steps, until it reaches the porch.
Porch Detail
The multicolored tan stone, used for the risers and retaining walls, is proportionally carried around the base of the house. Horizontal sustainable-fiber cement board replaces the original vertical wood siding, and widens the appearance of the facade. The color scheme — blue-grey siding, cherry-wood door and roof underside, and varied shades of tan and blue stone — is complimented by the crisp-contrasting black accents of the thin-round metal columns, railing, window sashes, and the roof fascia board and gutters.
This project is a stunning example of an exterior, that is both asymmetrical and symmetrical. Prior to the renovation, the house had a bland 1970s exterior. Now, it is interesting, unique, and inviting.

Breathing new life into this master bath remodel.
In the new design we featured a large spa shower. In the design safety was the key factor for our clients independence, with that in mind we added grab bars and a full width bench along with a hand held shower.

This is a piece that we commissioned on behalf of a client with the very talented artist, Ann Carrington. Ann, based in England, creates stunning pieces of art using beads, buttons, seeds, sequins, metal and other materials. She also creates stunning and whimsical sculptures. For this piece, we found an image of an Indian postage stamp showing The Golden Temple of Amistrar, modified the image for our artistic purposes, and then hand selected the deep indigo fabric from a choice of many, as well as the type of pearlized button used here. The image is hand sown with thousands of the buttons onto the purpose made fabric, and then framed inside a simple, but effective, acrylic frame/ shadow box.

SPLIT LEVELS.
Perimeter cabinetry houses an under-counter speed oven, induction cooktop, and drawer bases for convenient access. Counters measure 32.5 inches in height—lower than the usual 36 inches—
to increase usability. The matching island has
two levels: standard-height to accommodate the dishwasher and wine fridge and a lowered prep sink and work area.
